We believe the supervisor for building our home truly gave it their best, however, after being in the home for over a month now, it’s apparent some of the trade contractors who actually did the work, were not consistently careful, attentive & thorough in executing their required work.

We had a home inspection done two days after we moved in by an independent agent. We would highly recommend any new buyer to do so. The finish elements done by the trades were definitely not ‘high end’ but probably typical with tract home builders. The charges for upgrades were high enough to incentivize us to do some upgrades on our own after moving in. Glad we did. The location is great. Design center experience was top notch. Builder assigned to us (Spencer) very responsive and kept us up to date on progress. Title company was not the best I’ve used; one mistake is a typo; more than that is careless work.

As with other mass produced development corners are cut to meet deadlines. Del web was not forthright with some of their information. Too much emphasis on meeting closing dates. My sales rep was top notch!

The sales people drummed into our heads that Pulte is not a custom builder. All homes are built to a standard. Silly me, I expected the models to reflect that standard. When we got into the home, we found several "standard" items that did not match the model. I have had to make modifications to the home to make it useable, With respect to the wiring in the home for TV, phone and internet, I expected the wiring contractor to understand how the cable companies would install their equipment. Workmanship is my biggest disappointment. Sloppy painting and caulking. Oversized cutouts that had to be repaired (at least the one's I saw before closing). Cabinet finish work, clean-up lacking, yard is not leveled... I will say the tile work in the master bath specifically is great work. Pulte has responded to 3 out of 4 warranty requested repairs.

Problems after move in

Things were not completed and when we contacted the Forman he stated we needed to contact the warranty department. Called about Windows not cleaned inside and out. They also left a razor blade on the outside sill to leave a rust mark on the outside window sill. Front door seal not put on properly and the fix was to add a piece of foam at the top of the door. We are away right now and will have to call when we get back home. Called many times to have front eve painted to no avail. Still needs to be done

Home was not finished at closing. Floors were paint and stucco spattered. Promises on follow through for cleaning and repairs were not met in timely fashion.

Workmanship leaves something to be desired

The house floor plan is great. The community is better. But the workmanship was not nearly as good as I had expected. The dry wall is not even, the vanity lights are not level. The vanity in the master bath is not square. The good news is that that customer service has been responsive. Although the problems have not yet been fully resolved six weeks after move-in.

Everything went fabulous until we took possession of the home. We loved our sales agent Bridget and our builder, Lonnie was friendly and helpful sending us pictures of our house as it was being built. He was quick to respond to issues after closing, as well. But our disappointment was when we closed, so many things were not OK. Poor quality and experience

While we love the location and community we have been disappointed with the overall sales process and the quality of the home. I can spend lots of time going into the details but bottom line is Pulte has fine tuned the overall home process so that there needs ( revenue and profit) is way more important then the customer quality and experience. We built a home in AZ with another builder and that experience and quality was a million times better.

Overall, we felt like Del Webb/Pulte were not totally honest and upfront with us during the buying experience. We were led to believe that everything in the Models was available for choice at the Design Center. Boy were we wrong. All of the nice touches added to the Models were additions by the Interior Decorators and are not available for selection at the Design Center. Working with the sales team was very nice as I had expected it would be. Working with the construction team has not been all peaches and cream. Have had more issues than I thought. I expected more from Pulte but not sure it will ever make it my expectations, unfortunately!

A Stressful Experience

Everything from the start was very difficult for. We wanted to give up but our need to be close to our daughter and family for their assistance in the future didn’t allow us to stay in our previous home. Homes are nice

I didn't like the buying process. Once you lock in the structure part you can't make any changes even though they may be months away from starting. The same is true for your design selections. Also, I was told March - April as the most likely closing time but it was mid February. My realtor agrees that was the timeline we were told. I couldn't change that day or time without a $500 per day cost which is ridicules. I would not recommend anyone go through this process. The homes are nice but overpriced because you are also paying for the amenities.

Our salesperson promised all sorts of after the sales support but then got transferred to a different development and pretty much ghosted us. Our project manager seemed pretty good at the beginning, then started neglecting more and more as we got closer to our move in date. there were still a handful of things that should have been easy enough for him to take care of shortly before or soon after our move in that just didn't get done before he stopped answering our calls or responding to our texts.
