The sales process was enjoyable. The salesperson was honest and knowledgeable. The design process was somewhat tedious but the consultant was a skilled designer, patient and helpful. Options and upgrades are limited and changes not allowed after selection. This is annoying but explained as necessary. We are very happy with the quality of the materials and workmanship. Some finishing have yet to be completed and timely attention to our issues has been spotty.

The homes are well constructed and displays that some pride and thought was put into the designs.

We were so excited when we heard that Del Webb would be building in our community so we waited and were one of the first ones to purchase here. The building process was exciting as we met with our sales associate, and visited the design center, to make our choices and design our dream home. It was fun to be able to drive by during the off construction times to check on the progress of our home. Our project manager was awesome and kept us up-to-date on the activity as well as providing walk throughs during the build. If we had any concerns, he was always very prompt in responding. We selected Del Webb Dove Mountain for two primary reasons. 1. Very livable floor plans and 2. A beautifully designed community - modern and inviting.

Window sills not finished just chopped off, inside window frames not painted same as wall color, no knobs on bathroom cabinets, paint spatters everywhere including carpet, downspout ran 3’ across from corner to driveway, garage door not painted with 2 coats. Punch list was never completed.

Follow-up by warranty folks needs improvement. The folks who managed the construction were wonderful and did a great job.

Our field supervisor was excellent but unfortunately he had to work with some contractors that were not focused quality people. I think Pulte tends to put more emphasis on getting the job done ASAP rather than allowing time to do a quality job. Everything is put on a schedule and each sub-contractor shows up on his date regardless if the prior contractor had not finished his work. This results in a nightmare for the supervisor as he then has to reschedule contractors to come back to finish work. Painters were horrible. Trim work was fair. Framing was good, Concrete work good, roofing and siding was good, plumbing good, insulation good, hanging of drywall good, finishing drywall poor, hanging of cabinets fair, flooring very good, garage doors good, electrical fair, cleanup prior to moving in horrible. ... The process overall was good. We had a good sales person and good staff at the design center. One thought I had that I would advise new buyers is to consider what the landscaping package includes. This is the biggest after market expense. If we had purchased the package it would have had a nominal impact on our monthly payment and we could have supplemented after market. Just my thoughts.

This was our second Pulte home having purchased a Summit Surry Crest Loft in Sun City Carolina Lakes and living there for ten years before moving to SCTX. Overall we are pleased with the quality and value of Pulte homes given that they are mass produced and not custom houses. The options for elevations and add-ons like Sun Rooms and patios allow some flexibility to personalize the house. Not many options for landscaping, that is an area where Pulte could improve. Sod lawns in our neighborhood tend to be weedy. Warranty department and our field manager were excellent helping us prepare to move in our home as were the closing department at Pulte tItle. No real complaints about home - we enjoy living in a Sun City community with many amenities although all activities are shut down until the coronavirus situation is resolved. ... More

All good

I wish that workmanship and materials were separate categories. The materials are exceptional. We have built houses before and were impressed at the quality of the materials from concrete slab to joists and flooring. Workmanship on the other hand is good but not excellent. There is no pride in doing a job well, but seems to be a goal of getting the job done fast regardless of outcome. For the most part we are still happy to be here and feel we have a good home. Pulte could make them all GREAT homes if they would slow down and make workers accountable.

Overall we are pleased with the home build. If there is a negative I would say that the strong demand within Sun City Festival has lead to a shortage of trades for the work and it sometimes reared it's ugly head with either delays or sub par work. Ultimately everything was made right shortly after close and it is a lovely home.

Work closely with your building manager and sales associate to aid overall understanding & follow-through to building process.

Some areas of quality are questionable.

The Building Superintendent that was assigned to my home was excellent, very responsive and pleasant to work with. Even though I closed earlier, I have only lived in the home a few weeks. I found that any issue I had was addressed quickly.

Too many options that should have been included. Many options or varilbes we’re not explained.

I bought my home from the phone. I am from another state, however, my realtor and the sales agent were fantastic. I made a lot of calls and they had a lot of patience. If you are lucky enough to select upgrades make sure you think everything through.

Quality house with usual response to issues.

Danny, our field manager is perfect for his role. He has a great personality and obviously cares very much about the buying experience, the quality of the homes and he loves the residents. It just shows and he is great The Pulte Warranty department has been super reliable. Our service representative has been extremely helpful and responsive. Hanook has done everything feasible to get minor repairs made to our home. He has don’t this in a way that demonstrates professionalism, efficiency and caring for the customers. The only weak link in the process seems to be Synergy. They have been slow to respond to repairs that have been needed after we moved in and somewhat rude on the phone. There was one day we stayed home for their appointment and they did not show up. They mainly seem interested in selling to us and that is disappointing. Why would we consider buying more from them when wiring wasn’t completed and they seemed none to eager to make repairs? This is disappointing. After visiting SS and deciding on a model, we felt everything had to be committed to so fast. Because of uncertainty in the sale of our home so we could not commit to SS we had no choice but to say no to the sale in SS. Things changed, Two days later we called to see if we could go ahead with the sale in SS and was surprised that the price went up and after agreeing on a lesser property (from 23,000.00 to a $13,000.00)so we could afford the home the bottom line price we final price was surprised dollars off than where we started from. We were able to move here 4 months prior to closing time which was very helpful in seeing the process. (First time buying a production built home) which can drive you crazy watching something you are buying and maybe wanting to change things as you see things. We feel the quality of the inside work could have been better. Now that we are moved in we have had a few issues, which were taken care of in a timely manner, some still outstanding but on the record to be completed. We were told we would have a burm behind our home as others do, but have swale instead. ... More
