While all the other homes in my neighborhood have decks that do not face other, mine and my neighbors do. So there is no privacy for either of us while using the deck area. My neighbor mentioned this to the builder as my home was being built. He tells me that he was told that is just the way it is. My floor plan is a reverse of my neighbors. Had my home been built with the same floor plan orientation as my neighbor this would not be an issue. The only saving grace from this, is my neighbor and I try to respect each others privacy when using our decks. But we should not have to do that had the builder plotted the floor plan correctly. ... The home is engineered well. The A/C hardly ever runs, even when it's 90F outside. The person who helped us make our selections at the design center understood our desires for the appearance of the interior, and was very professional. Our salesperson was very professional. The closing process was quick, and easy. The only post move in issues that we are working through are cosmetic. Communication about, and timely resolution of our issues could be better.

We liked our sales agent immensely. The purchase process was simple and went smoothly. We did not feel that the design center gave us enough options to get exactly the home we wanted. We ended up settling for items in the home that we are not truly happy with. Also every additional, non-included, item from the design center was tremendously overpriced compared to purchasing from regular outlets and contractors.

Lousy job painting interior doors and trim and I don't like the potential fix. Overall quality of materials and workmanship was excellent.

Covid 19 has stopped working on the original problems.

Was kept informed and completed on schedule

Provide followup support w/Homeowner and Edison to start-up Solar. Ours is still not operational, contrary to promises by Edison and Tesla. Albeit, were all under the rules of the current pandemic, followup on repairs required, i.e. garage door opener is lacking.

There are still things to be fixed and taken care of

We were really looking forward to our DW home and experience, unfortunately we moved in during the pandemic. DW/ Pulte did everything they could, with safety a top priority, but our pre-closing was without a representative and a lot of pre-closing items had not been attended too. I have confidence they will , but it is discouraging when you don't have a lawn or any landscaping for months, the clubhouse is rumored to have a significantly delay, and communications to get real answers is not happening. Keeping our fingers crossed it will come together, but I think more lines of communication need to be opened, and everyone else in the new development feels the same way. Only negative or comment for improvement would be in regards to the interior painting. Very poor quality job from the contractor and the material used. Literally if I try to wipe a mark off the wall, it wipes right to the primer. Should use a better quality paint, and more oversight on what the painting crews are doing ... More

I had great difficulty getting a closing date for my new condo purchase. I had a home to sell and had to pass up a good offer because I didn't know when my closing date would be for my condo. I ended up accepting an offer that was a lot below the offer I had to pass on.

Generally very happy with our new home, but there are some quality issues that should have been caught by the construction team.

Hot water takes forever to come out of any of the faucets. And if you shut the water off and return a few later the process begins again. WHY

The home was built well but cleanup inside was sloppy. Paint spatter on floors, doors & walls not properly painted, grout left on tiles, scratches on glass & bathroom fixtures, missing tabs on cabinet doors and drawers. You really need to look closely at floors, walls and ceiling, checkout cabinetry & window surfaces.

I think that the models should show, in each room, the standard as well as the upgraded that are displayed. There should be a little more flexibility during the building process.

The field manager had some difficulty getting non-standard options completed. It seemed obvious he either did not read the details in the contract or he did not want to allow time for some special ADA equipment to be delivered, lest the project schedule be delayed by a week. This could have been avoided if we were given the opportunity to review the detailed plans. We would have seen these detailed items were not included. It got worked out thanks to the help of our sales associate who stepped in and got the right people involved to get things done. Other that this it was a good building experience. You need to very detailed in communications and follow up on all request to be sure things are completed to your satisfaction.

Be in area when house being built. Hope that your contractor doesnt change mid-build..

Love the floor plan and openness of our Dunwoody Way. Biggest complaint we have is Pulte’s lack of flexibility. You can have anything you want as long as it is on the menu, but if it isn’t on the menu don’t ask and don’t ask for substitutions or any changes to their plan. Was forced to install their light fixtures despite not liking them. After closing we then had to remove theirs and install what we liked. What a waste!

We found the project manager and warranty follow up person very responsive. Community Director a bit less so. We are in our third round of getting punch list items taken care of by the contractors the warranty person has specified. Overall I am satisfied with my commitment to Del Webb.

We were amazed at how fast the home went up and was completed.

Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things up after closing. Recommend that you get a qualified home inspection soon after closing to find everything and get the repairs underway as it will take several months to get everything completed. ... More

Del Webb community itself is great but the current builder seems to value quantity vs quality. The project managers do a great job but the subcontractors (i.e. concrete contractors) work is rather sloppy.

Finish out was pretty good. Some options were significantly overpriced, others were reasonable. With studs 24" on center with no plywood on exterior (stucco goes on top of tyvek) a little concerned with how sturdy it is built. Seems to be pretty well insulated. Lack of natural gas in the community is a big draw back - every thing is electric.

Recently moved to the Del Webb Southern Springs community in Spring Hill, TN. Southern Springs is a great concept and once done will have approximately 900 homes. We have a wonderful Amenity Center with indoor / outdoor pools, gym, fitness and meeting space, pickleball and tennis courts and much more. The community has clubs and events galore - too many to mention. Great neighbors too! Overall, my wife and I have been pleased but there are a few things worth noting. First, the urgency the developer has is totally one-sided towards getting as many houses built as quickly as possible. This results in sometimes sloppy work as all sub contractors are under extreme time pressure. And it shows. As we neared the finish line for completion of our house the pace seemed frenetic to the point where customer empathy became secondary. There was too much to do and not enough time to do it with care and simultaneously demonstrate sincere concern for the customer. Second, we had a couple of disputes around what was promised and what Pulte attempted to deliver. We had to argue with them on matters that never should have been areas of friction. Even though we prevailed on most items, this was not customer centric behavior on the builder's part. It was disappointing for the customer to have to stand up to fight for what was right and petty on their part. Third, expect to get nickled and dimed on upgrades. It's their business model. To end up with the kind of home you want - you'll spend several thousand extra dollars. No way around it. Last, do not believe anything they say about the time-line for completion of community amenities. They will happen eventually - just not when Pulte originally says they will.
