We are overall pleased with our new home. From start to finish, our sales representative was available to assist with any and all concerns or directed us to the appropriate person. The building team leader was responsive to our concerns during and after the House was completed. However, we recommend an independent home inspector and a real estate agent. In our case, both our agent and home inspector agreed that our home was well built

Due to turn over with Pulte homes I did not meet with my construction rep until the house was about 3 to 4 weeks from Dry Wall. In fact he told me that he was leaving the company in two weeks. I felt that he had a bad I really don't care attitude. Thankfully his replacement made up for all the negative experiences I had. Danny made it right and was very responsive to my concerns. In the end I was very happy.

Overall, the Del Webb home buying experience was good. The sales consultant, the builder, everyone went out of their way to be supportive and helpful. The exception was the Sales VP who came across very arbitrary and capricious. Also, the processes used by Pulte Mortgage were unnecessarily complex and challenging.

We had three different sales reps during our sales/buying cycle. The first two were promoted during our cycle but unfortunately the 3rd was a "rookie" and we knew more about the product & process than she did by that time. Our workmanship was just OK, but I guess that is to be expected for such "cookie-cutter" houses however the lack of true options to customize things such as kitchen appliances was very disappointing. In the sales office the process is presented as easy and fast. The closing date had to be changed twice do to lack of cooperation between my bank and Pulte's multi-business agencies. Unless you have a really good reason to use an outside lender, it may be best to just use Pulte Mortgage. Will probably save you time if not money. Used the cheapest materials possible. When I spend $700K for a home I do not expect to have replace things like door knobs, garage doors, repaint all the walls, etc. in the first six months. If they had spent an extra $20K they could have made it a quality house. Also garage is so tiny that if you park two cars, you can’t open the car doors. Driveway is so short you can barely park a car on it. Streets are so narrow the county is going to impose a no parking restriction because emergency vehicles can’t get through. The tiles in our house came from different die-lots. They were placed poorly where a lot of tiles are up higher in some parts than others. The grout lines go from narrow to wide in same rows. Overall the house was well constructed but there could be improvement in some of the sloppy workmanship in the details. The builder was not flexible and many items shown in the model were not available or changed without notice. The salesperson and project manager made the experience more positive but it was frustrating not to be able to speak directly to the corporate office where the decisions were made.

Our builder was very informative, kept us update as to the progress of our house. We feel the interior paint and windows are of low quality. The windows are cold and get near the wall with anything and you leave a mark. The stove fan installation was terrible. Parts of the mounting equipment we missing, it wasn't level.

Home buying experience was very good. Sales and building teams kept us informed throughout the entire process. However, given the premium price of the condo units, the craftsmanship and quality of the materials used is just adequate even with upgrades. Customer Care Manager is fantastic. However, getting replacement items under warranty takes a long time. A couple of obvious defects should have been addressed before the sale date.

Mail box fiasco

On closing, we did not get a mailbox key. Nobody at Pulte took ownership to resolve this, instead, they made it my responsibility. After many weeks of promises and inaction, one person finally came through in helping out after I stated I was going to elevate my request into the public forum. Slow Response Times on Repairs

This is my second new build. Very slow response time on repairs. They will not do repairs on issues found after final walk through. Now I have the bathroom countertop that has scratches we didn’t notice at the walk through they will not repair. The same on the granite on the kitchen countertop that was brought up at the walk through but now are saying that’s normal. The countertop looks dirty covers in water spots and smudges. All they did is sent the cleaners to reclean but still looks horrible. Now I have to pay to have it replaced. Ridiculous. It’s been two months still waiting ...

Our new mutual experience was good with Alex. He was very professional, knowledgeable and responsive. After the closing it went downhill fast. They had to come back four times to install the right glass in the master shower. They came back four times to fix/replace the flex room doors. Finally had to remove entire frame. It felt like once the home closed the attitude went from “tell us what we can do for you,” to “we did that according to code and you need to accept that.” Items like fencing are not included. Builder issues have arisen in the community with ground movement, though not to us directly. Issues have also arisen with construction of the community center. But we love the location and our neighbors.

Glad I did it, but overpriced for what I got

I do like what I ended up with, but looking back, this is an overpriced product. Pulte has builder level product, builder level quality, which I can get at any Home Depot. My expectations for the price I paid were much higher. Based on stories from others in our neighborhood, I feel very lucky with the sales person and construction supervisor we had - both were excellent in my opinion.

No Quality For the Price

We paid over $800,000 for a less than 2,000 SqFt home. The fixtures, lights, plumbing hardware, and finish trim are all builders grade on the cheep end. The switch locations for various lights make no sense, The lawn is nothing but weeds. On the plus side, the house fits our needs very well, the location is outstanding, and the Del Webb activities and social aspects are outstanding. Those are built into the house cost, but the basic house is no where near a $400 per sqft property
