The workmanship of the finish work for trim, doors, countertops, tile and cabinets was not as expected based on the model homes. Several items are still in need of repair and we have been in for six weeks. Repairs are not expected for another month. Overall, though, the house fits our needs and our selling agent and warranty man are great to work with.

If you are looking for a personal touch …this is not a custom builder. They have several properties being built at the same time so you are one of many waiting in line to have issues resolved

A bidding process to pay extra for building lots should have been a warning sign. Very little contact from Pulte construction during the building process. I can understand it’s a difficult time to build with Covid, labor and material shortages. But after a big rush to meet their closing date at the end of the building process, we cannot get anyone from Pulte customer support to return calls or follow up on issues that need to be fixed. What good is a home warranty if there is no response to calls? I left voice messages three days in a row on the Pulte Cutomer Support line. The answering system message states they will return a call by the end of the day. Never got a call back. I sent emails several days in a row. A week later I got a response to my first email asking for a more detailed punch list. Emailed that a week ago and have not received any response yet. A neighbor had water running from a faucet that would not shut off. Pulte customer service told them that was not a priority and someone would be out in a week or so to fix it. What? Plumbing that does not work is not a priority? Sun City Festival looks like it might be a good community, after the house issues are fixed. ... More

There were many delays ( which is quite common these days). However, the response to our questions and concerns were met with nasty and callous responses. Customer service needs to be improved.

Homes are built very fast. Hopefully at no sacrifice to quality!

The quality of finish work is poor considering the per sf price, the overall home design has flaws caused from not thinking through how someone lives in the space, and the upgrade options are limiting and expensive, but the Pulte people are kind and pleasant to work with. The DW Community is a happy and quite environment, outside of the temporary construction crazy, and we love the amenities.

It was ready when they promised

Our experience up until about 3 weeks prior to close was great -- sales team and build teams were responsive, Very happy with our lot and our home. The last three weeks before close and for a couple of months beyond has been very rushed and there were a number of things that weren't taken care of that should have been. Things have taken a lot longer than they should have to get taken care of. And mistakes were made because builder trades were rushing and trying to finish homes too quickly. It felt as though they were trying to close as many homes as possible by the end of the year and we suffered because of it. On the whole, we are very happy with our home and feel it is a good quality home. We would recommend a Del Webb community to our friends. We just wish the tail end of the experience had been as positive as the rest of it. ... More

For the price of a Pulte home, and the current building quality does not match the price. The poor tiling, painting, and installation workmanship is not acceptable. The missing kitchen parts, appliances, incorrect tiling, etc that was not fixed before we were forced to close at year end does not reflect a superior builder. The current open items that do do have closure dates is totally unacceptable.

Our experience with the Sales team and Design Center was great. From the time we saw the model house to the closing of our escrow, it went smoothly. For the most part, we are pleased with the house. Due to obvious imperfections (eg: molding, painting, caulking, etc.) we are still waiting for these items to be addressed. In the haste to get the home finished, we feel that there was lack of attention to detail. But the good news is, after meeting with the warranty department, things will hopefully be addressed and get completed in a timely manner.

The contractor site managers and other personnel have been knowledgeable, polite and considerate. I have had minor problems with the dwelling but so far these issues have been resolved except for items deleted or on backorder. I purchased the backyard landscaping from contractor. I am disappointed with the results and would not recommend this option purchase. However, homeowners who are installing their own backyards and pools lack consideration of the near neighbors. Overall my experience has been marginally positive.

Attention to detail is lacking. Example: hot/cold water in vanity was reversed in the structure for one of the bowls. Only solution is to cross-over the connection hoses. Another example: 3-bank light switch at opposite ends of kitchen each control the same 3 light areas, but the center switch controls a different area on each bank. Easy fix but poor attention to detail. Another example: Wine cooler installation - door rubs on one side of the cabinet. This sort of stuff should be caught by Del Webb quality control, not homeowner. Other silly stuff like a window blind not functioning properly, a window not properly aligned etc. Significant waste of water waiting for hot water due to heater being located in uninsulated garage at front of house rather than in a more central location. That's a cheap design issue rather than attention to detail. I expected better from a 'top tier' home builder ... More

Buyer Beware!!! Very disappointed in whole process.

The contract called for an insulated garage door, now they say they cannot deliver it and offered a $500 credit. No way you can buy a door for that price! What an insult!

We had great experiences with our sales person, Shioban. We had several items missing in our home delivery including our whole house humidifier and our lyric thermostat, which we caught after closing and have still not been resolved. We have a few people helping us resolve these issues but we have been here a month and a half and are still waiting on installation and replacement of several items.

overall quality is quite good for the price. Del Webb not at all responsive to special requests

It took much longer than advertised to have the house built but once built we are very happy with it. The quality of materials and workmanship were very high.

There were really no surprises through the entire process. The pricing estimated through each step stayed consistent with the actual cost.

The workmanship is similar to the old Fox and Jacob track homes. I wonder if worker take any pride in their craft.

Be very careful before you sign. Sales team will say anything to make a sale. I ended up with my dream home on a lot with a tiny backyard that has a 45 degree slope. Totally unusable space. I feel I was mislead and am very unhappy with my choice. Beware.

I guess anyone buying a new house is having the same experience we had. Material and labor shortages kept pushing back our move in date. When we were told the house was ready for our final inspection we saw some clear examples of hurried workmanship that was careless and incomplete. We were told the items would be fixed ASAP. That was nine weeks ago and most of the items haven’t been addressed. Covering crakes with caulk didn’t quit live up to quality workmanship. We been fixing some of the blemished stuff ourselves. Not our best experience with our builder.

The project managers were awesome. Always able to answer questions and listened to our concerns. We appreciated being able to come and see the progress whenever we wanted.
