Pulte Mortgage was challenging having to deal with several different people. Then after we get finished the mortgage is sold to a different company

Pulte mortgage was very difficult to deal with. Our oven was not installed properly, resulting in the wires burnt creating a fire hazard. Any issues we had were addressed in a timely manner.

We closed on our home in September. Our experience with Pulte Mortgage was overall frustrating and an extremely negative experience. Pulte, 2 lightbulbs in lieu of a $10 fixture for the gathering room on a home costing in excess of $800k? Really? While we recognize we’re purchasing a “lifestyle”, you can do better. For whatever lack of quality in building materials utilized, our builder, Lance, went above and beyond to identify and correct any/all issues. Lance treated our home build as his own and added a unique personal touch utilizing his vast building experience/background making the construction experience under his oversight an extremely positive one. We actually really liked everyone in our buying experience ,except there were too many contradicting response and I truly feel we did not get the house we wanted ! The design of the house is perfect ! We aren’t thrilled with 2 by4 for the structure but there was not much we could do about that . The structure and materials of the house to keep it cool are great . Our biggest complaint is we told we could not have a front porch , but why are there several houses that are exactly the same Nextdoor to each other on our street ? Why couldn’t we have glass doors placed on our tubs , why is our landscape so poorly done ( it’s awful ) when our neighbors have bigger and healthier plantings ? ... More

Overall a positive experience prior to closing. Mark with Sales was responsive, knowledgeable, and flexible prior to closing. The mortgage loan team was disjointed and difficult to work with. All requests from the team were responded to immediately, but then it could take weeks to get a follow up response. No one seemed to work together. Trying to schedule travel for closing when we couldn’t get a firm date was difficult. Understand keeping it on the family and offering incentives, but be sure to deliver and communicate. Cole the contractor was great; answered questions, did walk through and an overall fantastic person. Disappointed after the closing was complete. No follow-up, no thank you, no welcome to the family. I expected more from Pulte or Del Webb. Went to office to say hello. The staff had no idea we had purchased the home. Didn’t receive any warm welcome or thank you from anyone along the way. Bought the model/sales office, so there’s been confusion with USPS, deliveries, etc still showing home as a business not a residence. Love the community and the residents! ... More

Many of the touches such as painting are not up to snuff. However, some of my concerns have been addressed. I am not sure I would buy from Del Webb again though.

The sales/buying experience was typical of most production home builders. Nothing exciting to remark positively about. On the negative side there were several issues. The Design Center options and price list was out of date for the model we purchased, and if I weren’t able to read construction drawings, we would have missed out on contracting for several items. It’s also a significantly disappointing situation to not be able to make some minor changes, during the contract signing process to alter closet layouts, change a pantry door swing, or add some additional wall outlets in the home. There are multiple locations where the standard outlets being provided, are insufficient. The quality of the materials and construction were quite good. Our Construction Manager was truly excellent and had a customer-first attitude. In contrast, our sales rep was severely lacking after the contract was signed. Overall we are satisfied with the home we received, but we are disappointed in the post-closing warranty department, because we have learned that if we don’t continually chase them down, then nothing happens. We would probably buy again, since, for the price, the home product is good value for what we received. ... More

Overall we are very happy with our new home. The buying process was fine except for the mortgage application. We wasted months trying to get a Pulte mortgage - finally used another lender. The quality of the home is great except for the flooring. We chose the most expensive upgrade for flooring and the floors are terrible. Wish there had been an option for actual hardwood floors vs engineered hardwood. And our dishwasher was not working upon move in and after waiting a month for a repair my husband finally uninstalled and reinstalled it properly. All the people we worked with were very nice. Also feel that Del Webb “oversold” some of the amenities - like the new pool will not have a swim up bar as promised. And Del Webb needs to have some sort of ombudsman with the post office/UPS/Fedex - after a month we still can not get packages at our new address. ... More

The building experience was great, they constructed on time and kept us well informed at every stage. We've had 4 houses built in the past and this was by far the best build quality. However, post closing, the Pulte selected HOA management "Castle Group" has been a disappointment. They don't always respond to emails or voicemails and are generally disinterested in helping resolve issues. We're hoping that service quality improves as no escalation path has been provided for us. If we had a better HOA management team, our overall experience would be excellent.

There were too many different people involved in the Pulte Mortgage process from start to finish. We love the home and the community.

There are a good amount of activities to join and a good variety. With 900 homes many opportunities should be offered multiple times so that no offering gets filled up making many people not able to participate.

Home seems well built with minimal "new home" repairs. Customer service on "repairs" is good. Unfortunately, the process of getting a mortgage through Pulte is a real pain in the butt. Multiple "reps" and "advisors" involved and none of them communicate with each other=confusion and incomplete directions. The Sun Cities are great, but buy a resale home, not a new home.

Overall quality pretty good, some features upscale. Finish details leave a lot to be desired.

Overall good however the mortgage process was extreme.

My builder, Ron, was great. Always kept me informed, sent pictures, and fixed any problems. Pulte Mortgage was not a good experience and I would NEVER recommend them to anyone.

We have lived in other Dell Webb communities before and this house in Stone Creek seems to be better constructed. Issues with the home are taken care of much quicker before the purchase than after.

We are happy with our purchase but disappointed by some of the small details not addressed until after closing and then other issues that presented themselves within the first month. The issues though, were addressed in a timely fashion.

Had a great salesman. Very informed a word to get good deal.

If you are out of state from where your house is built, make sure to plan to visit your new home often so as to meet face to face all involved and monitor the construction progress. Make sure to establish a good rapport with the project/construction manager.

There were a lot of initial problems when we first moved into our new home. Thanks to the persistence and dedication of our site manager, Josh, most were taken care of in a reasonable time frame. Working with the warranty people for follow up since then has been good.

Our home is quality built and has had a few bugs as was expected. The site quality person has been extremely helpful and responsive!! We are coming up on our 30 day punch list. Our new oven had a control board failure but has been replaced. The closing could have been better. We were charged $1500 dollars for not closing on the day that the builder wanted to close. Our closing date was moved up 6 weeks and we were not prepared to close on that date. End of May to April 20 was an unexpected imposition when others told us that the dates had been delayed for their homes. Our sales person was not happy and we did not appreciate the penalty when we told the builder weeks in advance we needed an additional week to close. We were closing on our previous house and arranging for movers. The amenities of the complex are great and we look forward to using the community center, get involved in events and meet our new neighbors. All have been friendly and cordial. There were several issues when I moved in -sliding door would not lock - air conditioning would not turn off. I had to turn it off at the breaker - dishwasher was not connected to the water - sprinklers were not connected to water

Biggest problem was Pulte title and their lack of responsiveness
