My salesman was great. The woman from design center great. Then comes my field manager ok in the beginning but as soon as house closed fixed almost nothing from punch list. Not very responsive to texts. Now I have a new field manager who takes over after 30 days so we will see . He is at least responsive and has scheduled a couple of repairs. Hoping to get my hand held shower head soon . So will see how new manager does too early to give review on him .

I wish they had done a better job in using the site survey before they sold the home. the response on issues and back orders has been very underwhelming.

Despite your suggestion, I want to state that Jared Sampson was a terrific superintendent. He went beyond the call of duty to respond to my issues. I can’t say the same for the HOS group in the Canopy. “To save money, we only buy name tags quarterly.” Isn’t their key role to make homeowners feel welcome? “We haven’t ordered the stickers for golf carts yet.” What’s the wait? About went crazy…told me my mailbox was by the sales office. Nope, it was on Timber Light Trail. Their suggestion was to stand in line at the post office. When I left a note, the post person helped me figure out the issue. Oh well, it’s my time not theirs. Still haven’t figured out how to get monthly direct pay for my HOS fees after numerous emails. ... More

The management company is non responsive The windows are inferior The heating system doesn’t heat entire first floor $million for a maybe $five hundred thousand house Would not do again

The community is full of exceptionally friendly people. I would strongly urge hiring a qualified inspector for predrywall & celebration walk thrus (if you’re given ample notice of these dates). My experience has been one of shock at the sloppy workmanship and the lack of follow thru on basic items. Also make sure what you ordered is actually in the house

Everyone that I worked with, very professional, good knowledge of their product and customer service was excellent, including agents, construction and settlement. I ham very happy with my beautiful new home

It is easy to request something to be done, but getting someone to do then is another thing. I have been waiting for my baseboards that got soaked to be put on and still waiting! Electrician was to come out today NO SHOW!no response when called.

It was all about the sales cycle. The quality of installed products was good and bad, and follow-up service is terrible. As an example, it's been 5 weeks since we asked to get our quartz counters (which are a mess) looked at. They don't even respond to requests half the time and once they hand a ticket off to a contractor the Pulte support team help ends there. Zero followup.

Do NOT work with Pulte ever!

You need to keep on top of the process.

Get a realtor and independent contractor to advise and represent you. Do not close with a punch list.

I love my new home!

The quality of the material used in the kitchen, bathrooms, and the main room make the house very pleasant to look at and to use. The condition of the yard at the time of closing was much better than I expected in that it was raked and clean of all building materials.

Incredible lack of attention to detail as a whole. Lack of overall quality in workmanship by almost all of the tradespeople utilized during the build process. Indifference by responsible parties involved in the build process. Overpriced for what we received but that's the crazy market we are in. Thankful to have a new home but would do it differently if we had to do it again. From what we have learned, this is standard operating procedure in a home built by Pulte within Sun City- Georgetown, TX.

Our townhouse is beautiful and we're very happy with it overall. Timeframes for delivery were never accurate and delays were extensive. While much of the work is of high quality, we did experience some issues that should have been caught before we moved in (for example a leaking pipe that caused damage to the hardwood floor and gas leak), however we've been very pleased by the responsiveness and follow through by the team. We also feel that the prices for upgraded items, such as appliances, are far beyond reasonable given the retail prices, and we assume that they are able to get discounts. Supply chain issues do not account for the amount of the markups. We're still happy that we bought the home. They're very good but could be even better. ... More

It took 11 months to get into our house, with four casual emails from our sales person extending our timeline out another 2 months. Being desperate to move in we closed despite numerous items that still needed to be addressed. We've not had responses back from anyone since.

We didn't think we wanted to build a home with all the headaches that entails. But after experiencing how organized they were and how they walked us through every single step, we were so pleased at the result and the experience.

Our Supervisor, Blue, did all he could to get things done in a timely fashion and would always quickly respond to any of our concerns.

Quality of house is good. Several Trades are messy and quality of workmanship could be improved.

Pulte uses qualify products but the craftsmanship is well below average. During the build process, the workers are just that "workers" and not skilled tradesmen. They rush through the build with unskilled labor, leaving the buyer with many, many repairs and corrections after closing. We had over 100. The build field manager assigned to us was not very knowledgeable or dependable during the build, in fact he showed up to our initial meeting with the wrong build plans. Most of the errors found during and after the build were noted by myself and our independent home inspector. The local Pulte staff states that all this is due to staff shortages and Pulte is pushing to build more homes than it can handle leading to poor quality. Builder needs to use pocket doors where appropriate. Really should include shower grab bar for safety. Also remove trip hazard at sidewalk to Front door

We paid close to $500K for this home. We purchased higher grade cabinets only to find them installed with damages. We have holes and damaged sheetrock masked by molding. We have been in the house less that 2 months. Already we have stress cracks in our walls; tile is cracking in the master bath; and caulking is pulling away in the shower. There is excess paint and caulking on almost every trim around doors and windows. Doors and trim were painted without first removing dust. Trim, in some cases, is not square with the walls and there are gouges in much of the trim. Outside siding was installed either incorrectly or damaged. There was a lack of quality control in almost every aspect of construction. Several times, we had to have things redone because the workers did not follow blueprints. Overall, a shoddy operation. We expected more from Pulte. We have photos of all of this to document what Pulte calls "Quality Construction". ... More

Extreme lack of attention to details. This was my second Del Webb home here. I like the community...however, the quality and workmanship is very poor.
