Sadly, Del Webbs promise of a quality home was spoiled by the builder Pulte. Had I not hired an independent inspector the quality would have been far worse. Issues included the lot being impropriate graded so that water was channeled to the house instead of away. A crappy foundation poor. Frames that were not attacked to the footer. Broken trusses. Posts that did not go high enough to support the roof but ended in mid-air. A quality build would have included none of those. Blue responded to all my question and concerns immediately. My issues were with Paul in sales. Once I signed the purchase agreement and paid my downpayment he ghosted me. He misinformed me on several options and I am still waiting for a refund on a grab bar that was nor installed as it could not be installed where Paul said it could be. I have reached out to him twice now on what the status of that refund is and as usual have not heard a word back. I reached out to the head of sales here at sun city, Mesquite a couple of days ago and have not heard back form him yet as well.

the service after closing was less than acceptable. more time and explanation of the technical device working and setup is very lacking. Work force is very haphazard. it takes many requests to correct problems.

Pulte is a large builder and part of a conglomerate. Things will be done according to their schedule, not yours with no apologies. My home was completed within their predicted time frame. However at several points in time, it sat for a week with no progress in the building process. I could have been completed more quickly without sacrificing "quality". So far, with the exception of one request, my experience with the warranty department has been very disappointing.

Pulte people made our home buying experience miserable. Total lack of communication and follow through. We showed up to our scheduled walk through with the house a mess and no one there. We later learned that the walk through and closing had been pushed back and we were not notified. We came in from out of state and were paying for a hotel room to accommodate the date and time we were given (we even confirmed the appointment time prior to the walk through). Quick to sell, follow up response is lacking in service

The home sale was quick and painless. The issue for me now is the after sale service. It appears now that my requests for service issues is going unanswered. During the sales process, we had an in person meeting with our Pulte/Del Webb. Who stated that they will be a contact if we would ever need an issue resolved again, that service is lacking and going unanswered

Our home closing date was almost a month late. In discussing with our construction manager we were told closings were being moved around by his manager. Smaller homes were being moved to the earlier closing dates. We also had the closing coordinator try to move out our closing date due to their capacity, we pushed back on this and the held to the date. BUT this is really not ok, all teams should be aware of delays and address so the same house does not keep getting pushed out. We had to pay an additional month of storage on our house hold items. Everything doing the buying and building process was great, however as soon as we closed on the property we got radio silence, No response back from simple questions and the warranty dept does not exist (being ignored, no return email or call). Our stars would have so much higher, if the post close had been the same as doing the building process

First and foremost, the sub-contractors are/were sloppy with their work ethics with NO pride in their work skills. The upper management never had a pulse on what actually was going on with the project. We are very hesitant to pursue another venture with this developer. Now we will see if their follow-up will rise to the occasion, as they promised, to fix what the contractors did not complete the first time.

Sub-par workmanship and lack of attention to detail in multiple phases of the build process. They're building too many, too fast, given the amount of supervision they have and with their (obviously) limited access to workers who are skilled.

Best option is to not take any indoor upgrades and have house redone after close. The inside walls with the orange peel finish are horrible. Everyone hates them yet they will not let you change.

Friendly sales agent. Build manager did not follow through on commitments. Fit and finishes below expectations for house at this price point. In particular, the paint and its application were poor. Design center options were too limited. Clubhouse appears to be undersized for the size of community.

Two months late on closing. Nothing for that inconvenience. At time of walk through a lot of little things to be completed and after 6 weeks we are still waiting on trim and paint. Workers are scheduled and don’t show up. I have complained about a pot-a-pottie in front of my home multiple times and it’s still there. Positive side community is nice.

The overall lack of attention to detail is staggering. It started with my arrival to my new home. There is a giant vertical crack that runs right up to my front door. The keys that I was given to the house did not work. I had to go back to the sales office and the construction manager had to let me in. Locksmith had to come back to re-key the locks. There are chips in the exterior stucco all over the house. Grout is missing in both bathrooms. There are chips in the fiberglass surround in one bathroom. The list goes on and on. Mediocre for these reasons. Here are some of many after move in. Floors, counters filthy on move in and was promised it would be cleaned during walkthrough. Leaking plumbing after day one. After a month they still have not cleaned all the paint splatter and epoxy globs they left on tile floor. Cracked tile, glass scratches, missing outlet covers, sink drain stoppers not working, obviously out of line can lights… Here is the low down. DelWebb/Pulte is a production builder. They claim quality but supervisors do not do quality control so you are depending on quality sub-contractors they ...

Very dirty home. Absolutely no care taken in delivering a clean home. Silicone and stains on tile floors. Carpets were extremely loaded with dust and saw dust.

Make sure to stay on top of your construction manager throughout the build process. The quality off the work by the tradesmen is sloppy and the quality of some of the materials is less than would be expected for a home at this price level.

As of right now, I am a very unhappy buyer. I have an issue with the water sprinkler system getting a bill that’s way too high and I was only here for two weeks. Already got a call from the water company that can be almost impossible telling me I use 52,000 gallons of water but it seems to be no concern to anyone involved in my issues I am shutting off my sprinkler system.
