Dunwoody Way great floor plan

Love the floor plan and openness of our Dunwoody Way. Biggest complaint we have is Pulte’s lack of flexibility. You can have anything you want as long as it is on the menu, but if it isn’t on the menu don’t ask and don’t ask for substitutions or any changes to their plan. Was forced to install their light fixtures despite not liking them. After closing we then had to remove theirs and install what we liked. What a waste!

We found the project manager and warranty follow up person very responsive. Community Director a bit less so. We are in our third round of getting punch list items taken care of by the contractors the warranty person has specified. Overall I am satisfied with my commitment to Del Webb.

The floor plans available are really nice. Even though most people choose the Magnolia or Tangerley, the exterior elevations and brick choices make the neighborhood varied. We had a decent experience during the build process where the majority of things were repaired when we or our inspector pointed out. but we are still waiting for a cabinet shelf to be repaired (promised it would be done two weeks after closing). They also built our garage door openings crooked and attempted to repair right before closing and they are still slightly crooked. The worst part of the build is the Sheetrock. ...

Frame materials are 2nd or 3rd rate. Finish subs lack attention to details. Houses and surfaces not properly protected during construction. Home construction and finished detail selection process too fast. Community and club options great.

Sales representative attentive, helpful, and not pushy. Impressed with some things in the build quality that they need to do a better job marketing, unimpressed with other things not aware of in the build. Need to make some adjustments for 55+ buyers ; like the filters for the furnace, not elderly friendly in a nine foot ceiling. Should older people be on a 9ft ladder changing the filter every month? Finish work lacks attention to detail. Caulking was messy and missing in places. We were missing a door knob. Kitchen drawer hardware was of very poor quality. Drawers very wobbly. We are trying to get these addressed.

Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things ...

Del Webb community itself is great but the current builder seems to value quantity vs quality. The project managers do a great job but the subcontractors (i.e. concrete contractors) work is rather sloppy.

Homes are nice, and we love the complex, but upgrades are excessively expensive. Head construction supervisor promises quick fixes for issues but doesn’t follow through and requires numerous attempts to get things done. We are still waiting on several issues we were promised would be done within a week, a month and a half later.

We had several cosmetic issues when moving in, which the company has been pretty good to work with. We had a significant backsplash issue on the kitchen which led to it being torn out twice and re-done. On the third time, they upgraded the backsplash and got it right. The other significant issue is that the stairwell is out of square. When we reported it (prior to closing) they adjusted the kick plate at the bottom step so it appeared square compared to the flooring lines. The sales part of the process was excellent. They worked with us and answered all of our questions that we knew to ask. I am disappointed with the workmanship for the price we paid. Also disappointed with the quality of fixtures particularly the plumbing fixtures. After the 1st walk thru, we found several things that should have been addressed and fixed at that time because they were wrong. Finish out was pretty good. Some options were significantly overpriced, others were reasonable. With studs 24" on center with no plywood on exterior (stucco goes on top of tyvek) a little concerned with how sturdy it is built. Seems to be pretty well insulated. Lack of natural gas in the community is a big draw back - every thing is electric.

Recently moved to the Del Webb Southern Springs community in Spring Hill, TN. Southern Springs is a great concept and once done will have approximately 900 homes. We have a wonderful Amenity Center with indoor / outdoor pools, gym, fitness and meeting space, pickleball and tennis courts and much more. The community has clubs and events galore - too many to mention. Great neighbors too! Overall, my wife and I have been pleased but there are a few things worth noting. We have purchase and close on four previous homes, the last was in 2005 a Del Webb-Solera house in San Tan Valley, AZ. without any problems. The Sun City-Peachtree Sales Office staff hijack the closing with demands and threats! The trustworthiness, 1 star rating refers to the sales office staff, only.

We love our house and the community with all of the activities available. A good experience from the initial purchase, design and option selections. Some quality and craftmanship issues with the home, but nothing that could not be corrected. Home was finished well before the initial completion date stated at time of purchase. The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. We did that. Be aware of where your lot is so you don't have too much construction past you, trucks dirt and noise are necessary in new areas.

The home I purchased is really well built in almost every way. However, when they come across a problem that affects many if not most homeowners they tell us what we need to do to fix the problem. In particular they installed a cheap garage door that does not allow for adjustments. Yes I have spoken to multiple Experts and and I am using their words. A new home should have a secure closing garage door. We live in a windy and Sandy area and I have owned 2 other homes in the area and have never had this problem.
