Shower seat is not well done. Too many doors in MBR area. Rest is excellent.

Getting someone to show up to fix an issue- so far a month. Construction around you is difficult when you need to get in or out of your driveway. The board needs to be more proactive about real issues. Communication seems to be an issue here. Once they sell you they are pretty much done with you.

The interface with staff was excellent.

Base price of home was manageable for what we were looking for but was a very basic no frills house. We were moving from a high end custom home in a gated golf community so we were having a hard time making the transition from custom to production builder. The biggest issues for me was cost above basic home cost for upgrades ie kitchen, bathrooms, flooring, gas fireplace, paint, tray ceilings with 6" crown and 7" base boards, insulation of and finishing of the garage (we elected to get the garage extended by 4 feet). When it was all done and said we ended up at $60,000 over the base price. In all honesty the design center lady gave us a ball park figure that most people end up at $60K to $75K. ... More

Workmanship inside the house is fair. Looks like the things were done in a rush, not paying any attention to details. Very disappointed with the paint job done inside the house. Having painting redone at this time, doors , baseboards , walls . Found paint smears and drops all over our expensive floor tiles. Careless

We love the neighborhood, and the buying process was great. The value for the price paid was not so good, for example, the windows are out of square by more than 1/8” (noticeable difference when hanging blinds); some of the walls are not square which causes the doors to look out of alignment, back door is not double panes, so you can feel the heat or cold radiating through the glass, electrical plugs put in weird places (right next to corners). I appreciate the response to some of the issues we have had.

Homes built to fast, poor attention to detail.

We love our new home. We also like our community and everyone is very friendly. The home buying experience was flawless since all concerned was communicating with us all throughout the process.

The sales process was outstanding in every respect. Our sales agent went above and beyond to satisfy our requirements. The construction manager was also extremely responsive. The mortgage process and workmanship for the build were disappointing. Remedies after the sale were responsive and timely.

If you want to build in Sun City you don't have a choice - it's Pulte. We found the design experience difficult as the design center online has a good number of selections, but "no image available" on most items. This makes it very difficult if you are building from out of state. Quality seen at the initial walkthrough with framing, plumbing, HVAC in place was concerning. Detail work at the finish was inconsistent and not good in most cases. Main issues that will be expensive and time consuming to repair - 1) flat paint on all walls, including bathrooms. The company has to paint all the walls so why not use a slightly more durable sheen like eggshell or satin; 2) and the worst kitchen cabinets I have owned in the last 30 years! The biggest problem is with the drawers and pull-outs. The edges of the drawers are unfinished and full of splinters! The drawers also fall off the tracks easily and require a repair request to get them back on track. Horrible! The cabinets in the models homes are very nice. The cabinets in the new builds are from a different company. I wish we would have been giving the same quality, especially given the cost of our highest upgraded kitchen and highest upgraded cabinets. I certainly feel that we have been downgraded. ... More

Take a good look at the appliances & cupboards . I purchased a spec home that had a gourmet kitchen that looks beautiful but the quality is severely lacking .

The labor force in the field don’t take pride in what they do so the quality of their products and services suffers

We have had minor issues after we moved in. Our construction manager said he would fix everything but has not. The workmanship on drywall was sloppy with gaps between trim and floor/ walls. They didn’t clean our house properly before move in. There was paint splattered on floors, windows were not clean, and tub had marks that aren’t removable.

Need to more direct / forceful with construction managers

First of all, I've been a realtor in Jacksonville for 18 years and sold many new construction homes. I have sold David Weekley homes, Lennar, Providence, Dostie, Pulte, and Drees to name a few. NONE of my buyers have ever shared with me anything as dissapointing as what I have been through during and after closing. The building manager made it sound as if he was picky and on top of it and that was not the case. I liked him and felt confident. First of all, he forgot to install the floor plug. I had to remind him and then he blamed me because it is in the incorrect spot. Secondly, I realized there was only one light instead of two on the lanai. The subs covered it up. I had to tell him about that. The tile in the wet areas is the worst tile work I've ever seen. It looks like a child installed it. The master shower floor had to be redone at least 3 times because the slope was off and water was spilling onto the bathroom floor. He had to install 3 dishwashers and the last one he installed, he did not bolt to the cabinet so it rolled out everytime I opened it. He textd me he didn't have time to fix it as he was too busy closing out the community. We made a punch list after closing and the building manager and his superior (Nick and Dennis) promised everything was going to be taken care of. The first customer care person I was assigned to (Dave) also made promises he didn't keep, did not include things on the list we had discussed, sent people out and never followed up with them about the outcome. delayed repairs, and booked appointments and no one showed up. I would stay home from work and no one would come. Needless to say, he is no longer with Pulte. The new customer care person seems much more conscientious, so we will see. I will say, however, he told me that a crack in the cement was never documented and it probably won't be fixed. I trusted my building manager and the first customer care person on their word that they would take care of it. Shame on me! Nick did assure me my terribly scratched floors will be corrected as well as tile issues fixed. I am going to pay out of pocket to have the misplaced floor plug removed. I have requested reimbursement of the floor plug installation as it is a trip hazard and unusuable. He has not responded at this time. Hopefully, a 12 'countertop that is defective will be replaced. I truly don't understand how Pulte can get away with such poor quality finishes. Why should Pulte have the right to say how much paint can be be left on my expensive hardwood floors? Why should they tell me they won't fix a cement driveway that I paid for? I paid for new items that should not be damaged. How can they get away with it? On a postive note, I LOVE my floor plan, my neighborhood and the amenities. I look forward to the day when I can hopefully get these issues resolved and enjoy my home. It will be interesting to see if this gets published since it is not a raving review. ... More

Grass is very uneven, and no attempt to fill in gaps between squares of sod. Yard appears to not have been leveled before sodded. One hedge row has two different kinds of plants, apparently ran out of one kind and finished with another. Also around transformer, one shrub was left out of the ground, and another was planted with roots exposed and is dying. I've notified three different people of these issues, and the only action was a half hearted attempt to level the worst of the uneven places in the sod.

Nice home, but don’t expect everything to be correct. The end product is still very nice.

Electrical is below average, placement of outlets and fixtures is terrible. We are correcting their mistakes!

Love the beautiful community being developed, the home design and general construction. However, went cheap in relation to the price paid in many areas of the home.

Check the home with a fine tooth comb because if you find something later it is not easy to have it taken care of in a timely manner. Workmen excessively sloppy and leave trash and debris which covers storm drains preventing rain water from dispersing causing flooding.

NIce 55+ community in Hatfield, PA. Good construction and responsive to requests. Many activities for the residents including clubhouse events and hosted trips. Communications to the residents is very good.

Good process but the finish good falls short of expectations. Would score higher if your quality manager was better trained in fixing issues before new homeowners move in. Must cost you a lot in rework and fixing after sale.

Make sure you have your attorney read through the contract and don't assume everything is good! We didn't do our due diligence and I am going to be paying an extra 21.000. because of it! Not there fault but the paperwork had something in it I didn't thoroughly read! After the mistake it was you signed the paperwork!! That's another thing they want you to sign and will tell you you don't really need to read it's all just boilerplate yadyada

MIke was great and very responsive. When the site Manager is looking out for your best interest you know the end product will be good. There will always be some little things, fortunate for me, there was nothing big or worrisome. Thanks y'all
