Our experience up until about 3 weeks prior to close was great -- sales team and build teams were responsive, Very happy with our lot and our home. The last three weeks before close and for a couple of months beyond has been very rushed and there were a number of things that weren't taken care of that should have been. Things have taken a lot longer than they should have to get taken care of. And mistakes were made because builder trades were rushing and trying to finish homes too quickly. It felt as though they were trying to close as many homes as possible by the end of the year and we suffered because of it. On the whole, we are very happy with our home and feel it is a good quality home. We would recommend a Del Webb community to our friends. Our experience with the Sales team and Design Center was great. From the time we saw the model house to the closing of our escrow, it went smoothly. For the most part, we are pleased with the house. Due to obvious imperfections (eg: molding, painting, caulking, etc.) we are still waiting for these items to be addressed. In the haste to get the home finished, we feel that there was lack of attention to detail. But the good news is, after meeting with the warranty department, things will hopefully be addressed and get completed in a timely manner.

Home was beautiful except not complete when closed.

Attention to detail is lacking. Example: hot/cold water in vanity was reversed in the structure for one of the bowls. Only solution is to cross-over the connection hoses. Another example: 3-bank light switch at opposite ends of kitchen each control the same 3 light areas, but the center switch controls a different area on each bank. Easy fix but poor attention to detail. Another example: Wine cooler installation - door rubs on one side of the cabinet. This sort of stuff should be caught by Del Webb quality control, not homeowner. Other silly stuff like a window blind not functioning properly, a window not properly aligned etc. Significant waste of water waiting for hot water due to heater being located in uninsulated garage at front of house rather than in a more central location. That's a cheap design issue rather than attention to detail. I expected better from a 'top tier' home builder ... More

overall quality is quite good for the price. Del Webb not at all responsive to special requests

We love are home but there are a few things That need some attention I hope that we have not been forgotten it has been a few weeks since we have seen anyone

Very happy with Del Webb as the developer but cannot say the same for Pulte as the builder. Workmanship and responsiveness to issues was average at best. Lack of attention to details and proper completion of home did not seem to be a priority with Pulte.

I hope that my experience was the exception, not the standard. We feel that our home build was rushed to meet year end numbers at the expense of quality finish work. The structural integrity and basic engineering aspects are very good, but what you see as interior finish work leaves a lot to be desired. The staff we have been working with throughout the build process have all been exceptional and eager to please. They have made the negatives bearable.

I feel the workmanship was not as good as it could have been. It seems like they rushed through the unit to move everyone in by the end of the year.

In general they communicated pretty well through the process. There are still a half dozen outstanding issues that have not been resolved after 2 months.

This is not a custom built home. I have always had a custom built home. Something you have to sacrifice to have a great community like Stone Creek. We love it here.

Absolutely no communication from sales when the sale closed. Construction side did well considering the supply issues faced. Response was immediate from warranty. The follow through of vendors remains so-so.

This is not the first new home that I have built so I am not new to the experience. That said, I was surprised with the number of major quality issues that existed with the house when we were given the keys. From major mechanical issues and missed key parts in the attic and on the roof to a clogged water system and non-functioning electrical outlets, the lack of quality checks and low standard of acceptability on visual items was dumbfounding. The Pulte support services including Sales, Mortgage, Design Center and Smart Home were exemplary and the people there were a joy to work with. Where Pulte totally fell down was with the build execution and now the real completion of the house has been left to the Customer Service rep who is doing his best to close out the issues. In a nutshell, Pulte seems to be building too many houses too fast and not doing the necessary checks along the way to ensure a quality finished product. ... More

Overall we have had a good experience with Pulte. The buying phase was great (although Pulte mortgage was awful). Construction was delayed about 2 months but this is happening with all home builders. Our construction manager kept us up to date and communicated any delays and progress. For the most part the quality is good but we are still waiting on many things to be fixed/repaired after 6 weeks in the house. Luckily most are minor.

Much of the experience is well thought out by the builder that allow the buyer to experience the full multitude of what is being offered.

Great floor plan! While there were definitely good people and good things involved in this home buying experience, there was also just as much pain, sloppiness, and disappointment. Definitely hiccups in the building and post-COE processes, and I ended up being the loser most times. Now 7 weeks after COE, and I'm still struggling to get my COE punch-list completed. C'mon Pulte, I know for a fact you're better than this. I have a good person on my side now, but you let me down for a very choppy, inconsistent process. You need to stay on top of the building process from day one.

Everything was fine until we closed on our home. During the final walkthrough, we found a couple of problems, namely the garbage disposal wasn’t working and the globe on one of the lights was broken. We were guaranteed that they would be taken care of. It’s been almost 2 months since our closing and we’ve tried to contact the builder a few times and have been unable to get a response from him. These things still have not been taken care of.

Skill and dedication of individual Construction manager assigned to your home makes a HUGE difference, good manager = good building experience. We had a very good construction manager. Paying attention to construction process either in person or via video calls is very important. The construction managers have many houses, you only have the one. We are pleased with how our house came out and we were fortunate that we had no major problems. But, we did encounter some issues as we went along, but caught them early and they were corrected. Pulte was responsive and has been helpful with loose ends after we moved in. Some upgrade options seem overpriced, but maybe that is the times we now live in. ... More

The little details of finishing the home were left unfinished. I watched my home being built, was here almost every day. Some little things I pointed out that needed to be fixed or replaced, were not fixed and still aren't fixed.

Pulte has always in the past built a quality energy efficient home however in this case, the quality control was just not there. Heater was never checked and did not work, water lines for sink in the laundry room were drywalled over and the super never caught it, missing cabinet, crown molding and oven at walk thru. Home was not clean, smudges not the walls etc. Pulte tried to cram the close instead of taking time to make sure everything was done prior to closing. SLOW DOWN and check your work before you bring the home owner in for walk thru and closing!

This is my fourth new home; my first from Del Webb (Pulte). I purchased from Del Webb (Pulte) because of their reputation. By far this was the most disappointing new home turnover I have experienced. In the past a builder would provide a buyer with a book containing all instruction, model numbers, and warranty cards for the new items in my home. We found inside one of the kitchen drawers ‘information for one appliance, not complete, nothing else. We also found the home was not cleaned very well. There were several marks on the tile floors in both bathrooms which did not come up when my wife washed the floor. The wood floors also did not look very good and the sliding glass doors were not cleaned well. The worst part however was what happened on the second day we were in the home. Early on a Saturday morning we discovered raw sewage coming out of the showers and toilets. We contacted the emergency number provided and it took six hours for someone to show up to check on the problem. We were told that the sewer line was clogged with paper towels, what the plumber described as several roles’ worth. Finally, several uncompleted items were pointed out to the project superintendent during the construction process, a few several times, and nothing was done to correct them. Now we are waiting for a crew to come and take down our sliding glass doors so that the outside wall which was not finished can be repaired. I feel all of this could have been avoided. I would like to say though that the warranty manager, Joey, has been very responsive to our concerns. ... More

Not much attention to finish work detail. Still waiting on the refrigerator after 3 months in. I wish I had known about the palm tree and streetlight locations before we paid a lot of money for the view.

I would inspect daily. I don’t think the workers are concerned about taking pride in the workmanship. Too many projects for one Superintendent. Walk-thru … pay more attention to details. Cleaning crew unsat. No idea when punch list will be completed. No communications given on repairs. I love the area and my neighbors.

Beautiful home built in timely manner. Exceptional field managers who are responsive and personable. ( James and Connor). Warranty person very responsive too (KrisAnn). Great floor plan friendly neighborhood.
