My dryer vent caught on fire because the 220 plug was not properly wired. I had a natural gas leak outside between the meter and house due to incorrect parts and poor workmanship. While working on the house next door a subcontractor damaged my soffit and stucco. They just started a house on the other side, stay tuned. Justin has been a great help but he is not Superman!

The Pulte BOD has not taken a position to maximize safety for the community. The safest approach is to OPEN UP THE RESORT CENTER so that residents do not have to spend extra money and go out into the community for swimming, exercise equipment, pickle ball, etc. Those who are staying at home to avoid all exposure would not be threatened at all by having the amenities open. Appears BOD is only concerned about their potential liability not the health and well being of the residents. We purchased at Del Webb for the Resort Center and now we have to spend more money and travel to replace those services. Would not have bought if we had known the BOD had no understanding or concern for the well being of the residents of HCR. ... More

We have had some issues with a water leak since we moved in 2 months ago and they continue. I have followed the process and reported the issue but the response to repair the leak has not been what I had expected. Granted there is new construction happening and the crews may be busy with that but I think after 2 months this should been corrected. The structure itself is fine with very minor issues and we are happy with our location and house size. I just hope this is not an indication of how "warranty issues" will be addressed since we felt that was an important part of our purchase decision.

The house is well made and asthetically pleasing. There are a few follow up issues that are under warranty that have been addressed but have not been fixed. Timeliness and follow up on maintenance issues is essential to ensure customer service and satisfaction.

Most of the upgrade options are worth the money.

In general we had a good experience. The only issue is that they do not have the ability to do any custom details beyond their normal options.

The house is build very fast, their schedule for building the house is excellent. You almost can program your move in.

The real base price includes the cost of the lot which is NOT included in the advertised price. We are still very satisfied with our purchase. After taking ownership of our home, it takes too long for vendors to come back and fix what is broken.

We are very pleased with our home, however we were here during the last 3 months of the construction. I can’t even begin to tell you what slobs your workers are. I wouldn’t want to buy a home that I wasn’t there to make sure there weren’t pop cans/bottles in the walls because no one cares enough to move them. They even stapled a water bottle to a stud so it would be in the wall. Our site supervisor did a good job of catching things, but they can’t be there all the time. Because of Covid-19 restrictions, we were not able to visit our home during the build. We first saw it on the final walkthrough. The shower border had been missed by all involved in that process. It was a key design feature of our home, so we did ask that it be added after closing. A couple crucial mistakes were made in the first redo, one which was corrected and one that could not be. There are multiple ridges in the grout where new grout was put over a bad initial grouting. Had more border tile been obtained at that time or even now, that could be corrected, but we were told it was not easy to get. There was not even one extra pebble of tile. A couple "I'm sorries, and that is the best we can do" do not make me feel better about how our $5,000 shower looks. My advice is that if you cannot be present frequently during the build, give a copy of your final change order to a close friend or family to stay on top of every part of the building process. Do not assume that what you ordered and have in writing will necessarily happen. We learned the hard way, and I have no sense this will ever be resolved to my satisfaction. ... More

Framing materials inferior to other homes by other national builders. Options not fully explained or offered. Missing some of selected options at closing.

The number of floor plans are great. However I would say the basic level of home is below standard. Everything is an upgrade. Also we found quickly by accident the wood trim is not really wood, so we were disappointed there. What you are getting is the environment in the Del Webb community. Unfortunately with the virus we ave not yet been able to enjoy that yet. I also had to give only average marks for responsiveness as with the virus our list of initial issues have not yet been addressed ... and every house has them. The Dove Mountain Del Webb is a very attractive community. The homes and landscaping are beautiful. The model of my home is exactly what I was looking for. My only complaint is the actual buying process. Since I was moving across the country and had many details to handle, I felt I was pushed to move along and instead of working with me on a timeline for buying and moving, Del Webb was unyielding on their timeline of signing papers, materials selection, and finally my closing date. I was given a timeframe and what I was expecting did not happen. With the extraordinary current affairs of virus etc, I felt Del Webb was unwilling to be flexible on my time frame for moving. My closing date was well ahead of what was expected and I felt pressured to meet that date. Not a pleasant experience with such an important purchase. too hard to get attention to get small things fixed.

Mostly good quality. The process for changes before closing was mostly not an option and too complicated and somewhat confusing after closing. Making changes after closing if at all possible, in our opinion, takes too long to get a response from the management board. Good attention until closing. Slow response and communication after closing. The phone numbers for help with problems after closing that is placed on the inside of the doors below the sink, are too low and not convenient for older people to see and access. They should have been place at a higher level and more convenient place, eg. inside an upper cabinet door. ... More

First, our Field Manager was excellent. The problems we had involved substandard work by several subcontractors, some of which became difficult and frustrating to correct in a timely manner. Some significant items had to be redone and some required protracted negotiations with Pulte executives, above the Field Manager level, to reach a "settlement".

While all the other homes in my neighborhood have decks that do not face other, mine and my neighbors do. So there is no privacy for either of us while using the deck area. My neighbor mentioned this to the builder as my home was being built. He tells me that he was told that is just the way it is. My floor plan is a reverse of my neighbors. Had my home been built with the same floor plan orientation as my neighbor this would not be an issue. The only saving grace from this, is my neighbor and I try to respect each others privacy when using our decks. But we should not have to do that had the builder plotted the floor plan correctly. ... The home is engineered well. The A/C hardly ever runs, even when it's 90F outside. The person who helped us make our selections at the design center understood our desires for the appearance of the interior, and was very professional. Our salesperson was very professional. The closing process was quick, and easy. The only post move in issues that we are working through are cosmetic. Communication about, and timely resolution of our issues could be better.

The sales staff and initial builder support following purchase were excellent. We are also extremely pleased with cabinetry, flooring and carpentry. Minor issues with interior paint, especially small areas of repair, which were poorly done. Landscaping issues have been especially difficult to resolve. It appears COVID has warranty service backlogged, delaying responsiveness to some issues

We liked our sales agent immensely. The purchase process was simple and went smoothly. We did not feel that the design center gave us enough options to get exactly the home we wanted. We ended up settling for items in the home that we are not truly happy with. Also every additional, non-included, item from the design center was tremendously overpriced compared to purchasing from regular outlets and contractors.

Lousy job painting interior doors and trim and I don't like the potential fix. Overall quality of materials and workmanship was excellent.

I called multiple times sent more than one request written request to have my lawn rolled it looks terrible and to have a plant put in front of my air conditioner both things were promised to me weeks and weeks ago still no reply I'm not even a call or an email saying that we can't get through it yet so I'm really disheartened.there's also piece of granite that should be behind my stove to cover up the hole when my stove was mounted that was never taken care of either so I'm not a very happy customer.

There are some things that were not carefully paid attention to. One corner area of floor at the bedroom door was not grouted. The wall at the edge of one of outlets has a good sized hole that was never fixed. The outlet cover does Not cover the flaw. Numerous paint spots on tile and drips on patio. Tile was easy to clean but patio was too dry to remove. We have no light bulbs in patio ceiling. A service request was made in April and I have a copy but no one showed up to do repairs. Our online account shows No Service requests. Due to Covid 19 I am sure that normal followup is being affected by social distancing, staff on furlough, etc. so allowances are being made on our part for the lack of efficiency we expected. ... More
