Lesson learned, if the Builder asks for $10,000 in earnest money you should be skeptical. My wife and I thought that earnest money amount was high because of the demand in the Del Webb community. What we found during the construction process was a lack of oversight by the construction manager and the on-site team of construction foreman. Subcontractors are not supervised. One subcontractor comes in and damages of the work of another subcontractor who just completed their job.. once you have given them your money there is no refund when you see the extremely poor quality during the construction process. Beware if you are purchasing an inventory home. Make sure your sales representative gives you a detailed report of exactly what is being purchased. We received a detailed report that was in pulte code, which was very difficult to decipher. The end result is although a detailed report coded was provided by sales. The report says or mentioned a lot of upgrades next to the code, the actual Final delivery was poorly made fixtures and cabinets which were poorly designed.. Make sure sales gives you a detailed report in plain English of what you’re purchasing and shows you what you’re actually purchasing. every day was be like Christmas as the home was built we got to see what they called an upgrade was actually cheap substandard products. We are still dealing with property that was not graded or leveled for drainage. The sides of our home as well as the backyard is a swamp land that grows mold. I’ve never seen a water meter box fill up with water when there is no leak from the actual water meter, my neighbors just run their sprinkler system. After you close on your home you can just about forget that there was a punch list because construction is unresponsive and uncooperative with unreasonable resolutions. They know once they’ve got that $10,000 that you are not gonna to break your earnest money contract when you see their poor construction and workmanship. Once you’ve closed now you’re behind the eight ball. I don’t recommend Pulte, But I’m certain that’s obvious by this review. We have contacted everyone up to the position of Vice President in the San Antonio area. The issues with my home are still unresolved although they are aware of it. Make sure to get an independent home inspection. So my review is sales - Hannah… One star. Bruce One star. Construction review… Vice President - 0 start. Unresponsive. Area construction manager - one star - responsive but has yet to fix my home. On-site construction-Kenny - zero stars - worst customer service ever. Overall, the experience was very good. There were some quality problems with painting/caulking/grouting and splattering of paint on the hard wood floors. But the house is well constructed and closing process was very efficient.

Would never recommend anyone after I got a home inspection report with major deficiencies that have yet to be corrected.

We had a great construction manager who kept regularly updated on the progress of our house. He answered all our questions quickly.

Del Webb community is a friendly community! We feel safe and the friendliness of our neighbors around us makes a difference. There is plenty of space to walk and enjoy the beauty it is surrounded with. I highly recommend a Del Webb house and community,

The builder, David, acknowledged any concerns that were presented to him, even though the punch list is minimal. I love my new home!

The Pulte home buying experience had both bad and good points. Good relationship with Sue G when making the decision to purchase, somewhat good experience with Alex, title company kept changing workers and hard to get them to respond to my questions (in their defense I later learned they had staffing shortages) and Angelica , the construction person in charge of building my house tried to keep me informed as to the progress while I was living in CA. My only disappointment was the damage done to the kitchen cabinets between the first walk through and the final walk through. It shouldn’t have happened. ... More

There is quality build from the ground up. We visited the build site often and were impressed by the attention to detail and the quality workmanship

I really like all the light and space.

Many unsolved issues Cheap quality doors & windows , not sealed properly, sand coming of all the windows & sliding door, I have sand everywhere even in my bed. Very disappointed

Times were tough: lumber, supply, labor shortages. But the team pulled it all together, and got us into our home with minimal delays. We were kept pretty well informed on what was happening and what to expect. Our thanks to the entire Dell Webb team. A great buying experience, and we are more than happy with the results: our beautiful new home!

The buying experience was very good. Our sales agent and Design Center consultant were very helpful. What’s been a disappointment is the after move in service. We feel the home was rushed to close when it clearly needed more time to complete. Therefore we have to take time off from work to meet the several workmen that are scheduled to come over weekly to repair or finish the job and most have not been showing up at all.

You receive a quality built home at a fair price.

When we did our preclosing walk through Jake was amazing. He made note off all concerns and even had all the appliance model and serial numbers cataloged for us which was a big time saver. Sue to the supply chain crisis I feel the builder is working to get the few minor issues resolved. We love our new home and would highly recommend Pulte.

the process was quite simple.

Moved in. Probably the worst workmanship I've seen. Corners aren't square. Windows have wind blowing through the sides. Stucco has big cracks forming on the outside. The guest bath has full blockage of rocks and mortar 2' inside the wall. We try to get them to come out and fix, but they can NEVER accommodate our work schedules. They want us to take work off to accommodate their schedules, to fix the crappy work they did. We did take off 4 hours from work for their plumber to come the first time and fix their problems and he didn't have the right tools to fix it, so now they want us to take another 4 hours off. Build quality has been an issue, especially in regards to the windows and sliders. A large amount of sand is entering our home during windstorms and we are awaiting a service call (scheduled for 5/20/2022). This issue is not limited to our home as nearly every homeowner in our community is having the same issue. Pulte should re-evaluate the use of this window vendor and the current product.

From the time we discovered Del Web at LLV and met Medina at the sales center we were committed to purchasing and she was so helpful all along the way and now we’re excited about our completed him.

Nothing good to say. You name it, Pulte is a complete mess. I could write a novel with example after example. Buyer beware.

My sales agent was wonderful and had the perfect personality for her job. She kept me up-to-date on the construction and was most helpful. The construction manager was also helpful and for the most part kept me up-to-date. My negative experiences included the following: my closing date was moved three times requiring that I’ll reschedule movers, utility issues and also renegotiate my rental agreement where I was living prior to moving. When I arrived for my walk-through, painters were in the house, none of the kitchen appliances had been installed, and I was missing a number of pieces to complete woodwork. The punchlist has been huge with problems with getting workers to show up to do work. Also, my closing was delayed because there was no water sewer hook up and when I contacted that company a few days prior to closing they did not even have my address on their map and indicated that no application had been submitted for the water sewer hook up. I have never had these experiences with the other three homes I have had built in the past. All of these issues have made this process quite unpleasant even though I am very happy with the development and generally very happy with the quality of my home. All fine until after settlement when building manager stopped responding to communication leaving several issues incomplete

This was the most frustrating experience ever! Very poor communication during the build. Many flaws in quality. Independent inspection revealed many significant issues that have yet to be repaired by you. The build ran 3 months past the window of time. Will it really do me any good to complain and provide this review?

Let me preface this review by saying Pulte builds a good home, but the timing to build is of utmost importance. The real estate market was hot, building material prices soared, and the COVID pandemic delayed/shut down many manufacturers. Some say it was the perfect storm. Those of us in the building process found frustration at every turn. The ratings above reflect these times.

If it weren't for Jerrad I would have had a very negative experience. Even though things were late arriving in the building procedure he would keep me informed of what was going on.
