I don’t think it’s as much Del Webb’s or Pulte’s issue that I didn’t give 5 stars for all. It’s more an issue with the subs and the quality of their work. Webb needs to hold them more accountable in my humble opinion!

We moved into our new home August 20th and immediately felt at home. Nice neighbors, good house and great location. Definitely a winning combination...

Overall satisfaction. Our field manager has been very responsive to any problems that cropped up and there have been a few. Lots of home construction going on in the Northeast Florida area and contractors are hard to deal with when they have plenty of work. I understand that, but when you but a new home you want perfection. Overall we are satisfied. Probably more than satisfied because Del Webb gives great value.

I bought in a senior community, but there are no accommodations for seniors in the house. As a few examples, the cabinets are close to 7 feet high. Shower heads have no adjustment for height and there are no grab bars.

We like our new home. Communication was good during the construction process since we were living out of town. Couple of minor issues but they were addressed quickly.

Had issue with microwave, but overall Del Webb Home experience was very good.

The process of building and buying the home was great. But the landscaping was/is a huge disappointment. Which really sucks because that is where the "Curb Appeal" comes from. So, Okay; just a minor mistake, let someone know and they will fix it. LOL The repair job was no better than the installation. At some point it's just not worth the stress. They don't care about the quality of work, and they are not going to change now. Really it's a shame, our building, buying, and move-in experience was tainted by one poor quality supplier.

This is a 55+ community and Del Webb has been building this type of home for many years. The design and build process is very streamlined. As with any design, the end product is only as good as the people who are doing a job. The home is structurally sound and well-framed from what we could see. There are a few options, there could be more for this age group, such as a walk-in whirlpool tub and ground level entry, in the event of wheelchair needs. Many of the costly upgrades do not seem to get the attention they require, and the warranty fix is relied upon heavily. The warranty people are great to work with, but only the items the homeowner notices are addressed. There should be checkpoints by a supervisor at the finish of every part of the process and then the home could be a "white glove" delivery without any extra cost of sending tradesmen/women back to finish. ... I’m happy with the overall design and sturdy hurricane resistive construction. However, I understand “production construction” but I’m still a bit disappointed with the lack of pride to the “attention to detail” performed by various trades. More attention to the final finishes and installations would be a great improvement. I also understand and have no problem with the dirt and noise associated with the ongoing construction. However, I still am amazed with the disrespect displayed by some trades with their failure to keep the work sight clean. Neighbors are constantly cleaning up construction materials and food and drink containers that make their way to their lawns or lakes. I’m sure these issues seem minor in the overall construction process, but since these issues are caused by some personnel that clearly do not take pride in doing a good job, it is an annoying ongoing problem. ... Everyone we dealt with was very professional and super helpful. Throughout the process we were kept in the loop the entire time. Our home was completed ahead of schedule which definitely was a plus!

The only thing negative that really bothered me is the sales people once you closed on House they never thanked you. It’s like you never existed.

Some of the subcontractors were required to come back and make numerous repairs, but the superintendent stayed on top it. In my subdivision the company will built 400+ homes this year so the construction is fast, but mistakes are going to happen.

Steve and Vanessa are the best. Venassa was most always available. Returned calls promptly. Listened..and acknowledged problem or difficulty and fixed or found an answer. Always kept us up to date on the homes progress and completion of work. She has A lot of good references and suggestions.

This is a beautiful community with well designed and solidly built homes. The grounds are lovely and well maintained. We have a beautiful and highly functional recreation center with a well equipped workout center, a massive and gorgeous pool and other amenities.

Escrow only closed about six weeks ago so my experience is new and minimal, but positive.

Let me start by saying we love our house and everything we upgraded it to be. But, #1 problem, the kitchen cabinets were too high, and no one wanted to admit they were not reachable. It took almost 4 months to get them lowered. We upgraded the baseboard to 5 1/4”. I requested it be installed on top of the tile, they said “no” so we have 4” baseboard instead. Another request was the tile replicating hardwood be installed with a 1/8” grout line instead of a 1/4” grout line, but no not possible. We feel after paying $100,000.00 in extras it becomes a semi-custom home, but it was not treated as such. I hope this helps people do their homework and not settle. ... More

A very nice house in a nice community. Looking forward to the Del Webb lifestyle.

We love the development and our home. Our only complaint is the responsiveness when it comes to repairs. We had an issue which was bought to their attention long before closing and after 2 months of living in our home the issue still exists. Unfortunately, it seems you need to be a squeaky wheel to get anything resolved.

It is suggested that the Prospective buyer have all his questions answered and be totally satisfied during various phases from lot selection to completion of their dream Home.

I must say, upfront, that Pulte's Warranty Department is very responsive to homeowners' issues. Acknowledgment is almost immediate and action for remediation is advised with a defined time period. Hanook Haroon is my Customer Care Manager. One could not ask for a more caring person. He is not a long distance manager - he visits my home, reviews the most minute of issues, makes suggestions for resolutions, contacts the contractor where necessary and follows up regarding satisfactory completion. My discomfort is with the On-Site management. New homes are going up all around us. That comes with the attendant swarm of workers and their vehicles, the noise, the dumpsters piled high with debris, and the facilities for the workers. Whilst I have no choice and must accept all the above, it is disheartening that there seems to be a lack of consideration for the comfort of the contiguous homeowners and their property. And it does not take much. It would make a difference if debris is cleared more frequently, if worker' facilities are not used to FRAME existing occupied homes and said facilities are cleaned regularly. One would think that safety precautions would be taken if a hurricane is approaching. No! Dumpsters are left piled high with construction debris for nearly a week while the site is shut down. In conclusion: I am satisfied with the away management and with the structure handed over. I am happy that the Warranty Department is so supportive. However, I am filled with dread that I will have to endure months (maybe upwards of a year) with the seemingly nonchalant, do-not-care attitude of the On-Site Management. ... More

Build a positive relationship with your building manager. Especially if you are building from a distance like we were. Ask for pictures on a weekly basis so you can keep track of the progress. Also write everything down describing any changes or additions, including annotating diagrams and schematics. That will make it easier for you and your manager to reference what was agreed to and avoid issues down the road. And be proactive. Get all questions and issues on the table right away so they can be resolved before it's too late to change.

Overall well built home. Supervisor of job was excellent and knowledgeable - and very helpful and responsive. Did a terrific job considering the time pressures and dealing with multiple vendors and weather delays. Assured readiness of home for closing. However, Pulte in its zest to close homes pushed hard to finish job - resulting in lots of small issues that needed to be addressed after closing. Not very different than other builders we have dealt with. Customer service department responsive to a point and then slacked off. Vendors were either non-responsive or very responsive.
