We wanted a Del Webb lifestyle without leaving Albuquerque. Pulte has amazing floorplans and every home was perfect for us. It was hard to choose. We have been very impressed with most of the home construction. Our supervisor Carlos did an amazing job of keeping on top of our house and answering our questions. Since moving in we have had several small things that need to be addressed. Pulte has been very responsive to our requests. We have little down things will be fixed to our satisfaction. We’ve lived in Sun City for 5 years. This is our third home, but it’s our first new one. We loved working with our salesperson. We found some of the option selection process frustrating because of the limitations. When paying this much for an estate model home, there should be more flexibility. Now that we’ve moved on, we love the lication and the model. There have been some quality of construction and finishing details that should not have happened. When paying this much for an estate model home, I expect both competence and craftsmanship. Sadly, Del Webb has fallen short on both. I hope it improves as we try to get the detail issues corrected. A building superintendent JL was a pleasure to work with. After closing he still took responsibility four items that weren't perfect. The warranty person assigned to me, Johnny, appears to be very knowledgeable.

Design center did very nice job adding about $30K in upgrades. No comfort height toilets a big miss, it’s a retirement community, costs almost nothing to add them. Space and storage in this house is bell designed.

Upgrades, especially flooring limited selection, and very expensive. We had to take standard flooring, RIP it out and get what we wanted. And even with the cost of the standard flooring, the cost of removal, and the cost of what we got, we still save a lot of money, and we got high end flooring

We are happy with our house but attention to detail is below average. Examples are- seams in trim, baseboard caulk, grass sod is terribly unlevel (but sod at the models is perfect), irrigation system is sloppy and lies above grade at spots.

Our home purchase from home selection to interior design to financial closing was handled very professionally. Staff throughout the process was the best experience.

Nice home, nice people. You pay for what you get. Well designed home plans and beautiful landscaping! Wish we could have picked more options. Repairs if any have been very responsive.

Was able to monitor work progress from day one! The basic structure and floor plan fit my needs to a T.....during the build the Del Webb folks were always there to answer questions that Inmay have had. They communicated with me on a weekly schedule to keep me up to date with the progress on the property. It would have been nice to be able to add a few outlets and light switches during the build instead of having to go into finished walls after closing to add a few items....

Pay attention to location of light switches and which lights they operate, some on not placed where you'd expect them. Circuit box is going to be located on the exterior of the house and only generally gives you an idea what each circuit covers, (switches, outlets, etc.). The kitchen water supply (to refrigerator, sink, dishwasher) is separated from the water supply to the rest of the house. If possible, visit construction frequently and ask questions.

Spend more time at walk thru looking for small items. Walk thru items get quick attention. Over all the house is great, but a little maddening to find corners not painted, cabinets that swing too far, concrete stained.

We had very good experiences with the people that sold us the home being the staff at Del Webb.They always responded to our questions and kept us informed as to what was going on.We felt like they were very honest and forthcoming about all issues and answers good or not so good.We appreciated that.I will reserve comment on Pulte Homes until I am asked.

The house is well built, but has one design flaw. The furnace room and the laundry room should be reversed. That way hot water would flow quicker to the master bath room and to the kitchen area. Right now it takes a full 2-3 minutes to get hot water to the master bath sinks ( complaint from other homeowners also) After the hot water has been shut off for more than 3 minutes we have to wait again a full 2 minutes to get hot water.We are wasting a lot of water with the set-up we have now. The laundry room would be the same distance from the water heater, so no adverse change there. The only adverse effect would be the front bath would have a long time getting hot water, but this room is used the least. ... More

Staff was excellent in guarding you though the precess of purchasing a new home here. Was very happy with my new home.

structurally my home is sound; the majority of the trades that work for the builder are competent, except for the finishes (painting and fine carpentry) and the landscaping. many minor issues needed to be addressed both before and after closing, and the builder's reps were very responsive to our requests and concerns.

Excellent home buying experience with only a few hiccups, primarily driven by personalities and not business practices.

Needed to have some problems solve after I move in. The workers were great! Friendly, got the work done, trusting, Nice.

Very responsive to issues, but unfortunately, there were many issues. I feel they used the cheapest materials they could find and this is includes appliances, fixtures, lights, etc....

excellent location, good quality of service and material

We have found some sloppy work but for the most part the home is better than average. Things I have not been happy about: needing a step to get from my car in the garage in with my groceries! For seniors this high step is dangerous. The front door is fine, why does the garage need such a high step? I have mobility issues and walk with a cane. I cannot get groceries in my garage/house door! Also there have been places with sharp edges, one at the shower, others at the island.

We bought a house that the specs we already determined but construction had barely started. We would have appreciated the opportunity to tweak some things but we not allowed to change anything

So many drops of paint on tile and carpets, hasn’t anyone heard of drop cloths? Convection ovens are commonplace today, but not in our new house.
