The build was very delayed and we understand that. During this time there was reasonable communication. Once we did the walk-through and closed it was hard to get stuff done. We still have a missing lintel, both toilets are leaking and there is a hole in the plasterwork which is very noticeable. After three or four emails, the plumber is coming today...his office staff is rude in the extreme. The home and site needed a good clean when we moved in. Our salesperson was absolutely fantastic and helpful. Our construction manager did a great job of communicating and working with us. As we got closer to our closing date, it felt like items were being rushed and now that we are in our home, there are items that still have to be taken care of, which is disappointing as we have to work around furniture and fixtures we have installed. We love our home and the model we chose along with the neighborhood. Open items should have been 99% complete prior to moving in, and NOT having to be 'corrected' now that we are here.

Ask a LOT of questions and don't let yourself to be rushed into your decisions on your choices of extras

My sales agent was wonderful, very knowledgeable, and helpful during the entire process. The shining stars in this community for sure. The construction is below my standards for a new home quality build. Communication was good throughout the process but falls short after you close. Getting the building/construction manager or his supervisor to respond to your concerns has been a challenge. When they do it's a brief one-sentence answer and not what I'd call great customer service. There are issues with the home, mostly cosmetic in nature, however, a few issues need to be addressed with the construction/landscaping also. I'm faithful that the issues will be addressed slowly, however, if the quality was there, to begin with, it would be much less aggravating for all involved to deal with after closing. The subcontractors they are using do below-standard work in some cases and they are difficult to communicate with. I did not care for the bidding process on lots for sale.

The home was everything I expected overall, biggest complaint was lack of information. If I didn’t live close I don’t feel I would have known why my home was delayed in being completed. I had to make phone calls to try and get updates.

The house is, in general, well built. We signed our contract in May of 2021 and were given a timeline for completion of mid Dec 21- mid Feb 22. The house was not completed until late June 22 (13 months after signing and placing a down payment. The 2 glaring issues are: 1) no radiant barrier installed and 2) the premium dishwasher we paid for is not yet installed. The excuse on the radiant barrier was "supply chain issues". This was not true as radiant barrier was available at the time. It was just not available from Pulte's usual supplier for about a 2 week period. So we are now stuck with a less efficient home for the life of the house. The dishwasher also was not installed due to "supply chain issues". We closed on the house June 27, 2022 and it is still not installed. The plumbing, electrical and structural aspects were well done. There were a few cosmetic issues that were all taken care of prior to closing. ... More

My Field Supervisor was excellent but unfortunately some of the contractors Pulte used were not. Some of these contractors. especially painters, did very poor work and seemed to have no accountability or supervision.

We have dings on our cabinets and the responsiveness to this issue is not great. However, our GC Frank was very good to work with and overall the house is pretty nice.

I am not happy with how our whole build went. We were sold a lot that had to wait 4-1:2 months to get approval to build. We ended up completing months after people that signed contracts months after us. Was not contacted and informed as we had to call or got no updates.

We love Sun City, but the home quality is only so so. Also, virtually everyone we have worked with is professional and courteous. However, the subs Pulte uses are slow to respond to correct deficiencies.

We love the home, neighborhood, and amenities. Salesperson (John) and site manager (Jared) were great, but getting warranty issues looked at and completed has been problematic.

The sales experience was great but would have liked more information/instruction on the smart home options. Building process was good but rushed at the end. Not everything was done before we walked our home before closing.

We all know now that buying new construction in the middle of a supply shortage is difficult and nerve racking. With that said we are happy with finally being in our home but not at all happy with the amount of time it’s taken Pulte to address issues of repairs and warranty requests. We’ve been dealing with non working appliances, incorrect windows and patio door screens just to name a few. 30 days into living in the home we found some work to be below standards and feel they were simply overlooked to get us to close on the home.

During construction the response to any questions we had by the building supervisor was excellent & so was his response to any concerns we had. Since closing & moving in, the response has been variable - a few have been prompt but several others have been delayed or ignored until we repeat these concerns.

The buying process went OK, spent 6 weeks in a Hotel which cost over $6,000. Never once were the VILLAS mentioned and never got help from PULTE as was discussed by 2 different people who knew my situation. Pulte has a good reputation, BUT they are only as good as the craftsmanship!!!! NOT GOOD!! SAFETY.. of individuals as we age I feel is not a consideration. The ELECTRICAL (light switches) are a joke... When you walk into a room for safety in the dark (night) one should have a light switch near doorway that turns on lights in the room the are entering. As medical person this is a major flaw in PULTE'S home electrical designs, NO consideration for safety of those who as they age lose depth perception, develop cataracts, limited peripheral vision. Shame on PULTE HOMES for not addressing SAFETY first in their home electrical design. ... More

They need to pay more attention to details in certain areas. It’s like pulling teeth to get anything taken care of after closing. Also. I was supposed to have a 30 day walk thru but that still has not happened.

Home buying experience from selecting the lot was good, although I did not go for lot with bidding, choice of floor plans were limited, and same goes for upgrades and choices of material at design center were also limited. Construction from outside looks good. Final walk through was hurried and we noticing several issues including poor cleaning of tile floors, We hired professional home inspection service and they noted number of issues which we could not see. Process of getting them resolved is through warranty service which seems slow. We are told that Pulty will take care of all the issues for a year. I will be willing to discuss if necessary. ... More

Overall it was okay but not as well done as it could have been. Salesperson left out an exterior color choice that we would have chosen, communication was spotty at times and there were too many people involved in knowing who to contact for each issue.

We really like many of the features of our home and the community is excellent. That being said.... the home building process was extremely long (14 months) and we are still waiting for some things to be completed/ fixed almost 2 months after closing. Pulte was in a real rush to get things done so some craftsmanship had suffered.

Given these extraordinary times, a perfectly smooth construct was never expected, however I would have assumed that such items as no insulation in garage ceiling, wrong door hardware on garage side door, construction cleanup of stucco droppings in sliding door, paint on almost every door sill, We were told that the CAC will be responsible for getting all these items looked after So we will wait and see if they are are true to their word

Construction went smoothly and on time but the quality of work leaves room for improvement in consistent high quality. The doors in my home were poorly hung with large gaps that can be seen and open for critters like flies and gnats to invade, which is actually happening and we are having to deal with. Warranty Department is slow to respond and unreliable to consistently address issues expeditiously and completely as opposed to piece meal. Regarding the poorly hung doors, one was addressed but not completely fixed while others haven't been scheduled. This is my second Pulte Home in another Del Webb (previous in Ponte Vedra, FL)community but that is where the similarity ends. The sales process went very smoothly and the sales team was always very responsive.

For the closing date there were many things for correction in drywall, paint, change toilet top, pavers, cleaning of lanai with water pressure machine, landscaping pending for trees, etc. The construction manager Brian told me to finish all the list in the next days, but I am still waiting since may 12.. He didn’t answer the phone calls and messages left. I travel back to PR during June, I’ll be back in July.
