Pulte is very responsive to issues and compensates fairly for their mistakes which is great customer service. Project management and sales team are very customer focused and will do what ever they can in their control. But Pulte corporate are not using high-quality materials nor listen to add low cost value options, Pulte wants to stay with their standard options even when low cost changes add considerable value for the homeowner. Ie they will not include a hot water recirculating loop to save water. You have to wait for several min to get hot water in lieu of 3seconds at your sink/shower ...

Take notes about every detail of your plan and design because of unexpected and unexplained changes, I.e. shower heads in the master bathroom. Inspect carefully details of floors ( we found lots of paint left and poor details around toilets, walls, windows, and toilets. Garage, cabinets, and countertops needed additional touches and cleaning of construction materials and gaps. Ask questions and document appliances you choose. Our refrigerator was a little disappointing - not what we thought we chose. Check the garage openers, and “smart home” features. Good luck.

Lack of attention to details

The home in general is good not great, lack of attention to small details matters to anyone buying a new home but paint on floor, carpet, weather stripping shows lack of care taken. Anyone working on these homes should do so like they are building it for friends,family or for themselves.

Many things that I expected to be standard were not included. For example, garage walls are not finished or paint-ready- they should be at least taped - there is a paid option to have the garage walls finished. The bathrooms come with a plastic tub and/or shower enclosure, not wall tiled. The option selection process could be improved.

Disappointed in the overall workmanship of home.

Encountered many problems because of unskilled workers. The supervisors of the construction managers should know more about the building of a home. They aren't willing to listen to a homeowner. The construction managers have to spend too much time babysitting subs because of the bad work performed. Thus, making costs go up and frustrating to see this through the whole process. Was Not a Good Experience.

Good experience but after the sale, not so willing to help

We were happy with the sales experience. Build Quality was very good. At pre-closing walkthrough, we were told any issues within 30 days would be immediately handled by quality control manager. That never happened. Two messages asking for very minor issues to be corrected were never answered or acknowledged.

Have bought and built many homes in the past. Construction manager seemed under pressure whenever we met. He did a very good job, especially in the quality of the build. Communication primarily only came from him. We did receive a couple messages from what appeared to be senior management asking if we had any issues. Twice I responded regarding a finance issue and asked for a response-never received one .

Del Webb builds great homes. The only bad experiences we had were with buying our home with Pulte Mortgage. Joe, Dan, and Todd were great. I didn’t like the back and forth with Zach. I was told that Pulte would match or beat another lender’s offer, but when I sent the proposal to Zach he increased Pulte’s costs instead of trying to match them. When I asked if he could decrease the points of the loan, he sent a proposal increasing them. It was like he was just moving numbers around hoping I won’t see them. We were a little disappointed in the selections we had to choose, from cabinets, hardware, tile etc. Many of the choices were very dated. And who knew if you chose the standard cabinets in the kitchen or bathrooms, they don't come with hardware! No drawer or door pulls and not even an indentation on top to open them. I will say, as in most new construction, there were things not done right, but at least Pulte was pretty responsive to correcting them. My biggest complaint was the lack of communication with everyone except our project manager. I do like my house but we have made many changes ...

Everything went fabulous until we took possession of the home. We loved our sales agent Bridget and our builder, Lonnie was friendly and helpful sending us pictures of our house as it was being built. He was quick to respond to issues after closing, as well. But our disappointment was when we closed, so many things were not OK. Beverage fridge has never worked - still waiting on replacement, dishwasher and freezer never hooked up to water, doorbell was not wired correctly to work and rang by itself constantly, smoke alarm was not wired correctly and kept going off at all hours of the ...

Good experience with some surprises

The biggest shock was a 750 dollar assessment for future repairs on a clubhouse that hasn’t been built yet! This item was not explained or even mentioned until we were in our house for a month. We still don’t have a life style coordinator, but we are charged full price for amenities that don’t exist yet!

The buying/construction experience was not very good. we were not able to make simple changes after earnest money was provided during final design meeting. The completion schedule was not confirmed at any time during the construction process. The Del Webb process was very rigid and not customer friendly.

The home buying process we thought was going to be fun, but it didn’t turn out that way. Several things we wish we could have changed after our sales person gave us bad information. One of those was that he told us we had to have the exterior gas line come out of our bedroom, when we walked around with our construction manager he told us that was not the case but it was too late to change. We purchase a home that was already built

We love the home, however there were several things that were sub par. There was glue all over the floors that we had to scrub to get off; the washing machine hoses were put on backwards (cold on hot and hot on cold); there are footprints permanently etched in our driveway, which was painted, and some of the paint is chipped off; there's a lot of glue like stuff on the front of the house and very obvious places all over, there are chips on doors, walls and several places, the filter outside the front door was filthy, the garage and lanai was filthy, with bugs all over and huge spiders - live ...

Only allowed to make changes to interior of house, not exterior. Cheap siding, windows, roof. Some of the subcontract work is okay, other poor. I think you go with the lowest bidder, so you get comparable work. Window left wide open for drywall taping to dry, big storm came through, nobody shut the windows, rain blown inside the house. This is an example of things we were not impressed with. I believe we overpaid for the house just to live in this 55+ community. That said, we are happy with having moved into the 55+ community.

While we love the location and community we have been disappointed with the overall sales process and the quality of the home. I can spend lots of time going into the details but bottom line is Pulte has fine tuned the overall home process so that there needs ( revenue and profit) is way more important then the customer quality and experience. We built a home in AZ with another builder and that experience and quality was a million times better.
