The experience was not a pleasant one. In the beginning the only person I would give high marks to is the design center (Karen). The field manager (Thomas) was great to a point. His follow through was not. They promise to keep you informed, they did not. I know he had a lot of work, and we tried to be patient but we were worn down. Hopefully the outstanding issues will be resolved soon.

The paint was terrible, I think they used 1/2 water as it's like chalk that rubs off. The baseboards did not get sanded, just slapped paint on them. They are coming back to sand and paint. I love the size. But you get the surprise of putting your trash in the garage and not outside and then having to install a trash enclosure.

I know there were challenges during the building of this house but I felt like Del Webb did a great job in-spite of these labor and supply delays. The quality of the house is excellent and my project manager, Louie was so helpful at the walk through. My agent kept me updated with the progress and sent me weekly pictures. Overall very pleased with my Del Webb home and love the community!

Pulte is a massive national builder so don't expect to make a lot of changes once you lock in with your design. They are very upfront about not making changes and they thoroughly walk you through every item to be certain you get exactly what you want. If you change your mind later your out of luck and can only blame yourself. The sales team is very good at explaining and documenting every single phase of your build process. I had Scott at the Bellwether development and he went way above and beyond to make it an enjoyable process. Once construction starts Daryl takes over with the actual construction. He is super knowledgeable and knows every single inch of your home and will explain any question you may have. Overall all the Pulte people are very helpful and friendly. They make you feel like you are working with your own private contractor. As far as the community there is nothing better so keep in mind you are really buying into a lifestyle. I can't put an exact number on that, but for us it's worth maybe $20,000 over a standard neighborhood. Once you live in a Del Webb you will understand. I had lots of help from the sales people, Hannah and Bruce, that kept me informed on the progress of the building process and the ladies at PGP title that helped me with all the paper work.

Project manager Trent was great to work with. He goes above and beyond.

Sales person promised things that were not delivered I did not know I would be buying a starter home They have addressed my concerns very quickly so I’m happy about that Neighborhood is nice

This has been the most stressful event in our almost 46 years together other than deaths in the family and personal medical issues. We visited the build site almost every evening after the workers had left and, on almost a daily basis, were disappointed to observe incorrect installation, shoddy workmanship, damage done and food wrappers, cigarette butts, empty soda and beer cans laying around. The so-called “finishing touches” were far less pleasing than we expected, such that we paid to have the entire house repainted before we moved in. Our home inspector said “Your house is structurally sound but cosmetically it is a disgrace.” That said our salesperson was excellent and after our first Field Manager quit and his boss took over our ability to communicate concerns and get them resolved improved greatly. Overall we have been pleased with the builder and extremely pleased with the Del Webb Staff/Community. Only hiccup we are currently in is the builder didn't follow through properly with inspection items that need repair/touch-up. I'm confident that the builder will make this right, thus the 5 Star Overall Rating.

Well the community the people living there the amenities are great but the building process is very disappointing brace yourselves for a lot of frustration .

The people that we worked with really seemed to care and tried to make the home buying experience a positive one.

Quality of workmanship and skilled labor was lacking for the quality we were expecting. Examples: Grout pitting and thin, trim work, especially on crown molding, Shower glass not placed in correct location. Building manger provided weekly, detailed updates on the progress of the home. Sod laid before sprinkler system set for watering. More than half the sod died before sprinklers were programmed to come on. Still waiting on dead sod to be replaced. Plantation shutters work ordered as an option at a premium. Were installed prior to closing. Were installed weeks later. For "custom home", there were not enough designed choices for the buyer. ... Very poor fit and finish. Many areas needed to be caulk after move in. The floor is uneven and has many loose planks. When issues are raised it takes a long time to get fixed. Example: we have owned the house for two months and we are still waiting for areas of the cabinets to be painted and rain down spouts. I have also waited for 4 and 8 hours for people to come fix issues and they do not show.

