Generally speaking, my home is well-built structurally. The quality of the finish work (flooring, trim, paint) however, is fair at best. Pulte was definitely more interested in getting the house finished quickly versus finishing it well. Someone, other than local construction management, needs to have the power and authority to insist that quality is prioritized over a closing date. This is my eighth new home. Buying is tough

Home buying should be fun and this was not. I chose my home lot because of the location and views, not being told that there was a hill and homes being built above me. I paid a premium for my lot and now all my views are blocked. The finishing up my home was delayed over two months, which was very frustrating as I never knew whether it was going to be done or not, and when my move-in date would be. But, when I finally moved in, I love my home, and the small issues have been taken care of. The neighborhood is fabulous and the amenities are beyond amazing. So I guess, all in all it’s worth it.

The materials used are of mediocre quality. The design is sub-par for livability in the Martin Rey unit.

Pulte needs to work on customer service

We have built a number of houses and this was the worst experience so far. The salesperson Karen was excellent—professional and extremely helpful however she had to work with corporate policies. Overall in the end we are satisfied with our home but the overall experience was a nightmare. I absolutely would not ever consider using Pulte mortgage. Use anyone else—very inefficient and problematic. We had recently financed a property with another mortgage company with no issues but with Pulte they continually dropped the ball. Sales agent was not helpful other than day when we purchased. Our realtors tried to get answers from sales agent, but wasn't getting prompt responses from sales agent. Sales agent got transferred to another location. Was difficult getting information to close as the Escrow agents also changes 4times.

Lack of communication

There is a severe lack of communication between the construction team and the team that schedules walk thru and closing appointments. Do NOT give up your current residence until you have the keys for your new home in your possession. Having a final walk thru scheduled when there is no flooring, no plumbing fixtures, no appliances, no toilets/showers as a start and your closing as I knew at that time was in 3 days! There were still more "rescheduled" closings after that as well.

Sales agent was super. Building site supervisor was responsive. But there were about two dozen issues regarding poor workmanship or carelessness of builders. Fortunately, customer care response to outstanding issues has been great. Builder did promote its mortgage company, which pushed unacceptable terms; we were able to find much better terms easily. Title & closing was a grease fire--completely disorganized. Builder could not produce a Certificate of Occupancy in time for the initial closing date, resulting in a delay and forcing us to waste vacation and travel time. On day of ...

Way too many excuses as to why they couldn’t meet their commitments. Yes, we were well aware of the staffing and building materials shortages. Took way too long to get someone out to fix things.

Our home took almost twice as long to build as originally told, but that was fine as that seems pretty typical in the Las Vegas market, and we weren't in any hurry. The home is very well built, but right when we did our home designing (after contract was signed) we were told we could ONLY paint the inside FLAT WHITE due to supply issues (no other builders seem to have this restriction). Once our house was eventually complete, we had to wait about 2 months for the wall microwave/oven combo to arrive (more supply issues apparently). the Pulte Mortgage underwriting was TERRiBLE!

The whole experience of taking out a mortgage for 1/2 the cost of the property was absolutely terrible. It took me 3 days too pay cash for the house but they couldn't figure out in 4 months if I could afford the mortgage payment. If you have a business, investment properties etc. don't waste you time with Pulte!

Lack of commitment to fix issues before closing

For the price of a Pulte home, and the current building quality does not match the price. The poor tiling, painting, and installation workmanship is not acceptable. The missing kitchen parts, appliances, incorrect tiling, etc that was not fixed before we were forced to close at year end does not reflect a superior builder. The current open items that do do have closure dates is totally unacceptable.

Poor quality of backyard landscaping. I paid extra for backyard landscaping. Plants are very small and the 2 trees appear to be dead when planted. landscaping very disappointing. However, the dwelling construction is good.

The contractor site managers and other personnel have been knowledgeable, polite and considerate. I have had minor problems with the dwelling but so far these issues have been resolved except for items deleted or on backorder. I purchased the backyard landscaping from contractor. I am disappointed with the results and would not recommend this option purchase. However, homeowners who are installing their own backyards and pools lack consideration of the near neighbors. Overall my experience has been marginally positive.

Communication was weekly and then bi-weekly - totally acceptable. However , 30-45 days from completion - every single communication always stated the expected closing date, even when set will change and not to rely on. Totally not helpful.

Be aware of base pricing increases when in the discussion phase prior to signing. Base price increases were almost weekly and sales dept was surprised and not able to hold. Even the posted brochure, w/ pricing, in the model became outdated. Know that the home pricing Excludes the land. Land- we had to blind bid for top 3 of 5 lots in a lottery. Totally insane even with current housing environment. Lastly, what builder does not include gutters in the base price? $3.500 upgrade.

I feel the quality and attention to details was lacking. Once I did the walk through I could see poor painting and floor work. Also three of the drawers wouldn't roll out smoothly or at all. Meaning they installed them knowing this and then walked away from the job. Leaving me to deal with getting it using the warranty.

Models vs options were not clear. Ex - all other townhouse models have shelf under stove top in cabinet. Milan does not. Model has chefs kitchen so there is no way to know there is no shelf - just an empty box. Deceiving!!!

Pulte builds these homes as quickly as possible. They use multiple contractors with little supervision. The Pulte Representative is responsible for overseeing every element for approximately 30+ homes. An impossible task. In my case, the wrong fireplace was installed, the wrong countertops were installed, light fixtures in the wrong place, damaged dishwasher installed (and installed improperly), trim kit left off of oven, 200+ items on walk through punch list...

Be aware that the builder does not work well with lenders or customers when it comes to scheduling the closing.

I am pleased with the quality of the workmanship that went into my home. There were some issues that stalled the closing of my property, which had me in tears. I felt that I was literally interrogated by one of your sales personal. Thankfully there was an understanding Pulte employee who guided me through working out a solution to complete the sale in a timely fashion. I would not want to go through that agonizing period again and should never had to.
