A lot of things like closet shelving and shower heads that I consider cheap. Also backyard is totally uneven and pitted and danger to walk on.

The house is new. So far it’s been a good day. It’s very small, but I think it will be worth it.

Our experience overall has been a positive one. The most important thing that I want to point out is the way Josh kept us informed of the build process, answered all our questions during the build inspection and was there for our closing inspection making sure we were satisfied with our new home. He made our experience moving here a good one! Thanks Josh.

To be honest, I am very disappointed in the quality of the windows, cabinets, carpet, sinks, faucets, and fixtures.

Everyone at Del Webb/ Montebello have been responsive and pleasant to work with. John, our sales rep, was with us every step of the way. The written communications from Del Webb was appreciated and informative. Our Building Coordinator Steve was patient and followed up on our concerns immediately. So why not 5 stars? Frankly, we have found lots of small issues with the construction. Areas not grouted, nails popping up through the carpet, paint not applied properly. Nothing major but the overall impression is that there was a lack of attention to detail and the need to just finish the job. When converting your sales office to a home, you will save the buyer considerable headaches if you renovate the unit as if it is a new house. Especially remove the excess data lines and replace the cable service with a new fish tape. Also be sure the utilities and cable service are officially stopped with the utility and cable companies. All new plants should be in over sized holes with good soil.

I have no other comments

Our recent home build was mostly positive. Our building manager was fantastic as was our closing specialist. They went out of their way to help us as much as they could. The sales team did their job but offered no help when a problem arose regarding our funding of the new home. Overall however we are reasonably happy with the home and very happy to be a part of Sun City.

Our sales rep always wanted to be helpful and was always pleasant. Unfortunately, we sometimes wondered about her level of familiarity with the product. At the front end, we had to ask LOTS of questions and we would have preferred to have all options presented to us. Had that occurred, we might have purchased additional items; this is especially relevant to the pool - no one was available at the time we had to make pool decision to provide all options. (We were told a pool rep would be present and that do not happen.) Also, a two-hour design appointment is inadequate - we would have liked to visit the showroom n our own multiple times to consider all options and then come to design appointment better prepared. Patrick was exceptional. Highly knowledgable, always helpful, a stickler for high quality and always on top of things. Unrelated to above, we were highly aggravated by the lack of flexibility provided by the company for a closing date - rather than provide some reasonable options that all could agree to, we were dictated a single date. Neither our sales rep nor the construction supervisor are delegated any authority to work with the customer. A very big negative. As a general observation, the finishes on the home are mediocre. The wall finish is inconsistent throughout the house and even within a room; there are paint and other materials that were not adequately cleaned up and have yet to be addressed; and the finishes around electrical switches is sloppy. Also, since our closing, we have heard from NO ONE about the remaining items on our pre-closing punch list. That lack of responsiveness (and neglect) could infer that "closing" is more important than service. Any chance w might hear from someone? All said, we are VERY happy to be in the community, and we would like more information about the timetables for the activity center and restaurant. ... More

The title company, amazing staff EXCELLENT The loan process NOT THE BEST EXPERIENCE Finished in the house ( we expect more from Pulte.

Overall our experience was very good. There were a few minor discrepancies or omissions that were addressed satisfactorily

We should have walked into a beautiful, ready-to- move-in home but there have been so many problems. The work is sloppy and products are cheap especially for what we paid. I’m disappointed with the condition of the tile flooring, the workers didn’t take care to cover it. Yes, the whole place is lovely but that’ll be months later. I must say when, putting in for service requests, Kristi is great with handling them. Many of the issues were resolved.

Overall a good experience. Being a brand new community, I feel like the “support services” are slowly catching up to the standard that Del Webb promotes in their website and materials (punch list items before and after closing, maintenance of community for existing homeowners as new homes are being built, etc.) Great experience with Sales team and our Construction Manager.

There are some things the developer does that are exceptional and others that make me shake my head and wonder if the designer was sleeping or on drugs. For example, the kitchen pantry door cannot open when the dishwasher is open. How do I put stuff away? Pocket doors are not an option; they are included where they are available. Why they did not include them in the master closet is a mystery. 3' of space is lost because of the swing door. There would have been no problem moving the electric on that wall... It is just something else that is not planned well. Oh, the pendant light junction boxes for the kitchen island, literally go to within inches of the end of the island. Lighting should be approximately 65% of the width of the table/counter top. Was the designer on drugs? If you order LVP from them, they use quarter round. This is tacky. This should be done properly with the baseboards installed after the flooring, so it would rest on the floor. There are other things that make no sense, like the placement of some light switches (to turn the living room light on, you have to go through the dark room to the end of the house. Oversell, we are very satisfied w our Pulte home. We moved from a much larger custom built home and while our new home is not a custom home, the finishes are very good. The building process went well. We had the advantage of being on the build site a lot since we were local. I would definitely encourage future buyers to do the same if possible. Communications during the build process could be more proactive. We would have also liked more flexibility & choices with finish selections, providing more value for the price.

Overall, a very reasonable process.

The sales team and construction manager were very easy to work with. The quality of the workmanship is low, mostly because the trades crews seem inexperienced and/or unskilled. I believe this is not just a Del Webb problem, but rather an issue with the available work force in this region of South Carolina. Issues that we have reported have been quickly repaired by Pulte, and to our satisfaction. Overall, we are happy with our decision to build new with Del Webb and Pulte.

Our experience was good one. I think our Construction Manager (Kyle)made it so. I do wish sales would have been involved. I’m very glad we were around for the process so that we could ask questions along the way.

choose a better sales person than what we did

I like it here but not to happy with the process to get things corrected that are wrong in the homes & since continued building is being done this type of things isn’t getting any better, I actually was told to just keep a list & on the 10th month review them things will get fixed, however, that’s not true because they will them have problems so it’s like a viscous cycle. Thanks

60 to get 30 day follow up. Still not done.

As with most new construction problems are on going prior to closing and continue following that date. However, a rating of “10” from us to sign off at closing was expected. We were far from satisfied with a finished product at that time, but simply wanted to complete that phase of closing. We felt considerable pressure to rate the completed project too high at that time.
