Like I said the whole buying process was great but then it went down hill. Pulte Title is horrible. Kept asking for same documents. Pulte Mortgage was great. Workmanship is horrible. Paint splatters and spray everywhere. House was dirty when we moved in. Didn't clean windows or windows sills (the high ones that you can't see, left paper and saw dust up there) , left the paper from sliding glass doors on the frames and caulked it on them. Very disappointed in the quality of home for the price you pay. Cheap workmanship which resulted in many mistakes and flaws.

Overall, I would give the home quality a B-. There were many items that should have been completed prior to closing and we are still having issues with some of these items. Rough 85% of the home is great... it's that 15% that was not completed correctly that is a bit frustrating. On the plus side, your warranty people have been very polite and professional... just takes a while to get things done.

No oversight on workmanship leading to many problems which should not have passed. Still waiting on some items to be fixed. The HOA fees went up $70 per mo. right after moving in. Many HOA issues like cafe losing 50 cents on $1. Very limited seating indoors and out. Kitchen too small to serve enough people. Monthly food & beverage increased to $80. Door had to be replaced which was done in a somewhat timely fashion. Had to make SEVERAL phone calls and 7 weeks later it remains unpainted. Closed without refrigerator which we were told was not included. Except that the contract said that there WAS to be a refrigerator. Took several weeks to get that.

Several quality issues with our new house all of which could have been resolved before closing. Has been difficult to get incomplete or defective items repaired. 12 weeks after moving in and many email and phone calls to our contract manager later, we are still trying to resolve many of the issues and feel like we are being ignored at this point.

Experience was pretty good until after closing. My construction manager was responsive and tried to help but seemed to have little authority to help resolve concerns. They should have more authority since on the front lines. Even going up the corporate ladder a bit had the same experience. Pulte is a large corporation and primary focus is on selling and getting homes closed. The attention drops significantly after close. Every new home is going to have some issues so it would be great if Pulte gave the same attention post close for up to a year as during the sales cycle. ...

We had considered another builder before Pulte at DelWebb. But due to our circumstances moving back to PA and having to purchase after the sale of our home, we purchased a quick sale home one where the designer selected the details of the home. We paid full cash so not to have a mortgage. They “say” that we got upgrades but given a Toll Home that we had before this, there was a difference. Quality is not what you get, it is what you are told though. Building processes are wrong and things in home get damaged during construction. Once house closes, items are no longer build problems but now warranty issues and response is slow to get fixed. A few small inexpensive changes could make home much more efficient. They are not options and you cannot change later. The construction manager is really just a PR guy for Pulte and oversees too many homes to be focused on quality. The common response to issues is” that’s the way we do it”.

Make sure you hire a private inspection company . The company I hired brought out issues that I wouldn’t have known . They were corrected . Also, it’s been a nightmare to get issues fixed after you close . Very difficult to get assistance.

When we first signed the Contract, we were very excited about this new-built Home, While the buying experience was good, when we moved in, we found that Pulte had cut corners. Investing a little into simple, cosmetic features would go a long way. I am hoping that the core construction is good because that will stay with us for a long time. The Del Webb/Pulte homes are not built for people over 55 years of age. We were never told that our house would barely fit on our lot, thereby making our back yard very small and our driveway very short. The attic stairs are very steep, unstable and have a leap from the top stair to the attic landing. In addition, there is nothing to hold onto in order to pull yourself up. Because the stairs are in a tight space, there isn’t enough room to pull the stairs down safely. You have to be tall to pull the stairs down and we are short. We have (hopefully had) a problem with mold found in the attic at pre-drywall inspection. It was treated just before closing but rather than guarantee it in writing that if there is ever a future problem where it spreads which I pushed for, but instead was told this verbally. You have a 1-year warrantee and "IF" we determine we should cover the repair or ongoing treatment then we will. Otherwise, it will be at our expense, which leaves me very concerned about the long-term quality, safety and potential repair/maintenance cost of our new home.

The walk thru went o.k. with the builder, some items where in need of replacement and/or repair and for the most part were done. Some items were not checked, (i.e. irrigation system) and it is NOT currently working properly. It was an Inventory Home, and we needed to move quickly, so we saw what we liked, but later found out that the house was not in a condition that needed to be. As an example, the PAINT workmanship needs a lot of improvement! Since the interior paint was already an upgrade, we had no option than to accept it. Good thing everything is painted trim work, they rely on caulking and paint to fill imperfections. Carpenters are fast track hacks, no sense of pride. Typical Pulte production, build out a development, blow out of town

Was told many things that later discovered untrue. 1) elevation and color of house: couldn’t pick what I wanted because had to “space those elevations and colors” on street. However, I see multiple houses in a row with same elevation and colors. Just found out there is homeless shelter for families going in next door which wasn’t revealed during the home buying process. Happy with the swimming pool and recreation center but now wonder if it will be crowded when they finish building all of the units. Paying the HOA fee has turned out to be an incredibly difficult task since the HOA administrators are incredibly disorganized - I have sent in both a direct withdrawal form for my checking account and a check when that didn’t work and they didn’t take the funds with either method. Buying the condo was easy. The issues are another story. The air conditioning has been a problem from day one. I have learned from EVERYBODY that this is an ongoing issue. Should have been fixed long ago as this is building number 6 of the complex. The problem still continues. My first night there I had to stay at my sisters because it was too hot to sleep there. From the questions in this review, I am not sure who specifically to review. We have dealt with a number of people. Most were responsive to our concerns. Were our concerns taken care of would be a better question. Our issue was with our walk-thru; we felt very rushed and were told some things that would be taken care of that were not. It was not a pleasant experience. Also I am not sure how to answer "Trustworthiness". Who specifically is the question referring too?

WHEN I pointed out problems or work done poorly and/or not finished I was told wait till the end. I shouldnt have t wait till end with everything going on punch lists. Most, if not all, could have been corrected in May.
