Good experience overall with some ups and downs.

The build process went very smoothly and the responsiveness of the construction management team was excellent, but the end result of the house was not to the level we expected for the amount of money that was spent. This feedback is regarding the Martin Ray Estate series. Here are some issues to watch for during the design, build and the pre close walk thru: 1. The location of doors when they are opened is very poor. a. There are three doors in the owners’ suite bath that are trying to occupy the same spot. b. The door in the laundry room opens directly into the front of the utility sink and reduces access to the sink. 2. The short walls that frame the front entryway are bowed due to inadequate shimming during the sheetrock process. 3. There is a significant amount of deflection (bounce in the floor) around the center island in the kitchen. This is very noticeable when seated at the center island and someone is walking around. 4. Make sure to verify the cabinet sizes between the electrical blueprint and the design center blueprint. The electrical blue print shows 21” cabinets on either side of the sink. The design center blueprint shows 18” cabinets. The 18” cabinets were installed which limits their usefulness for storing dishes. A suggestion would be for the Pulte design consultant to highlight the different size cabinets and provide the client with an option to purchase the 21” cabinets. 5. During the pre-close walkthrough, the poor quality of the interior painting job was very evident. We must have marked over 100 spots that needed to be touched up as well as overspray paint removed from the floor. In addition, a bucket of paint in the basement had leaked and was not cleaned up before our walkthrough. 6. Drawer pulls in the kitchen were crooked which was a result of drawers not being installed correctly. Sliding drawers in the cabinet were not installed level. These items were corrected shortly after closing. Overall, the inspection by the Pulte team should have caught a number of these items before having our walkthrough. When you move into a 55+ community, you are not only buying a lovely updated home, but you are also buying the lifestyle of activities, maintenance-free lawncare, and a built-in group of friends. That being said, you will encounter issues with your home, as you would with any new construction. This is not a custom home that you can tweak and modify. These are homes that are built quickly and to standard specifications. I have found through experience with Pulte/Del Webb that they are reasonably responsive and will take care of the majority of issues within a good timeframe.

Concept is good, workmanship is very poor.

The biggest issue is that our address does not appear on google and we have had nothing but problems with changing our address and getting deliveries. Currently important medication has been delayed by Fed Ex and may still be delayed because our address does not show up. Del Webb should put all street names in computers and systens before selling homes. Overall the home is very nice.

I love the Del Webb community and all the opportunities that is creates. The issue is after the closing and the follow up with warranty issues.

Our salesperson Brendon was great. As for quality, every outlet I’ve used in the house, when I pull out the plug it seems as if the whole outlet is going to come out. I open them only to find out the sockets are not fully screwed in. So now I’ve been going around most of the house screwing in outlets and switches. We had other similar issues like a big whole around the doorbell hidden by the switch plate. I had to fill it with concrete. When it’s chilly out, our windows get totally moist. You can’t see out of them and they leave puddles of water on the sills. I was told that’s normal. I’m pretty sure it’s not, but they are hoping it doesn’t get too cold here. I have more, but I’ll stop there. Another thing that really bother me after moving in, was the garage door opener. It didn’t work properly. I asked for help repeatedly. I was told it was an internet issue. I assured them it was not. It was broken and won’t connect to the internet. I got that same answer a couple more times. I then went to the manufacturer directly and they fixed it for me. I bought a new home so I would not have to deal with stuff like this. If I wanted issues, I would have bought a resell house and saved a lot of money to deal with issues like this. Value for price??? Well people will say we bought at a wrong time. We paid a lot more than our neighbors moving in just a couple of months later. I know the market goes up and down, but we also did not get appliances. Now less than a month later the homes are cheaper and are now coming with appliances again. Seems like we should have gotten a rebate or at least been given a fridge now that they come with the homes again. Finally, responsiveness to issues. Well Mike comes out fast, but nothing gets fixed unless it’s a small issue like getting paint off the lights and replacing the missing screw. Issues like the window, garage door and our loose door handles, the response is that’s normal. Let me be clear, we love our new home because we designed a beautiful home with a lot of upgrades. I expected some small issue like we had that I did not put in here, but we bought a new home to enjoy it, not to be on the phone handling issues. One last issue has to do with dead trees on the property. I have two huge palm trees that are dead. I stare at them every morning as I eat my breakfast at the table. I reached out to the HOA. The landscape company came out and agreed they are dead, but no word back from HOA. I mention it here, because the HOA it still run by you guys and not the home owners yet. FYI, if I look to my right, there is a big dead tree on my neighbors as well. Not sure if he has reached out. I hope not, he’s been in his home for like 5 months before us. I hope the wait time is not that long to get things done. Bottom line is I would not highly recommend to my friends to buy in Del Webb. We have a friend currently looking at homes now. He is a snow bird. Because of that and the fact he will not be around all the time, I told him I don’t think this is a good fit for him. Finish work quality sub standard. I Upgraded trim package but the majority of door ways the casing had to be ripped down to fit.

We love our new Del Webb home. They were on time with our finish date and closing went smoothly.

Update during building were timely. Warranty fix updates seem to be slower. We are very happy with our new home, but would like to get the warranty items taken care of so we can relax.

Overall the moving in process was very good. There have been certain areas which have needed to be fixed. This involved contacting the right people to resolve these issues.

