Builder needs to use pocket doors where appropriate. Really should include shower grab bar for safety. Also remove trip hazard at sidewalk to Front door

While we believed build quality was good, two construction issues occurred after closing. However, Pulte was responsive with correcting them. It was just a big nuisance issue to have repair services coming afterwards to fix them. From sales side, it seemed that anything we asked for was a "no" to do. Pulte will NOT deviate from their spec. However, we found they offered others in community options we were not made aware of. Some people even brought in design ideas from other Pulte communities. we are disturbed that the finish work is not up to par. The painting work was terrible. They painted over red mud, missed lots of spots, They planted sod over scraps of roofing shingles so the grass was not growing. We went out and grabbed sod from a pile in the street and fixed this problem ourselves. Took 8 weeks to fix a problem created by Pulte Mortgage people that would have only taken a couple of minutes to fix.

Dell Webb standards are excellent, but the quality of the workmanship is mostly subcontractor dependent. Our field manager was excellent and required many do-overs by subcontractors not meeting Pulte standards, but not everything could be identified and fixed.

Construction supervisor vs warranty supervisior

I found that our construction supervisor, Chris, was unresponsive and said what ever would make us happy at the time with no follow through vs. our warranty supervisor (Julie) who is totally responsive and takes care of any problems in a timely fashion and follows up to see that work is done to our satisfaction.

I have only been in the house for 2 months. I am sure they will take care of any problems at the 1 year review.I feel very comfortable with everyone at Pulte/Del Webb. There are some design faults which cannot be changed. However the quality of the materials and fixtures are first rate. My main concern is the finish work. Trim poorly installed,paint and clean up should be improved! Our field manager was outstanding and he tried to accommodate us but I felt he was too busy and could not oversee everything.

Materials used in build out are cheap, thin sheet rock, watered down flat paint, flooring less than average easily scratches with the slightest movement of furnishings, requires soft pads on bottom of every furnishing, heels on shoes easily scratch, small dog nails scratch, in other words, not conducive to living unless you plan to sit and not wear shoes or move, grout not sealed and not an option, thus spec home used white grout which easily gets dirty. Overall the quality of the materials used to build Pulte homes is less than average.

Builders were strict about modifications. There were a lot of "we can't do that" as we went through the options when buying the house. The changes we did make were well documented. Change control was excellent. Fit and finish is average, with all the subcontractors it was expected. The value (4*) comes with the community of like minded owners.

We were a little disappointed in the selections we had to choose, from cabinets, hardware, tile etc. Many of the choices were very dated. And who knew if you chose the standard cabinets in the kitchen or bathrooms, they don't come with hardware! No drawer or door pulls and not even an indentation on top to open them. I will say, as in most new construction, there were things not done right, but at least Pulte was pretty responsive to correcting them. My biggest complaint was the lack of communication with everyone except our project manager. I do like my house but we have made many changes ...

Have discovered a number of quality issues after move in with mixed responsiveness for correction. Was surprised by difference between purchase price and insurance carrier's estimate of total replacement cost; I paid too much.

Good experience with some surprises

The biggest shock was a 750 dollar assessment for future repairs on a clubhouse that hasn’t been built yet! This item was not explained or even mentioned until we were in our house for a month. We still don’t have a life style coordinator, but we are charged full price for amenities that don’t exist yet!

This is our third time we have bought over the years as a brand new home and we have had more issues with our Pulte home than the other two builders. The house was built with speed in mind and not so much on quality. The quality or the lack of quality comes down to inspect what you expect. speed of completion seems to be the focus versus focus on quality. In general, the experience was OK. There were options that were not available when we purchased our home. It would have been nice to have these options available. The quality of the work is good, however, a wider garage would be nice. A little tight for two cars on the two car garage. We have been here for a little over three months, just one issue so far. Hopefully no more. The landscaping is very nice.

Nice home but could be better.

We love our home however some upgrades were super expensive compared to after market sub contractors. Builder flooring was not customizable unless you pay more than double of what it's worth. Backyard and front yard landscaping should be more customizable. Exterior paint was substandard. Drip lines are all done with cheap thin wall tubing that always breaks after a few years.

Overall the building process went ok. Chris our building manager was excellent. We had 2 floods before we even moved (one prior to our closing and one right after we closed however we had not moved in yet). Our air did not work the first time we turned it on about 3 weeks after we moved in. We have a tremendous amount of nail pops. Our enclosed room in our back the floor is on a 3” decline. Any thing else you want to know. Our garage door leaks at the bottom right floor.
