Main issues were never addressed. Disappointed that our sales rep was let go. No continuity in transition. Project manager did not take care of main issues i.e. unstable toilet and flooring. Reached out to Garrett and never heard back. Very poor customer service. Issues should have been addressed immediately. We're still waiting....

FRUSTRATION

I have built several homes for myself and spent over 30 years in construction. I feel my review is reasonable and accurate. 1. The Pulte team I dealt with were all professional, polite, and helpful. I give them an A. 2. The quality of material and workmanship was, at best, a c+. 3. Choices at the design center were limited and most items were overpriced. 4. The inflexibility of management was extremely frustrating and disappointing. 5.. Due to Covid-19, I have not experienced the clubhouse or amenities. It seems to be a quality built facility and I look forward to being able to swim, ...

After a month it's ok

It took over five months for our house to be completed. There was some delay starting the construction. At completion of the home it took us another 30 days to deal with all the defects. We're currently living in the home and it's acceptable now however we still find shortcuts and shoddy workmanship when we look closely. For example we just noticed the garage door opener is only half attachedin the front. They installed the support in the wrong spot so the opener bracket doesn't fully touch the wall. Yesterday we noticed the doorbell button seemed poorly positioned and found out there weren't ...

Disappointed in the quality of the build. They would rather re-do things 3 times badly than get it right the 1st time. We're in the home just over two months now and are still waiting to get things corrected due to Covid 19 issues and shear volume of other on-going construction. We did get the lot we wanted but at a very hefty premium. I guess time will tell if we made a good choice to move here.

The quality of some of the workmanship was not acceptable. Paint left on carpet, wood floors, and cabinets. And stove top. Wood floor has wood missing in planks. Many cabinets not working properly or not lined up . Put in work order several weeks ago and haven’t heard anything.

When we signed the contract to purchase our home we were told to expect a February or March close. We were hit with a combination of weather and poor communication. In fact, the day before closing and just after wiring the closing money, we received another call about another delay. It took a VP and area manager to finally take seriously our concerns and get to the closing table. We finally closed at the end of April. Mega company with lip service about the importance of having satisfied customers.

I am not particularly happy with this whole experience. Many instances of bait -and - switch sales tactics, starting with down payment amount at contract signing, look and care of surrounding common space, and choices of color and design of interior finish. 2 examples: one color paint for all rooms, picked from only four available colors; one color laminate flooring for all rooms. Exterior materials good quality, interior is good for only what you see. The 'in-the-wall' mechanicals are minimum,at best. Workmanship is dependent on specific trade, but overall low quality, minimum standard. And ...

The quality of materials seems to be good. The problem so far seems to lie in the carrying out of the warranty work. Promises are made, however, the actual carrying out of the warranty work by the contractors is sorely lacking. Communication needs to vastly improved between what I as the homeowner reports to Pulte/Del Webb and whatever Pulte/Del Webb passes along to the contractor. The contractors show up to complete the warranty work uninformed and unprepared to complete the work as requested. The contractors seem to be unconcerned how to effectively complete the work, and they have no ...

The sales staff is friendly and helpful. The subcontractors are horrible. The construction supervisors we had are no longer with the company. They were terrible. We have had a positive response to our concerns and are awaiting scheduling of repairs to be made. Much time has been spent worrying and fretting about our decision to build here. We lived 1300 miles away when building took place. I would suggest if you build here, you rent here and watch every day the progress (or lack there of) being made. This was/is a very stressful time. We are being assured that all issues will be ...

after the great sales pitch DW/Pulte was the greatest and would provide an error free package all inclusive, not quite. Sales was great, financing was rough but it took 5 people to get it in order for closing. Project management was lacking in maturity and experience. Punch list items still not done as well as warranty items now, of CV19 is the cause. Action was late on my punch list items and many left at closing I trusted would be done but were not. Many simple things I asked for they refused to do or used the permit as a reason not to do, not good buyer relations. I told them at start I ...

Paid a LOT for upgrades (but I got cheap finishes)

  • Nancy S.

I am really disappointed by the really cheap finishes that were sold to me as “upgrades”. The lack of attention to detail is astonishing. My construction manager told us that the shoddy work was “within their specifications”. When I asked to see the specifications, he told me that he didn't have them. After closing, every neighbor that I met has had complaints about their homes. We are making the most of our decision and investment — thank goodness for nice neighbors!

Everything was good in the beginning. We live in Colorado and are buying a new home in Ocala, Florida. Felt like we were rushed through the walk through and didn't really get a chance to look at the house throughly. We have issues with the house but unfortunately have not moved to Florida yet so we are having issues getting repairs needed. There is a wall on a pocket door which may need to be rebuilt. We have some tile which needs to be replaced. Construction was eager to move us along and only concerned about getting a good review but not really wanting to help us. We love the ...

Buying experience was pretty good. Closing was a joke. Del Webb/Pulte employees stood over us encouraging us to give everyone a 10. The trades who worked on our home were awful and extremely sloppy. Pulte said the windows in homes were hurricane proof, double pain with vinyl frames. We got hurricane proof only. Neighbors are filing a class action suit against Pulte.

The homes are put up quickly and often times things are overlooked r just not finished. Beware every little thing adds up quickly so it is easy to add $50,000+ to your home quit even noticing. You will spend extra of your own money fixing the shoddy taping in the garage and repainting as the paint quality is very inferior. The homes are crowded in and it seems that every inch of space is filled. However, the facilities are too small for the number of homes and they will never be able to hold events for the entire community which makes getting to know people hard. If the tell you there will be ...
