Issues with fixes has been frustrating. Response in some cases slow or ignored. Some issues were addressed in a timely manner. Not happy with the bumpy lawn and the fact that it is on all sides slanted and very difficult for me to walk on. Otherwise I love my house.

The wood work in this home is horrible. Flooring company was sloppy when laying the grout. Been in the home for 2 months and none of it has been fix. Not scheduled for another month.

We had a leak in the roof after 2 months. And as I said in previous reviews the quality of the doors, windows, bathroom fixtures and other items that are given with no choice of upgrades are low quality. If we had paid for a $200 k house they may have been acceptable. But this house was $800k and Pulte saved money at every turn resulting in an inferior product.

Be careful where you build

Do your research. We were told the wooden fence behind the house would be upgraded to stone and hardy plank and it isn’t. We were told no building would take place behind our upgraded lot and 2 story homes are being built which means no privacy at all. Check and double check. Overall the wonderful neighbors have made up for the disappointment. We have a few punch out items that are not too bad. Quick response

The experience was a bit stressful. Del Web do not agree on our suggestion. We have to follow all their idea and choice. The quality is fairly good but after building 5 houses this one was not our best experience.

The home building process was not well coordinated. Seems the workers were not supervised and poor workmanship was not corrected as they worked, but towards the end, which created other problems. Upon closing, the Customer Care department has been on top of everything and making corrections, but it has been frustrating to move in and have issues. Suggest the buyer is involved in the home building process and ensures corrections are made before moving to the next stage. We are however very happy with the community. Builder did not check for proper operation of items prior to handing over home (no hot water, shower door fit, AC/Heat condensation runoff, dryer electrical outlet upside down, dead plants, Whirlpool microwave/oven combo operation). AC unit positioned outside of Master bedroom window (very noisy).

We had three different building managers during construction. The first 2 were great but the last one seemed to lack the detailed approach of the others. We were Late e in getting into our house due to the pandemic and when we finally got here we found several things wrong and the house was not clean. The process leading up to the build was excellent. Disappointed in some of the quality in materials and absolutely the lack of attention to detail. So many defects that have to be corrected but I guess it is worth it to Pulte on how fast the subcontractors get in and out??

Lack of pride in workmanship in interior finishing. Strong QA not done as work is completed and waits for buyer to point out problems as closing closes in. Need QA, QA and QA as each element is finished and have the contractor redo until it is done correctly. Soon the contractor will get the idea it needs to be done right the first time.

I’m disappointed with Pulte. Quality control is a major issue. The house was delivered extremely dusty and I suffered some health issues as a result of it. The paint job was terrible. The painters did not cover the floor so I had to painstakingly remove droplets of paint throughout the house. We requested brushed nickel items throughout the house but the garage ended up being chrome. The quartz counter in the kitchen is not perfectly leveled. Overall I am pleased with my new home. However, I am giving a 3 star average rating based on quality review. The kitchen cabinets were not hung evenly. Kitchen windows were uneven. The bathroom cabinets are also slightly uneven.

Be sure any uncompleted issues are well documented and calendared. Work in days/expectations regarding health .covid requirements. It's been 45 days and we are still waiting to hear from the tile company to set an appt.

Sales experience was superb. The on site Pulte manager for our home was awesome. Response to in house issues was great. Response to dead bushes noted at inspection very poor. Lawn damage immediately after closing from mowing crew very poor. Sliding berm fix very poor.

Great location with close proximity to beach and necessities. Friendly neighbors and nice amenities. Home has nice open concept and favorable features included huge MBR and bath, screened in lanai, convenient kitchen with huge pantry. My main disappointments has been with the interior and exterior paint quality. Paint has peeled in my garage and the exterior hardie boards show some bleed through in spots. All this could have been avoided if the builder would have spent a few extra dollars and PRIMED and added an extra coat of paint. I also have issue with the landscaping. They planted nice ...

House Is Great But Adjacent Common Areas Are Neglected

I paid a high premium price for my lot, which not only backs up to a lake, but is also adjacent to a large common area that is to remain vacant. My property only extends 12 feet behind my house, so there is about 60 feet of common area behind my property to the lake. The Del Webb HOA is supposed to install sprinklers and maintain grass in the common areas, but these areas have been neglected as overgrown weed patches instead! The HOA only mows the weeds once a week.

The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! In the middle our home being built we had a change in field managers and the details of our project requirements were not shared. There was also some third party contract pricing issues that were exposed as well. There was some quality control issues as well. I’ve paid a third party to resolve an issue instead of waiting for our warranty service to address our need as we at this time we are still waiting for several issues to be addressed.
