Overall construction process was great with Paul our construction manager. Overall design center experience with Christina was TERRIBLE. Everything was overpriced and they aren’t real designers. Sloppy design work and unresponsiveness. Alan from electrical was great. Only negative was the design phase it was over promised and underdelivered. This is resulting in us spending extra money and time to remove floors and things that should have been provided during the design phase.

We entered this experience with eyes wide open. 18 years ago we built a house with a similar type builder. These are not custom builders. They offer a few options in a pkg. house. There are many in this community the same as ours. Since moving in we have improved on the quality of several items. The one area I'm most disappointed in is the paint quality is very poor. I'm hoping to tolerate it for a few years then improve on it. The house looks very nice from a visual perspective and seems to be pretty well built. Our construction supervisor was wonderful and kept us informed on progress. We wanted a smaller house in a 55+ active community and that is what we have. I loved my sales person Robert. During building process, communication was inconsistent. After closing, response has been poor. I've put a request in 3 times for the same issue. 8 weeks in, still not resolved.

The Del Webb neighborhood concept is excellent, and now that the neighborhood is about 40 complete, the actual layout, common areas, etc. are well done. The homebuilding experience itself was disappointing. Many problems and quality concerns were not addressed until the day before closing and then were rushed through and not fully addressed. 6 weeks after closing, most of those issues still have not been addressed or corrected.

There’s not enough options to pick from. The yard there was no option Had most of our home tidied and didn’t receive the right color of tile Been easier to put in the back patio before moving in. We didn’t get our garage doors painted

Let me start by saying that we love our new home, our community and the environment where we are now living. Del Webb has put all of the basics in place for an outstanding place to retire either full time or seasonally. It is important to know that you are buying a production home, not a custom home. They have some lovely customizations, that we got (many were priced very competitively), but it is still a production home. Pros - The layout of the home, well thought out and planned. - The high ceilings and doors really make a difference. - Simple things, like the number of outlets, really helps! - The "bones" of the house are good (the foundation, CBS walls, etc.). - The organization to help you close and move in to the neighborhood was excellent. Cons - Promises were made on communication that never happened. I learned more about the status of our build from he county building inspector online than from the project manager. Communications is just mediocre and needs improving. - They have so many subs that the individual subs only care about their project. If they break something that is another area, it remains broken until someone who cares fixes it. We had a broken (truly broken) kitchen cabinet 3 weeks before close, we are now 6+ weeks post close and still not fixed. - If you move into an area where they are still building, be ready for CONSTANT trash in your yard (not just dirt or construction debris, but empty cans, bottles, etc.). ... The buying process with Art was great. However the selection of options was very limited (supply chain issues?). Jason has been great as construction supervisor. However, he has been dealing with poor quality control by subcontractors and subsequent timing to address punch list issues. Overall we like the home and everything the neighborhood has to offer!

Overall a good experience. $500k doesn’t buy what it used too.

We looked all over San Antonio for a new home and made over final decsition to by in the Del Webb community. It took longer to finish the home then originally projected. We were not given the slab inspection from the builder and didn't meet with anyone until we made a few phone calls. Finally we meet with Matt on site and stated going over things and did a frame structure inspection. Matt was very polite and helpful with all our questions and requests. We had to keep pushing back our move in date due to many delay which we understand but can only accept so much. After moving in we were disappointed in the damage caused by all the different workers coming and going from the house that in the end cost Pulte Homes a lot of money. Damage to the stainless steel kitchen sink, stove hood, tile flooring, kitchen and bathroom cabinets, walls and trim etc… Next we work with Justin who came by and listed to all my concerns and took pictures and documented everything and said he will take care of these issues for us. Well we waited a few week and did not hear a word from anyone. I call to find out that there was a layoff and Justin was gone. Then I received a call from Gabe who has been wonderful. He rechecked all my concerns with me like Justin did. Gabe has done a wonderful job and has not left us high and dry. He is a real pro and is honest and we love working with him. My biggest concern now is the I am working with Airtron Heating and air conditioning to have the fresh air box moved out of the garage attic and into the inside heater room which is where it should be. My private inspector pointed this out to me. Airtron has been to my home three times for other issues and told me they will look into it. I finally asked for a supervisor. Christen from Airtron came out and said he would move it after I had him look at another home like mine to verify what I am saying. Airtron subs out the installation part and mine is missing the installation around the ducting and it looks like a 3rd grader did the finish drywall work on the base and wall inside the heater closet. it has been almost two week and no word. I call and spook to the call center and was told they will call me back and I have left messages to be in the phone queue for a call back, and nothing happens. I paid top dollar and feel ripped off on this issue. Also my property did not get a fence installed accross the back yard of my home. The metal fence stopped at my neighbors home. Why should I have to pay for a fence when everyone else has one. I have been told that this is the why Pulte does it. I deserve a better answer that. We moved into our new home with higher expectation and turns out that there was more to deal with then expected. I feel like I have been working full time to stay on top of issues so they don't fall through the cracks. We are finally seeing the light at the end of the tunnel. Awesome community, does have some limitations related to options on houses

The biggest issue is that our address does not appear on google and we have had nothing but problems with changing our address and getting deliveries. Currently important medication has been delayed by Fed Ex and may still be delayed because our address does not show up. Del Webb should put all street names in computers and systens before selling homes. Overall the home is very nice.

We love our new Del Webb home. They were on time with our finish date and closing went smoothly.

Overall the moving in process was very good. There have been certain areas which have needed to be fixed. This involved contacting the right people to resolve these issues.

The location of my by property has made the associated disappointments tolerable. Seems as if the finishing touches were done in a hurry with little oversight - uneven cabinet doors, screen door not hung properly, scattered paint spots, no towel rods in the main bathroom, missing plates over switches etc. all of these problems are being addressed by the builder.

Get all issues completed before closing. Hard to get someone back in to fix after close. Get everything in writing, signed and dated so have documentation if something isn't done to your satisfaction. We are generally pleased with our build but have heard of issues from neighbors. We had 2 construction managers, others had up to 4 managers which might be the problem.

I did not feel that the Construction Manager (CM) was not responsive in a timely manner to issues I noted in during my walk thru's during the during the construction process. Examples are circuit breaker showing a service light, incorrectly installed front door, loose cabinet molding. The last two items still need to be addressed five weeks past close. Additionally, the lanai deck has not been re-coated even thought CM's manager brought it to his attention during the pre-close walk through.

Had to repeat work multiple times because of poor craftsmanship of workers

Communication during the purchase and construction was very good. We were not living near the home as it was being constructed so all communication was done remotely. We felt the price was reasonable for the home and the community is just what we were looking for. Final construction was hurried and there was a lack of quality on several finish items. We are trying to find a window of time for the builder to complete the punchlist items.

Our sales consultant, Lisa, was terrific! She did all we asked and more to make our new home purchase smooth. We were surprised by a few minor (though not insignificant) discrepancies discovered just after closing, but the construction manager eventually addressed them within our first month of occupancy.

Overall, a good construction experience. One problem was coordinating construction decisions remotely from NC. Construction monitoring and reviews went more smoothly as we had relocated to a local apartment. Construction staff have been helpful in resolving minor issues. Frustrating issue is delivered KitchenAid refrigerator was not cooling/freezing correctly on day one. Although a loaner refrigerator has been provided, it is not what was ordered.
