The home model was fitting us well as retired individuals. The construction is very nest.

Poor guidance. They did not fulfill their promise. Not trustworthy.

the home purchase and build were outstanding. The after close response to issues has been horrible.

We had many options for the interior and exterior for upgrades which makes the home more customized. All of the people that we worked with have been very good to work. Our sales agent - Janet was the best!

Supplies were hard to come by during the pandemic and when they did arrive the building was rushed and corners cut. I’m still getting warranty work done after being here a month. Nobody knows what anybody else is doing and it is hard to get answers. Huge need to be more organized and on top of helping residents. Del Webb is only interested in selling as fast as possible. Yes my home is lovely and I’m glad to be here. Expect more issues than you imagined you would have.

The length of time from purchase to settlement was months to long and and promised delivery was delayed months (not all Covid related). Baseboard, bathroom floor and kitchen backsplash were all installed with wrong product causing delays. Overall the finishing work was sloppy (plaster not cleaned up, paint spills on title floors, windows not properly cleaned. Most disappointed with the finished product (we have purchased 5 new homes prior to this one and one of those was a Pulte home).

The experience to custom build a house was very rewarding. We got everything we wanted to make this our forever home.

We have been lied to since the beginning. Additional golf course and club house we were told they were building - apparently Pulte knew as far back as 2017 that was not going to happen. Final punch list has barely been touched, Pulte didn't even do touch up paint! Still waiting on several items like mirrors! Even our pavers are the wrong color - we picked grey and got red, Pulte's response; 'we pick the color!' This is our 5th new build, so we know the process and do not have unreasonable expectations. This is by far the worst new home building experience ever. Overall we love our new home and neighborhood, however we are very disappointed with the quality of finish trim and paint. the painting is about as bad as I have seen, flat paint in bathrooms and kitchen?? white only?? baseboards un-sanded, un-calked and un-painted in the majority of the house? with the price escalations that have occurred over the past year, Pulte can afford to properly paint a small house. The paint is readily available, we have checked.

It was great to see the house while being built. However, Pulte does not consider the buyer very well - requesting I travel on Thanksgiving week. The time to visit should be better planned along with closing time. I was fortunate since Pulte worked with me on the timeframe.

The time frame for building my house is 8 months too much. Almost everything is extra charges except structure. My best advice to buyers. Buyers are aware.

Inflexible builder for a custom built home.

I purchased a home under construction while living out of state. Dan and Helder not only made the process painless, my home is beautiful and there were absolutely no problems. The experience could not have been better.

Yes I would recommend Del Webb to others

Worst experience I've had with any company or organization. They stopped working on my house for three weeks with no valid explanation while work was being done on other houses near mine. No flexibility with scheduling. Del Webb's attitude seems to be "my way or the highway." Anyone moving into a Del Webb community should consider buying an existing house.

I enjoyed working with the entire team at Pulte. Although the home was delayed, the final home was beautiful; worth the wait. Ed and Adam helped through some rough spots and delivered the home I wanted.

Our sales representative was great and helped tremendously. Our project manager was average at best and lacked construction experience but his supervisor and the warranty team stepped up. Would I buy again the answer is yes!

1. The field managers have no experience nor the knowledge to carry out their responsibilities. 2. We have had many defects in our home caused by the sub-contractors who took advantage of the field managers lack of knowledge & experience. 3. The warranty which Pulte utilizes to repair all defects & workmanship is not worth the paper it's written on. 4. All of my statements that I have mentioned above is not from a personal view, I have pictures of all the bad workmanship along with the emails advising Pulte of all the unnecessary issues I have experienced. With that said, the same field managers are still representing Pulte with the same mind set that they had in building our home. I would not recommend to anyone purchasing a Pulte home because everything I have experienced is status quo. ... More

The sales team will tell any lie to make the sale. They refuse to put anything into writing. I paid extra to have them put the refrigerator in at closing. At closing they said it will be delayed a week or two. Now they are saying 3 months this for a refrigerator that is locally available and can be delivered in 3 days but they refuse to refund the money. Windows are so cheap that every windy day sand blows in through windows.

Downsizing after 35 years in your home is a complicated process but the sales and construction field staff made our move to a Del Webb community a positive experience. Thank you Siobhan, Josh & Zach

The hvac system had issues with the heat and after they fixed that the air conditioner didn’t work now it is just noisy. The drywall and painting team has been in to fix several places and then paint. The landscaper did a poor job in the back yard.

Our builder David was always helpful to answer any questions or concerns we had and kept us informed on the building process

Dana F. was our project manager, he was great! Very professional and knowledgeable. The house had damage to it before we moved in but it was pretty close to perfect by the time we moved in, I thank Dana for that. All in all in todays environment wasn't a totally bad experience.

From beginning to move in I was kept informed and very satisfied.

Building a house during a pandemic & supply chain issues presents a unique set of challenges, but there is no excuse for lack of communication. Pulte started more homes than they could handle. Crews get paid by the job so they rush from one house aka job to the next. Needless to say, there’s a lot of sloppy work. Our home took about 5-6 months longer than others started at the same time. The cabinet company used is horrible. After 1 month we are still trying to get issues addressed that would take a handyman a few hours. Workers just don’t show up. And we are doing a lot better than others around here. My best advice is to hire an independent inspector before you close. ... More