Everything is expensive now, and home prices are no exception. Although we hope to "get what we pay for," Pulte's Del Webb homes miss the mark in the current environment. It seems the worker shortage has forced builders to hire even the lowest quality subcontractors to complete their homes. It also seems that the same worker shortage has caused subcontractors to hire lower quality workers. The final result, unfortunately, shows up in your home's finishes. Our home was completed on time (about 9 months), and overall is a very nice house. Some of the workmanship was lacking, however, and was noticeable during the build. Electrical outlets that were loose in their boxes, amateurish tile work, and low-quality plumbing components come together to spoil what could have been an exceptional homebuying experience. To be fair, building during the pandemic presented many challenges to the builder that they had no control over. I don't think Pulte can be blamed for the low-quality work some of their subs are providing; they simply don't have many options if they want to complete their homes in a reasonable time frame. But if you're buying a new home right now, you need to understand that going in. Plumbing, electrical, tile and flooring contractors are all employing workers they might otherwise not hire or keep in better times due to a worker shortage. Demand is very high and they simply can't keep up. The result of this supply-demand shortfall will show up in your home. Hopefully not as anything catastrophic, but most likely in the finishes. Your home will have many items that were simply done incompletely or wrong. There will be many items that someone with general DIY skills could have done better. The cheapest components will be used in many cases. There will be delays in warranty work being completed after you close. Right now, this should all be expected given the current employment/demand environment we're living in, where some components are nowhere to be found and shipping delays are constant. With all of that said, we do like our new home, and for the most part it was built properly and to our specifications. But it is a production home, and it was built like one. Our "experience", however, was very good overall. Our salesperson Renee was very knowledgeable, friendly and responsive to any questions we had. Our field manager Brendan was outstanding. Although he was managing a larger number of homes than normal due to the high demand, he was excellent at keeping us "in the loop" not only with the overall build progress (sending emails and photos on a regular basis), but also addressing any specific issues we noted during construction. Without people like Renee and Brendan, our build experience would have been "ok", but they were instrumental in making it more enjoyable and increasing our confidence in the process in spite of the limitations imposed on them by the subcontractor market. It's an expensive time to build a home. Any home will be overpriced right now, production or custom. It hurts a bit more when you pay a lot for a production home that has many of the earmarks of a low-bid production home. But that's what you're buying, and that's the market we're in right now. Everyone I worked with really cared about me and what I desired for my new home. These were terrific people working together to produce a quality home for me. I am very pleased with the outcome.

Buying was a good experience. Pulte mortgage was just ok. Love love the house. Response to 30 day punch list is excellent. Great people work fir Del Webb.

Very responsive to our concerns

It is amazing how they can build a very nice house with all the details at high level in such a short time. From the salesperson to the project manager, all the construction people to the warranty, they did a fantastic job and right on time with their schedule. We financed with Pulte mortgage and they were very detailed to ensure the loan would clise on time. It was the right decision to work with Pulte at Del Webb

The windows are foreign mfg and should fall under structural warranty due to that fact and fact that there operation is questionable from time of installation

Quality homes. The wait to move into our home was not what we were told or expected. Communication among the Pulte Team is poor. Very frustrating. Realize everyone is trying to do their job, but I would not recommend Pulte to a friend. Built 3 houses in our lives and this is by far the worst experience.

The sales consultant was great at outlining the major milestones in the construction process and was available as questions arrived. The project manager assigned to the project was awesome in responding to questions and concerns. Overall, a very smooth enjoyable process.

Challenges with completion date led to much more cost in temporary housing. The home and community will be a wonderful place to live in the future.

We are still awaiting the delivery of our ordered refrigerator and we have been in our new home for over six weeks. We are also waiting for a replacement dishwasher due to the original being damaged. We have been told on several occasions that the products were going to be delivered and then no follow up from Pulte. This is not acceptable and we are very disappointed with the lack of customer service we have been receiving.
