Pulte (Del Webb) did not meet our expectations related to home building. First the positive: the sales function is handled very professionally. The sales person was very knowledgeable, very helpful and applied no pressure. Likewise, the person responsible for helping us select options was very knowledgeable and well organized. Purchasing a home should be fun and memorable. Unfortunately, not the case. Most of the key Pulte people are nice and actually attempt to make every effort to satisfy you, until you close. Once you close, then the smiles disappear and your left with unfinished work. Warranties that have no time limit on being fixed or repaired., since they already got you. If the sub contractors were supervised than they might not have so many problems afterwards, but they are left alone to do as they want, and no one cares. I have many issues that have to be repaired and I sound like a broken record ...

Surprised by the low quality on a lot of the finishes

I enjoyed working with the Pulte team to purchase our new home. Once we were in and looked around closely, I was disappointed to find things like the paint quality and some of the fixtures were not very good at all. I wish the builder would have used much less water in the paint and upgraded things like the water connects for the sinks and toilets, as well as the towel racks and toilet paper holders.

Been here 2 months and had to have the HVAC technician, the plumber and the cabinet company back to fix items that were not caught in the pulte final walkthrough. Such as one of the pullout cabinet shelves broken, all the faucets/showerheads had to be blown out as there was sediment in each and a water line was blocking access to the humidifier. Very disappointing.

Great communication until closing. Pre-close walkthrough was rushed due to hurricane Ian and house wasn’t ready. 2 weeks after close we had rodents due to improper seal of garage door. Outstanding items are still not corrected. Very disappointed.

Our first impression when walking the model homes was great. During our build there were a lot of mistakes made. The construction manager we had at first did his best to help fix things. the second manager liked to talk a lot and did not get things fixed. We closed on our house with defects noted and currently no one has come to fix them. The tile layer needs to be taught haw to lay tile, uneven and poorly laid. The quality of the workmanship on my home is below average. The subcontractors have no respect for your home. They seem very less than skilled. We are to the point where I want to hire my own people to fix the problems that have not been addressed.

Although when I signed my contract I was supposed to close within 6-9 months on my Del Webb Wilmington Riverlights home, it took 13 months for my home to be built. I am disappointed with the quality of construction. I was not here during construction because I was living in another state. After I moved into the house, I found so many examples of sloppy workmanship inside the house and there was a major sewer problem. The basic structure, framing seems fine. I learned from neighbors that everyone had problems with their homes and some were worse than mine.

I’m a bit put off by how the service person pressures you to give them a 10 star rating and tells you that it’s a failure if they get anything less. It’s all action at the start but once you’ve rated them, they are are nowhere to be found. They ‘ghost’ you. Still numerous deficiencies that have not been addressed. We have a real issue with quality of products as well as workmanship. For a home over $500,000 doors should be wood, not hollow ones that delaminated even before close. Some of the molding was not wood. There were many other items that were upgrades that should be standard. And much of the detail work was poorly done. Our builder did his best but there were still many issues after closing.

Terrible warranty response! Plumbing back up several days after taking possession. It was a Friday afternoon. Pulte sent an incompetent plumber. Two days later sewage backup returned. I called a competent plumber who fixed it. They refused to reimburse.

Very sloppy attention to details. Cracked bath tub. Window that falls out of frame. Warped door. Cracked trim. Large, unsealed gaps in baseboards. GFCIs that constantly trip and won’t reset for days. Huge gap between ceiling and cooktop vent shroud. Cracking concrete. And on and on.

The community, location and amenities are fantastic. Quality of workmanship and materials should be a separate category. The things in the home that take it from ok to great are missing. The build process interspersing location of builds and completions could be better. A new owner should not be put into a mindset of having to worry about what might go wrong hearing and seeing what your neighbors are experiencing.

We can only hope the structure is sound as the finish work is rather poor. We had to point out many times crooked door and window framing. Some were corrected however, others were just left with the response “no way to fix it”. The shower frame and doors in one bathroom are installed incorrectly, this was pointed out before closing and 2 months later this is still not fixes. Some windows are damaged, again pointed out but not fixed. Had major issue with laundry room door wall not square and thus it was not parallel with the hall-way flooring then the laundry room itself had its own tile off another 5-10 degrees off parallel. Wall around shower was off perpendicular about 5 degrees and really showed with more space of wall at top than bottom by the tile. Many windows were not trimmed parallel or square. While these were all fixed within 2 weeks of finding them and right at closing, they would not have been fixed if we had not come down to check on the house 2 weeks before closing. Workmanship lacks in many areas of the house. In some cases, the cosmetic quality is unacceptable to and standard house. The refrigerator is noisy, the drawer won't close completely, two shelves in the freezer are missing. The model home has a side-by-side refrigerator with a pull-out lower freezer that fills most of the provided space from the cabinets design, this one doesn't. Thats just some things to discuss, there other areas to that also could be discussed.

BEWARE. Pulte did not have our house completed and to our satisfaction at closing. They asked us to give them a good rating in spite of their inability to complete the house as contracted. They in fact asked us to state the house was completed even when it was not. The many, many items left undone are too many to name here. We’re now moved in and in a fight to get the simplest of things completed. Again BUYER BEWARE.

The contract required to buy the home places NO responsibility to deliver the home on time, and without defects that good quality control could avoid. The developer is focused on securing new buyers, using contractors who too often do slip-shod work and are not help accountable. Getting unacceptable defects fixed are 50/50 at best; for example, we have a shower floor that leaves a large puddle at the back of the shower because the tile floor was not sloped correctly. I wish the builders and contractors would take a little more time to do things right the first time. It’s very frustrating when the owners move in and they have to log several work issues because things were done in a rush. There also needs to be more communication with the buyers. Final inspections should be done before the new owners move in. My new home was left with dirty floors from the contractors.
