Pulte mortgage was very difficult to deal with. Our oven was not installed properly, resulting in the wires burnt creating a fire hazard. Any issues we had were addressed in a timely manner.

We closed on our home in September. Our experience with Pulte Mortgage was overall frustrating and an extremely negative experience. Pulte, 2 lightbulbs in lieu of a $10 fixture for the gathering room on a home costing in excess of $800k? Really? While we recognize we’re purchasing a “lifestyle”, you can do better. We actually really liked everyone in our buying experience ,except there were too many contradicting response and I truly feel we did not get the house we wanted ! The design of the house is perfect ! We aren’t thrilled with 2 by4 for the structure but there was not much we could do about that . Overall a positive experience prior to closing. Mark with Sales was responsive, knowledgeable, and flexible prior to closing. The mortgage loan team was disjointed and difficult to work with. All requests from the team were responded to immediately, but then it could take weeks to get a follow up response. No one seemed to work together. Many of the touches such as painting are not up to snuff. However, some of my concerns have been addressed. I am not sure I would buy from Del Webb again though.

The sales/buying experience was typical of most production home builders. Nothing exciting to remark positively about. On the negative side there were several issues. The Design Center options and price list was out of date for the model we purchased, and if I weren’t able to read construction drawings, we would have missed out on contracting for several items. It’s also a significantly disappointing situation to not be able to make some minor changes, during the contract signing process to alter closet layouts, change a pantry door swing, or add some additional wall outlets in the home. ...

Overall we are very happy with our new home. The buying process was fine except for the mortgage application. We wasted months trying to get a Pulte mortgage - finally used another lender. The quality of the home is great except for the flooring. We chose the most expensive upgrade for flooring and the floors are terrible. Wish there had been an option for actual hardwood floors vs engineered hardwood. And our dishwasher was not working upon move in and after waiting a month for a repair my husband finally uninstalled and reinstalled it properly. All the people we worked with were very nice. ...

The building experience was great, they constructed on time and kept us well informed at every stage. We've had 4 houses built in the past and this was by far the best build quality. However, post closing, the Pulte selected HOA management "Castle Group" has been a disappointment. They don't always respond to emails or voicemails and are generally disinterested in helping resolve issues. We're hoping that service quality improves as no escalation path has been provided for us. If we had a better HOA management team, our overall experience would be excellent.

To purchase homes the buyer gets a brochure with the ‘cost’ of the home. There should be further information about the additional cost for the land, CDD, refrigerator, washer & dryer, and cost for extras that you add to your home

There are a good amount of activities to join and a good variety. With 900 homes many opportunities should be offered multiple times so that no offering gets filled up making many people not able to participate.

Home seems well built with minimal "new home" repairs. Customer service on "repairs" is good. Unfortunately, the process of getting a mortgage through Pulte is a real pain in the butt. Multiple "reps" and "advisors" involved and none of them communicate with each other=confusion and incomplete directions. The Sun Cities are great, but buy a resale home, not a new home.

My builder, Ron, was great. Always kept me informed, sent pictures, and fixed any problems. Pulte Mortgage was not a good experience and I would NEVER recommend them to anyone.

If you are out of state from where your house is built, make sure to plan to visit your new home often so as to meet face to face all involved and monitor the construction progress. Make sure to establish a good rapport with the project/construction manager.

Our home is quality built and has had a few bugs as was expected. The site quality person has been extremely helpful and responsive!! We are coming up on our 30 day punch list. Our new oven had a control board failure but has been replaced. The closing could have been better. We were charged $1500 dollars for not closing on the day that the builder wanted to close. Our closing date was moved up 6 weeks and we were not prepared to close on that date.
