The quality of my Granite is not good. I upgraded my lights and standard were put in. Been in my house 2 months and still waiting for lights and they won't refund my money.

Del Webb - Level of finish work inside, and outside was surprisingly good.

Level of finish work inside, and outside was surprisingly good. Time to complete the home for closing was disappointing. it took about 11 months from our first deposit and paperwork signing. Building of permanent amenities, clubhouse, pools, tennis courts, etc. still has not started as of this writing but we are paying FULL HOA FEES with no amenities even in sight yet!

Communication was excellent from our sales agent. However, communication from the home project manager was severely lacking.

The sales and design agents were outstanding. However, the home project manager was severely lacking in basic communication and follow-up. Timelines were promised and missed at every step. Punch list items were not completed on time or as promised. The community is outstanding, but the home building phase is poor.

Del Webb - The expression if you have nothing nice to say don’t say anything

The expression if you have nothing nice to say don’t say anything at all. Period . I have a door in my master bedroom that is hanging on the floor they said they were going to fix it before I moved in never fixed it. I’ve got a door in my kitchen that’s cracked they said they put a piece of blue tape on it said they’re going to change the door that was before I moved in never change it. I bought a new house 20 years ago in Sacramento California, never had any these issues of problems. . Just honest with you with my experience

Our home took almost twice as long to build as originally told, but that was fine as that seems pretty typical in the Las Vegas market, and we weren't in any hurry. The home is very well built, but right when we did our home designing (after contract was signed) we were told we could ONLY paint the inside FLAT WHITE due to supply issues (no other builders seem to have this restriction). Once our house was eventually complete, we had to wait about 2 months for the wall microwave/oven combo to arrive (more supply issues apparently). The worst part, though, was that we originally went with ...

It was very hard to get timelines, status of close date, status of our home, why homes bought after ours were closing weeks before us, etc from project managers. Difficult when we had three project managers. Lack of response when work orders submitted for problems with the house. Final home will be beautiful, when problems resolved. Floor plan is perfect for us.

We found the design and structure to be well executed, but the finish work leaves much to be desired. Even after upgrades, the remaining amenities are all builder grade that need to be upgraded after you move in. The warranty issues we did have, were responded to within a timely manner. But, the vendors used do not do a good job initially, and all seem to have a "fixer" that comes and corrects sloppy work after a warranty complaint is filed.

While the people who work for Del Webb are top notch, and the houses look nice, the materials are cheap and the quality is not very good. The walls are so thin I can hear everything in my house from everywhere, which limits privacy. The paint job on the interior and exterior is also very low quality and will require me to repaint too soon.

Starting with the salesperson Marc he kept me informed about everything that was going on step by step. Every month he would give me a detailed Verbal report and what phase would be next. My wife and I spent at least one and a half hours looking over options from standard to premium selections. The project supervisor Jake was also very outstanding sending us photos of almost every portion of the build he also personally invited us to come and view certain portion of the build. Jake also went into great detail on the walk through before closing date and had marked the imperfections that ...

Sales , design, closing teams all very responsive. But do your due diligence if unfamiliar with building process- it takes patience but so far very worth it. The sense of community here is real . Construction manager extremely helpful . Things get done fast if materials and labor available. Follow up is great as well

Even though it took a year we are moderately satisfied. The quality is ok but nothing to write home about. We lived in a new rental during the building process that had better quality then our new home. We have grout missing, scratches in our countertops and are still waiting for our drawer pulls, we are happy to live in our community but at a price of mediocre quality home.

There were a lot of minor workmanship issues with our home. Contractors have had to come back and fix a lot of small things. I believe it may be that the builder was putting up so many home in such a short time that contractors were rushing to get everything done. To their credit, the builder has been easy to work and responsive with in getting issues resolved. We are in a new development and communication could be slightly better for approximate timelines on certain completion items as we want to add a patio but need better timelines on when sod/irrigation/landscaping will be done before we ...

Building a home during COVID and very difficult logistic/supply chain times is extremely challenging. Strong project management and communication are essential -- however, Pulte missed this opportunity. We understood the difficulties, however, it was very difficult to find out what Pulte's plans were to attack these challenges. Our 9-month project took 17 months and at least 3 (maybe more) Project Managers. This often unannounced change in PMs resulted in disjointed communications with often conflicting stories/plans. Our last Project/Field Manager Frank was fantastic! With clear ...

The quality of workmanship on the build of our home has been incredibly disappointing - warped walls and baseboards, corners that are clearly not square. The response to our concerns has been poor as well as the follow up to repairs. We were pushed to close when our house was clearly not ready and the entire experience has been upsetting and stressful.

The presentations were cordial, the environment was relaxing and inviting and all the models were stunning. However the finished product was less than a close second or third with respect to the build quality and craftsmanship associated with the final product. Every opportunity was available to execute at a high level however the results are mediocre at best, tainted with indifference and apathy of the trades and builders. There needs to be a higher level of expectation and oversight from management.

Our construction manager, Joseph, was excellent. Our sales manager was incompetent, the mortgage department was untrustworthy, and the contract allowed pulte to make changes at will without the customer’s consideration. Overall, the buying and building processes were extremely stressful .

Buyers should pay careful attention to the construction of the home and look carefully at all the details. The woodwork seems to have been cut with an old blade as the edges are ragged, the paint is very think, there is no putty/paint in many places where it should be, some of the plants and grass have already died, etc.

Supervisors couldn’t stay on top of workmanship that was not up to standard: kitchen slide-out drawers failed in the first week as some weren’t assembled properly. Repair on a tray ceiling to make the coffer plumb is still noticeably different color and texture. Floor tiles aren’t level and smooth and I’ve tripped on edges that stick up. I bought the new-build house in progress-not finished , drywalled and I was not permitted to make any changes to the items that weren’t even installed- like the tile floor. There is a widow sill in the master bath that has the tile company logo clearly ...

Do not close until the house is complete and all construction issues have been corrected. I closed 45 days ago and nothing has been done to correct the sloppy issues I.e. broken window, flooring damaged by construction workers, siding not finished, incomplete trim work, incomplete interior and exterior paint, correct appliances, carpeting installation issues. These are not a complete list.
