Road noise from Dinah Shore Drive makes being in the backyard impossible. Road noise is even heard from within the house.

Materials used in build out are cheap, thin sheet rock, watered down flat paint, flooring less than average easily scratches with the slightest movement of furnishings, requires soft pads on bottom of every furnishing, heels on shoes easily scratch, small dog nails scratch, in other words, not conducive to living unless you plan to sit and not wear shoes or move, grout not sealed and not an option, thus spec home used white grout which easily gets dirty. Overall the quality of the materials used to build Pulte homes is less than average.

Builders were strict about modifications. There were a lot of "we can't do that" as we went through the options when buying the house. The changes we did make were well documented. Change control was excellent. Fit and finish is average, with all the subcontractors it was expected. The value (4*) comes with the community of like minded owners.

My praise will go to the assigned Realestate agent and my construction manager. I was not disappointed in either. The agent handled all my question and responded in a timely manner. The construction manager Aaron stayed on top of every phase of construction. He did a fine job. My complaint has to do with the sorry Concrete work and using 2x4 for trusses in the attic. Everyone in the neighborhood complains about the amount of cracks in the foundation, porch and garages. My house was no exception. Way too many cracks. After in the home you start to see the cut corners and design flaws Cabinets that need bumpers ( several ) to keep from banging walls, chipped tile paint on door hinges, sliders that don't fit tight. Small yet annoying flaws that should have been addressed.

So-so build quality of home.

Everything in the home needs to be upgraded. Corners and walls are not square. Paint choices are limited. We are already getting nail pops in the drywall. We had a great building supervisor, otherwise I think the build quality would have been worse.

Expected better being a Del Webb

Sales people and design department were exceptional ,great experience. From that point to the finished product was average at best. Knowing it was Pulte by Del Webb we expected the best but in reality was just average construction with some quality issues we did not expect. With that being said, we are waiting for some issues to be resolved.

Sales person, Jeremy was knowledgeable and very responsive. Good Guy! Construction Mgr, Greg was friendly and responsive during the build process. Easy to work with. A positive experience working with him. Build quality is poor considering the amount of money spent on the house. We have submitted more work orders (5) in the first two months of ownership than I have ever submitted on any previously purchased/owned property. You must first understand that these are total production homes. they build several at at a time so much is going on and I dont think there is enough supervision to ensure the best quality at all times. For the price of our home I did expect more in terms of quality work in the details. The little things matter...

Don't fall for markering. Problems that were solved not by the HOA were made if is something that the HOA has to be envolved Jimmy and his team will sole but wen HOA is required you won't have a imediatly response, I' m not even starting to move but problems are starting to grow

Production House...Don’t expect more

You really need to develop an extensive list of questions. The sales agent will reveal only what they have to...and the sales process is somewhat deceptive from our perspective (they don’t answer some things straightforwardly, they keep selling after your contract...for instance..nobody mentioned painting the garage... until we met with the construction manager...well down the process...he sold us on it). We’re glad we painted the garage...but it should have come up 6 weeks earlier. There were several things like that. Flat work is bad (many cracks in basement (less than 2 months in). ...

Sam, the builder, is a great guy and worked very hard to accommodate our needs, wants and concerns. However, he was limited in what he could do by the quality of the materials used and the workmanship. Lacy, our Pulte contact, is wonderful. She has been very responsive and understanding in correcting all the issues we have.

Pulte is very responsive to issues and compensates fairly for their mistakes which is great customer service. Project management and sales team are very customer focused and will do what ever they can in their control. But Pulte corporate are not using high-quality materials nor listen to add low cost value options, Pulte wants to stay with their standard options even when low cost changes add considerable value for the homeowner. Ie they will not include a hot water recirculating loop to save water. You have to wait for several min to get hot water in lieu of 3seconds at your sink/shower ...

Take notes about every detail of your plan and design because of unexpected and unexplained changes, I.e. shower heads in the master bathroom. Inspect carefully details of floors ( we found lots of paint left and poor details around toilets, walls, windows, and toilets. Garage, cabinets, and countertops needed additional touches and cleaning of construction materials and gaps. Ask questions and document appliances you choose. Our refrigerator was a little disappointing - not what we thought we chose. Check the garage openers, and “smart home” features. Good luck.

Lack of attention to details

The home in general is good not great, lack of attention to small details matters to anyone buying a new home but paint on floor, carpet, weather stripping shows lack of care taken. Anyone working on these homes should do so like they are building it for friends,family or for themselves.

Many things that I expected to be standard were not included. For example, garage walls are not finished or paint-ready- they should be at least taped - there is a paid option to have the garage walls finished. The bathrooms come with a plastic tub and/or shower enclosure, not wall tiled. The option selection process could be improved.

Disappointed in the overall workmanship of home.

Encountered many problems because of unskilled workers. The supervisors of the construction managers should know more about the building of a home. They aren't willing to listen to a homeowner. The construction managers have to spend too much time babysitting subs because of the bad work performed. Thus, making costs go up and frustrating to see this through the whole process. Was Not a Good Experience.

We were happy with the sales experience. Build Quality was very good. At pre-closing walkthrough, we were told any issues within 30 days would be immediately handled by quality control manager. That never happened. Two messages asking for very minor issues to be corrected were never answered or acknowledged.

Have bought and built many homes in the past. Construction manager seemed under pressure whenever we met. He did a very good job, especially in the quality of the build. Communication primarily only came from him. We did receive a couple messages from what appeared to be senior management asking if we had any issues. Twice I responded regarding a finance issue and asked for a response-never received one .

Del Webb builds great homes. The only bad experiences we had were with buying our home with Pulte Mortgage. Joe, Dan, and Todd were great. I didn’t like the back and forth with Zach. I was told that Pulte would match or beat another lender’s offer, but when I sent the proposal to Zach he increased Pulte’s costs instead of trying to match them. When I asked if he could decrease the points of the loan, he sent a proposal increasing them. It was like he was just moving numbers around hoping I won’t see them.
