Our construction manager was very through. Chase B. is quite knowledgeable about the houses he oversees. His good attitude took a lot of stress out of the entire process. Thank you!

The builder was responsive and easy to work with. Disappointment is with the quality of the workmanship and materials, in particular the paint/caulking/interior doors.

I should have taken pictures during my pre-drywall walkthrough. Would have been helpful to document how my home was wired. Throughout my life, (aside from Del Webb) I’ve experienced four new home builders—after each I’d promise myself ‘never again!’ But Del Webb was uniquely different, except for a lack of full disclosure on the part of sales/agent, this build process was an improvement!!

Quality is only as good as you let Pulte get away with. You must stay on top on construction and fix issues as they occur. Responsive to complaints but almost 2 months in the house still getting repairs done. Quality should be built into house not repaired after.

Pros: Good value for money. Once construction started, excellent responsiveness from build manager, and similar excellent responsiveness on minor fixes since move-in. Design of home was attractive from the start and is very livable now we are moved in. Cons: Salespeople appeared relatively powerless when things went wrong and communicated poorly. Indifferent workmanship in certain areas.

We love the area and the comradery with our neighbors, that is a plus. We are not satisfied with Pulte and the whole process of getting to our home. It has nothing to do with the people we have had some great individuals along the way helping us, however, the corporation is a company and in my opinion, is not connected to their customers. Something as little as having a plumber come to the house a day before closing to unclog the pipes to the sewer. They don't do this and it causes all the construction residue on the pipes to return to the house and cause a big problem once you move in, that does not have to be that way. The fact that you have to have the same floor throughout the house, even though you may be willing to pay more. We got stuck with some appliances that we didn't want because the person was not clear and gave us price, not color, the fact that you have to decide on thousands of dollars of upgrades in 2 hours. Felt like once you signed to build they moved on to the next people. Things not explained well or thoroughly. No appliances we selected at closing so we got loaners. Still waiting 2 plus months later. Feel like we got the shuffle.

The overall quality of the homes is good, there were a lot of details that needed to be revisited and could have been done better the first time around.

The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! In fact 2 weeks before I wrote an e-mail to the Sales Rep. asking if the meeting was still on due to the Coronavirus Restrictions and he said yes. Turns out our keys to the house were sent to our Calif. Resident when we were here in Florida. The whole closing process left me totally unsatisfied and thought it was very unprofessional when your spending good money on a house. ... More

The house design and fundamental build is excellent and the location can't be beat, but the fit and finish of the trim and paint was unacceptable. Be prepared to redo a lot of finish work if you expected a quality job.

Was unhappy with, how the crew forgot to install the Loop that was always in contract, so they had to compromise our main slab pour breaking it up to go back and install something that should have been install correctly. They export garage floor to cover the defect, but the expiry job was poorly done many pits in floor. Backsplash wasn’t happy with the finish. All the tiles are not level in home with some chips.

Lots of issues with being blocked in and not able to get in and out of my driveway.

The build quality of our new home is excellent! We were also impressed with the responsiveness and support from our Field Manager, Kohl F. However, the landscaping by Pulte's preferred contractor was a major disappointment and we will need to redo it all. Do not use their contractor. You will regret it.

Pulte mortgage was excellent to work with. The quality of building materials was not equal to the cost of the house. Builder had no flexibility to correct design flaws.

No internet to start. AT&T boxes buried and hard to find.

Painters were extremely sloppy - there is paint dripped everywhere! There is also grout on the tile floors which is very difficult to remove. The quality of the paint isn't great - they will not let you buy your own paint for them to use.

Ask lots of questions about materials used in homes.

The initial drive into Stone Creek as well as the models and the staff all A+. The finished product comes in at a C for the following reasons. Attention to detail is lacking both inside and out. For example, on the interior we needed to sand and re-paint some window sills and caulk base board joints and crown molding shortly after moving in. Had issues with shutters because the windows are not even. On the exterior. By far the outside is our biggest disappointment for the following reasons. Ground is so uneven our new $600.00 lawn mower is taking a beating after just 2 uses. A very nice representative from Del Webb told us that they would have the lawn rolled in an effort to help with the unevenness. Because there are no trees, shrubs or foliage to somewhat block the the 8 homes in our direct view from our gathering room, dining room and lanai it is truly our biggest disappointment. Overall the quality of the Pulte home is OK. My impression is that in some areas, especially finish work the personnel got a bit sloppy. On one pantry rack one bracket was missing and some of the caulk was sloppy. My main complaint deals with TAC who is the design center used in this community. I would never recommend TAC. The service we received at the initial appointment was terrible and the quality of the floor they put in was terrible. We had to replace it at our cost.

Don't deal with Pulte Mortgage

Sales person shouldgive more in Salesperson should give more detail info on does and don'ts before 2 days before closing. Should be given at contract signing day. More follow up. Just want sell and move on to next customer.

Del Webb builds great homes. The only bad experiences we had were with buying our home with Pulte Mortgage. Joe, Dan, and Todd were great. I didn’t like the back and forth with Zach. I was told that Pulte would match or beat another lender’s offer, but when I sent the proposal to Zach he increased Pulte’s costs instead of trying to match them. When I asked if he could decrease the points of the loan, he sent a proposal increasing them. It was like he was just moving numbers around hoping I won’t see them. When he decreased the points, he would increase the costs of the loan. Tried to have us pay PMI with over 20% down, wanted us to have an impound account when we told him from the beginning that we didn’t want one. Then he told us if we didn’t that the points would go up 1/2 % because it made the loan risky and it would be hard for them to sell the loan. I told him if those were the terms that I would go with another lender. If it wasn’t for a call from Dan I would have went with another lender. I would recommend that Pulte be more transparent and give the buyer the best deal with up front costs in the beginning. I know that you are selling houses and want to make a lot of money, but it is very frustrating when you have to go back and forth with negotiating. As a buyer I want a fair deal and when you can get a fair deal from another lender, Pulte should do it’s best to meet that deal and not try to move the numbers around from points and costs of the loan to sell. I just feel that Zack played games with us and was not transparent and honest. But even though we did not like the loan process we love our new home. ... More

Showing agent was pleasant and friendly. Information provided during our contact was confusing. Closing through the portal was brutal when only accessible via a cell phone. The contract was the worst I've ever had to read and sign over multiple home closings. Getting home repairs is cumbersome, with multiple contacts involved, providing no straight forward completion dates on some items. Others have been completed quickly. We have definitely experienced information overload with key points lacking detail. Overall we Love our home, the neighborhood and the amenities included. We are pleased with the looks and quality of the home. ... More
