Our final inspection revealed a defect in the ($8000) waterfall island countertop. Replacing it would have delayed our closing, and with our rental deadline and movers, that was not an option, so we settled on a $500 food voucher. Pulte could have worked with us on that. Disappointing. While gutters were being installed after closing, 12 cracked roof tiles were discovered. One of the bathroom sinks has come loose from the countertop. Have a detailed meeting and expectations from building supervisor. Have low expectations if want high quality work. Standardization gives speed to execute, but removes personalized experience.

Overall the building process went ok. Chris our building manager was excellent. We had 2 floods before we even moved (one prior to our closing and one right after we closed however we had not moved in yet). Our air did not work the first time we turned it on about 3 weeks after we moved in. We have a tremendous amount of nail pops. Our enclosed room in our back the floor is on a 3” decline. Any thing else you want to know. Our garage door leaks at the bottom right floor.

I didn't like the buying process. Once you lock in the structure part you can't make any changes even though they may be months away from starting. The same is true for your design selections. Also, I was told March - April as the most likely closing time but it was mid February. My realtor agrees that was the timeline we were told. I couldn't change that day or time without a $500 per day cost which is ridicules. I would not recommend anyone go through this process. The homes are nice but overpriced because you are also paying for the amenities.

Our Sales rep was extremely helpful and kept us informed throughout the process. We felt the building took much longer than necessary, if it weren't for our Sales rep we wouldn't have known where things stood. We were out of state, once here things started progressing. We have a few issues, some response times are ok, others lacking and we are still waiting for items pointed out in the walk-through.

Our salesperson promised all sorts of after the sales support but then got transferred to a different development and pretty much ghosted us. Our project manager seemed pretty good at the beginning, then started neglecting more and more as we got closer to our move in date. there were still a handful of things that should have been easy enough for him to take care of shortly before or soon after our move in that just didn't get done before he stopped answering our calls or responding to our texts. All ten (10) interior doors were incorrectly installed and our service request has not been responded to. A roof leak damaged a bedroom ceiling and fixtures. On site personnel were slow to respond. Fortunately a field inspector’s actions got the leak repaired but now we’re waiting on ceiling repairs. We’ve just read that owners are having to wait more than one month for approval of landscape change. Proposals. These are our most serious concerns.

If you put it into perspective that 'no house is perfect' and make the decision to accept the disappointments and focus on the better, I think the overall of the house is good. I wanted to point out that in picking options process for your house was both fun and with anxiety. The two options I need to address were changing primary bedroom to a 'bow window' in which would enlarge the width of the room. What you see in model (and we don't mean the upgrades) doesn't necessarily represent what you get as a final product quality. Also, be, be aware this builder does not adjust grading after you purchase so be sure to be accept the grading on the lot you select. Finally, be ready to be nickeled and dimed for things that you would assume would be part of a "Luxury Builder"

It does come as no great surprise to me that I am being asked to fill out a survey for a house that is actually 400 miles away (River Lights, Wilmington NC) from the neighborhood where I actually did buy (Griffin GA). The Georgia house experience was great… the quality appears to be outstanding… and certainly a terrific value. With that said… run as fast as you can AWAY from Pulte Mortgage… which they try to incentivize you to use.

Often, construction debris is left blowing in the wind, ending up in homeowners property or in the canals with the wildlife. Construction processes create dust and dirt. My new home and my vehicle have been covered in concrete dust and earth dust. Nobody comes to clean the homes next to current buildings projects. Our home was a Contour model. We were scheduled to move in on late September but due to someone in the Pulte Land group we were delayed six weeks and had to stay in three separate Airbnb's at our expense. No one in Pulte would take any responsibility and offer us an compensation. When we finally moved in we noticed that there were large numbers of paint drips throughout the home that had to be scraped off the floor. Plus the base boards needed paint touch ups in every room. The quality is not good at all. My tile floor has cracks already. The carpet is awful it has runs in it and it looks filthy all the time. My counter top in the kitchen , I don't believe is quartz at all. It is so hard to clean. My shower door is not fixed as per closing. Quality...what quality? I am a Realtor and will have a hard time selling in here in the future because of the quality of your merchandise. Not your builder.

Sean was helpful in the sales office. Tiffany in design center was very nice and helpful. Alejandro was our project manager and he was the best part of our entire process. Design center was an absolute money grab. Everything was overly expensive. Several of our new neighbors are ripping out the free items and putting their own tile and carpet in because the prices in the design center were SO extreme. Working with a builder-company has been very cumbersome. Too many people involved to get things resolved quickly (vs one point of contact) and/or spread too thin. The community itself is nice, the amenities, however I am not thrilled that I have lived here one month and HOA dues already increased 7%. One month and there are issues that were maybe part of "punch list" that are not yet resolved and I have no idea who to contact about them and get the stuff finished/corrected. I have a cracked window, have no idea who to contact about that, etc... It is not a particularly friendly community, ...

We had mostly a good experience with Pulte but they have finished out poorly. Getting the last issues resolved has been frustrating to say the least. No way to directly talk to someone, only sending in email requests that go unanswered. Our sales guy has been great!
