Our home is very nice - but leaving a dirt square by our front door is very disappointing. It wouldn’t have taken very much to cement our front patio since there is a cement walkway RIGHT NEXT TO IT that leads to our front door. The pony wall that surrounds the dirt area is attached to the house, therefore it is “part” of the house. We feel the house is not finished.

Patio roof area is a single sheet of roll roofing. No insulation in garage. Run gallons of water to get hot water in kitchen, tankless heater not designed for whole house.

Make sure you hire a realtor and a third party home inspector.

The experience was a bit stressful. Del Web do not agree on our suggestion. We have to follow all their idea and choice. The quality is fairly good but after building 5 houses this one was not our best experience.

Sales experience was superb. The on site Pulte manager for our home was awesome. Response to in house issues was great. Response to dead bushes noted at inspection very poor. Lawn damage immediately after closing from mowing crew very poor. Sliding berm fix very poor.

Pay close attention to the build process as items are missed

We lived close by so were able to watch the building process. We knew right from the sale that it was a "take it or leave it" process because they do not make changes outside their standard. So we knew we needed to watch and be involved in the process. We visited each week. We noted that the furring and studs were not evenly spaced so in one room where it was critical because of the load the wall would bare, we personally added some because they would not. The irregular spacing has created a couple of issues after moving in when mounting things on the walls, such as a lg TV. Our FM was communicative so he would tell us what they would / would not do. Since we moved in we have had bugs in our master bath sinks. Our QA rep has taken no responsibility on WHY we have these bugs and what they are feeding on in a brand new house. So we have had to work with a pest company going on 7 weeks. There have been other workmanship issues that I submit for repair / maintenance. Due to covid shutdowns, we are on a schedule for June. We are happy we bought in Carolina Orchards, but more for the location and amenities than the house. Pulte's design center is very unimpressive, from the offerings to the expertise of the design people. Unfortunately, the people there and in the sales office aren't as familiar as they need to be with items like the functionality of the appliances. They don't tell you what model numbers of appliances you are buying so you have to take their word for the funtionality. I caught a function error in what I was told by the sales person and the manager of the design center about what my microwave/oven combo would do. Once I saw the model numbers when delivered to the property site and looked it up, the information given to me was wrong. They changed the appliances, but at an additional cost of $1800 to me. They had no interest in accepting any responsibility. It was only 3 weeks from our closing, so I really had no choice at that point but to accept it. On the outside of the home, the landscaping is pitiful. Many of our bushes and trees were just dropped into a hole and covered with pine straw. Theres was no dirt around the root ball. Many patches of our sod were and still are completely dead when the house was delivered. All in all, like the title says, its just a production home and all that it implies. Need to keep a close eye on what is being done in a house being built. Builder tends to depend on warranty work instead of doing it right the first time. The focus is not on quality but they will deliver when they say they will. The good news is warranty team never complains about fixing building issues.

Could not get build issues resolved prior to closing and once they had their money, call back issues take forever and don't seem to fix many of the problems. Not the same Pulte experience I had in Virginia.

Poor communication on follow up on repairs needed after moving in

Cost per constructed square foot is exorbitant against comps in the area and 20% higher than the rest of the Southeast. The problem is that there are almost no other choices for active adult lifestyle.

While we love the layout of the home. The standard contractor flooring is extremely poor. We upgraded our cabinets and counter tops and we do not feel we received quality on either one.

Everything was great until closing...Project Manager and Sales Representative were very responsive. After we moved in during heavy rains, we discovered two roof leaks damaging the ceiling in the master bath and the living room. Granite counter top in kitchen has a chip were two pieces of granite fits together. Third bedroom floor makes noise when you walk on it. Finished quality and responsiveness lacking

We are disappointed with some of the quality and work done

Only two units of the 400+ have no overhang above front door! Snow piles against the front door and when open falls onto the wood floor! Deliveries get soaked in the rain! If we were told that we would have this elevation, we would not have purchased this unit. Also No internet or TV for 6 weeks now! Cable was never pulled in the street!

There have been some issues with “ Subs”( plumbing) & minor quality issues. However, overall the process was generally seamless.

Make sure you really check drywall, painters painted floor so check for that, numerous scratches and chips in floor, upgraded carpeting is not good.

We love our Del a Webb home and the community. So much to offer. Well built home. Our only problem was Pulte mortgage. They were awful. Do not use them. Should have paid cash and saved ourselves a lot of stress.

Please spend more time in your walk through so you don't have to keep calling warranty for issues.

The quality of workmanship is excellent. And the price is reasonable. The Pulte Field Manager is exceptional and responds to any concerns/complaints. There was one issue. I do not believe the sales representative was upfront with us before closing. He did not let us know there would not be a refrigerator included in the price of the home. Even the sales brochure implied there would be a refrigerator. Some would say we should have known a refrigerator would not be included. However there is no need to obscure this fact from new buyers. Let's have full disclosure.

Mortgage issues - non responsive. Goes to trustworthiness. Looking back we over paid for the home. Loved the look and the decorations. Too much space and inefficient space. Workmanship is very good.

Our house project manager was an A+. Other than that Average is what it is
