Overall we had a fair building experience at Del Webb. The sales person did a good job. But the construction quality was lacking. Attention to detail was not present. Workmanship was fair at best: Tile chipped, Wood floors damaged, electrical outlet Sheetrock over, windows not square causing closure issues for 5 windows, Construction management team changed 3 times over during build. Overall, you get value for your money. Through the punch list you will eventually get the items repaired. Recommend better supervision and guidelines for sub contractors. My Project Supervisor responses quickly to punch list items, but the Sub contractors Del Webb is using are very slow to respond. I understand that Covid and supply chain issues may play a big part, but when a new home owner has the same issues and their’s get resolve before ours, it is not right.

My biggest issue was that everything is rushed. These homes are pushed to be completed within 3 months. it should be 4-6 depending on the size. The tradesman just throw things up. I moved in without grout and some tiles in the kitchen, the house was dirty, the house to the office are a mess, missing insulation over the front bedroom, hole in my siding, leaking faucet and drain in master, etc. These are issues from trying to get things done to fast. I believe that the home is hopefully structurally sound, but attention to detail and the finishing touches are lacking.

Del Webb/Pulte made it pretty easy to buy a lot and home. After a down payment, no other funds were due until closing, unlike other more conventional construction loans. I did have to put some additional money down on the pool and finishes we chose. Communications was not good at first, but got better as construction moved along. Direct communication with my project manager was very helpful. The homes are expensive, but nice, as is the Del Webb community. Design center was overwhelming. So many choices to be made. Finished home different in structure from the model. Never made aware of this fact. Fireplace very poor quality. Never told about storage area needing finishing off. Appliance not available because of Covid caused delay in moving in after closing.

Fixing problems faster and not having to wait so long for completions . Making sure all appliances are working properly and not having refrigerator problems 5 weeks out from closing date and having to wait almost two weeks to get a repair man out to view the situation and hopefully fix it. Not having cable hookups 4 weeks after moving in. Waiting for tv and internet

The contractor was very good informing us of any issues and responsive to all questions. Dell Web should change some options in the Sonoma Cove to help with usefulness and looks. Such as the microwave oven when ordering the gourmet kitchen. It is to small with an oversized chrome border (ugly) with the cabinet to low making the counter top below it useless. This was not shown in the model. Also the cabinet above the counter top separating the dinning room and kitchen is difficult to use. The process of buying the home started off fantastic. Dana T and David R our sales and project manager were prompt with information and extremely helpful with getting the home started. Ann M at the design center was second to none in assisting us to come up with the home of our dreams. The disappointment started with the Pulte Finance team and the follow up of subcontractors. I will give a bit on subcontractors as finding people are an issue, I feel for the project managers as their request seem to be disrespected delaying and challenging the buyers favorable experience.

When you buy a brand new home, you expect brand new everything. Prior to closing a worker had tracked grease on the new carpet. There have been 3 attempts to clean it to no avail. Rather than having a new carpet, I have one that has been cleaned multiple times along with the associated fraying of the fibers that comes with cleaning.

We had four build managers and, except for our last one, Rodney, they were not responsive to issues we found as the build was going. But, once the home was completed, Rodney took us through the home, explained everything to us and if there were any "mistakes" he made sure it was taken care of immediately. So happy to be here.

Tim did a good job for us after he took over for the other builder late in the building process. The workmanship inside the home is less than stellar. There were so many different things that could have been so much better, but the contractors just come in and through things together without caring what it looks like. It's a shame because these homes are beautiful and for the price you pay, should be more satisfactory for the quality. We love our home and SCP.

we were told we would receive kohler or american standard plumbing fixtures because that is what pulte uses however we received an inferior brand gerber, we have had 4 stopped toilets in the first month, plumber said they would come check them. gave builder a checklist at closing very little has been done. closed at thanksgiving then left after christmas.so that is a busy time for subs. good follow up with calls we will see what happens, fit and finish not great hopefully everything will be corrected, floating floor is different, sounds hollow, this is our tenth new home and so far the ...

The final inspection felt very rushed and the follow up was planned only two hours before our closing appointment. The project manager made it feel as if he was being bothered when we would point out and issue with the construction to him. I don't know if there is a lack of service personnel but the responsiveness of the service calls are very slow.

The sales, loan, and closing staffing was very thorough and professional. These three critical functions of the home buying process worked well and I would say a rating of 4 to 5 is just fine. However, the quality of the workmanship and oversight was average at best. Bad caulking, painting, and cleanliness in terms leaving open food at the construction sight resulted in an unusual amount of bugs and etc. Floor had holes in concrete foundation in which we could not verify whether this matter was corrected before floor installation.