The purchasing process was very good. The decoration center was great to work with. Selection of colors of various elements was good as long as you like grey, white or black. Not a lot of choices outside those colors. Quality of paint, doors, windows etc. was below expectations. Pulte has been responsive to issues.

Just what the doctor ordered

Home completion was over 18 months late but the building manager kept us posted throughout the process. We lived out of suitcases the last six months. There are no major issues as of yet. However we have missing windows blinds that keep being on order. Not understandable at this point We have not contacted the builder regarding small issues that need fixing. Hopefully they will do a better job. Spouse really likes our home

The sales experience and design stages went well and our team was way to work with and responsive. Quality of construction and number of critical issues was disappointing for a house of this cost. On the other hand the team was very responsive to fix problems. Learnings from initial issues should be applied to newer buyers to avoid future issues.

My experience with the salesperson was nothing less than outstanding. Very responsive. The field manager needs more experience. He needs to learn how to do a pre drywall inspection and be more knowledgeable about the product.

I believe you get the luck of the draw when contractors are selected to build your home. Due to so many homes being built it can either be good or bad. The construction manager is then left to make repairs to any issues. Overall, we have a good home. Not happy with the slab not being anywhere close to level. Appliances and furniture wobble or sit crooked due to the slab being uneven. We also have an issue with bats outside our home in the front door foyer. Can't seem to get them to leave.

I was disappointed with the overall craftsmanship. I had to fix the pots and pans drawer myself, the window openings were less than square, missing an outlet and cover on the back of the house, tile floors are less than even, there was paint splatter on the floors, there is already a crack in the driveway and a chip on the sidewalk.

We are very pleased with the model we selected although we would have like some freedom to make modifications. We were a little disappointed that some things were not checked by the builder before our closing. Since that time, the company has been responsive in setting up repairs for those issues. We also felt that we were not given clear advice on the options regarding the pool and recreation area surrounding the pool.

The location of my by property has made the associated disappointments tolerable. Seems as if the finishing touches were done in a hurry with little oversight - uneven cabinet doors, screen door not hung properly, scattered paint spots, no towel rods in the main bathroom, missing plates over switches etc. all of these problems are being addressed by the builder.

Overall our experience was good. It's obvious however they are rushing through these homes to get them finished. Some of the finishwork was poor. Make sure you are very thorough on your walk through and find all the issues. Make a list, and keep after them to get them resolved.

We like our new home but the finishing work is really disappointing. Painting, caulking, baseboards all are sloppy. They should have waited 2 more weeks before setting the closing date. Our final walkthrough took 5 hours because there were so many small problems. And of course we didn't get them all. Getting things repaired is a hassle cause to fix something it takes 3 different contractors on different days repair person, drywall person and painter - even for the smallest issues. Inefficient. The staff is helpful but our person who schedules repairs is often pulled away to another site to work so they are understaffed. ... More

The overall process was fine. Our sales person was responsive and helpful with many ideas and suggestions. The design center help from Christine not so much. You must be your own advocate and press for action and information. We met with her in Feb 2022 still in the middle of a raging pandemic. She was not masked and seemed put out when she was asked to wear one. This is critical when meeting with older people in close proximity. If we were to do this again we would not meet her. The electrical designer Alan was top notch. Extremely helpful and had excellent input. Our first construction manager "Blue" was rude, condescending and poorly informed on modern construction principles. Many pieces of lumber used in framing were cracked and splintered. When asked about these issues we were told that these were cosmetic issues and he said "I don't need you telling me how to do my job." We immediately stopped the conversation and asked for a different manager. A new construction manager was assigned. Dexter did an excellent job taking over. He was helpful and knowledgeable. The overall product is a house. All new houses have issues that need to be addressed. The interior plastering has numerous globs and splatters. The baseboards were very poorly installed with corners poorly mitered. One sliding glass door is not installed square and is exceedingly difficult to open and close. There are other issues that are cosmetic and I am sure will be addressed through the warranty process. On the irrigation system the landscaper refused to properly install the backflow preventer. Testing of the assembly is required by the manufacturer, Uniform Plumbing Code and state laws. We were forced to pay for the required testing. This an essential piece of equipment that assures that the irrigation water does not backflow into the drinking water system. Overall we would buy again but be more proactive in checking the construction process to include bringing a level and square to the house. ... More

Everything was good up to the final closing. The initial walk through had an unbelievable amount of issues. The second walk through was a joke. They didn’t finish most of the items on the list. Tape was still on areas that weren’t correct. Still waiting for items on the list. Promised a closing gift from the construction manager, never got it. Promised they would clean up inside and out, never happened. Left a bucket on the lanai, still sitting there. Broken shovel in the yard, still sitting there. You guys rush the last week, when everything was supposed to be perfect, and failed miserably. It’s seems that corporate rushes closing so they can get a bonus or something for the number of homes they close in a month. The home owner is the one that suffers. Why is it up to me to find all your mistakes and issues, the last week should be very meticulous on your part to finish the house properly. Nobody has reached out to me on the status of anything. Great experience up to the last week, and then everything falls apart. What a mess! I should the field managers rating from a 10 to a 0, due to all the failures at the end. Extremely disappointed in all the issues on the last week. What a disaster. I will be calling corporate, since nobody here has reached out to me.
