Dell Webb knows their business model. They provide a solid product (void of sufficient choices, but adequate), stick with their buyers longer than most volume builders, and keep their neighborhoods attractive and make them interesting places for seniors. The quality of workmanship in the initial phases is very poor. It requires multiple visits to fix, repair, and replace from quality control personnel who are more experienced and professional. The process, for us, has been long and the response from subcontractors slow. This may be a reflection of the industry and the markets; I don't blame Dell Webb or their experienced staff, but for the homebuyer, it creates a frustrating and exhausting process. Sales were great, responsive, helpful, and there when called upon. Our construction manager is top notch - he cares, has a sense of urgency, and extends himself to make up for the shoddy workmanship. What sold us on Sun City, Texas, was the community--the people, the amenity centers and the environment. The hope was that, for the price, the house would match the quality of the community. The house is nice, but not up to what one would expect for the price paid. 2x4 studs throughout. Wide spacing in the interior walls, which, at 10' of height creates a lot of flexing. Finishes, particularly painting, was poor and required repeated follow-up to make it right. No flexibility for any design changes other than with electrical features. overall it is great. Some questions and fixing irregularities takes lot longer than expected.

My house appears to be fine but my backyard is a "swamp", Two days after I moved in my neighbor asked me about our backyards, He stated he had he contacted the builder to complain about the standing water in his yard. I then took a look at my property and realized I also had standing water. We obviously have a serious drainage issue. Now they have to tear up my yard to fix the issue. This is going to be a mess! This all should have been done prior to me moving in.

You have to be a warrior to have shoddy workmanship during the build corrected. You MUST hire the services of an independent inspector to protect yourself, no matter how Pulte tries to talk you out of it. That said, once you survive the building process, it’s a great neighborhood.

From purchase to closing, we hit a lot of bumps a long the way making this the most stressful home purchase by far. Super rush to close and now after living in the home for 30 days, we see so many workmanship and material flaws and scars. When we start a list, we put it down as some of it is overwhelming. We'll see if Pulte follows through when it is submitted. On another note, how can they not "landscape" around the electrical and cable boxes at the front side lawn - they are an eye sore. We'll just leave it that way. Not on our dime. Also, wires hanging out of them since before closing and nothing is being done about after many requests. If you build with them, you must be there EVERYDAY to observe materials used and work being done - we were not because of distance. ... More

Small home with LOTS of pre- & post-closing issues. Substitutions made without my input. Almost no response from field manager during build. I've turned in 15 issues with home builder & 2 with field manager. As usual, no response from field manager. Builder is coming this week to look at the others. Sales consultant was AWESOME! My saving grace was having a realtor in my corner!

Had issues at the end of the process.

Once closing was done, it seemed that our concerns were not addressed.

Many details were missed prior to closing, some small but a few important ones that caused my closing date to change twice. Although there was a lot inconvenience and stress caused, in the end, the issues were eventually addressed.

The closing experience was very stressful and made the home buying process a very negative situation.

The sales team are terrific. When it comes to the building, the materials are nice quality but the workmanship is sadly sloppy. Trades came in and ruined materials already installed. The master shower head was completely clogged and the master drain was completely stuffed with chunks of debris and would not drain. The shower glass door was scratched. The bathtub in the 2nd bathroom was cracked and scratched. The sink in the second bath has a large amount of silicone dripping out. The tile floors have a large amount of paint, drywall, and grout all over them and look terrible. I've never seen such a sloppy job! None of the windows are straight, so hanging window treatments is difficult. We had to have the outlets leveled as most of them were installed askew. The stove had splashes of drywall or paint on the cooktop that has been impossible to get off. Almost all of the cabinet doors bump into something and have to be buffered. The kitchen sink had a dent in it. The kitchen counter was chipped. The patio door jam had come loose on the outside. After 30 days, many of the repairs are still outstanding. Delay after delay. The quality and workmanship was sub par for this price point of home. Many of the house components and builds had to be redone due to poor quality or incorrect installations.

The finish on the home was not good. The garage door doesn’t latch, still waiting on repair. There was completion work done after closing and paint was scratched and took many emails to get repairs. Trying to get bath fan, bath light, data line repair. I have had five homes built and this one was by far the worst.

Overall going through the process with the the building manager assigned has been great. (Mateo) He was great in listening to me and responding accordingly. But now issues are surfacing. My driveway had to be completely removed due to someone driving on it before the concrete cured, But instead of putting pavers over the concrete, they completely demolished the concrete driveway severing the cable to my neighbors home and then had to reframe and repour new concrete. Completely uncalled for. Now my lawn is starting to die off, not from lack of water, but from something yet to be determined. Note, I've only been here for 5 weeks, and it's not looking very good at the moment. ... More

get EVERYTHING in writing. !

We love our home but found the local construction team not to be customer centered and did not supervise the work by the different tradesmen. We experienced a lot of quality issues. Thank goodness the Warranty team is experienced, responsive and willing to make things right that should have been corrected during construction. right.

My biggest complaint is that my home took 14 months to be built. I know the supply chain and manpower issues impacted the build, but I was told it would take 6-8 months. Then, the communication with the field managers was not what I had expected. Lastly, during our final walk though, we mentioned several items that needed to be fixed before closing. We were not able to move in for a few weeks after closing but when we did, we found that the items needing attention had not been touched. They still haven't been fixed. On the positive side, the sales staff and design studio staff were great. The sales staff was very responsive throughout the process. We lived over 1,000 miles from Arizona and the salesperson would take pictures for us when we needed to see some progress on our home. We also felt like we needed more time in the design studio. We felt rushed to make so many choices but with the design staff's help our home looks great. All in all, even with a few negative issues I am very happy with my new home, now that I am living in it. I’ll preface this by first saying we love our house, lot location and the community. As for home buying experience with Pulte, can’t say the same. Once purchase agreement was signed our salesperson Mike turned into a ghost. “Zero” communication from him and rarely returned calls or emails. Construction team not much better with lack of communication seeming to be a common thread within the Pulte organization. We were given a window of 3 months for home completion (Feb/March/April of 2022) and did not close until June 17th. Little to no communication from Louie (construction super) regarding the delays and salesperson Mike says “I’m just the sales guy” when we asked him for closing updates. So the 2 plus months that Pulte was late on delivering what was in writing in purchase agreement coupled with only getting 2 weeks notice on closing date, has cost me thousands of dollars in higher interest rate, short notice travel costs and lost time away from work. What did Pulte do about any of that……..NOTHING!!! Had they delivered on the house when they said they would (in writing), I could have locked an interest rate almost a full 2 % below where we ended up. Bottom line is Pulte Homes and Pulte Mortgage has done a magnificent job of creating a culture within their organization that lacks any sense of customer service or communication. ... More

The process in building this house was not only more stressful than it should have been, the workmanship and quality of your trades was horrible. The damages that needed to be repaired from your own trades was ridiculous. It took longer than needed to build the house. Pulte needs to keep in mind when building in your Del Webb communities, you are dealing with senior citizens. Also, problems with Pulte Mortgage so much so I walked away from the 10k incentive and went with my own lender. That is a whole other story in itself. I have had to reach out to several Sr. District managers to get resolutions for the problems I had. The only positive review I can give at his point is your warranty people are on the ball and do what they say they are going to do. As well, the Sr. managers were very responsive when receiving my emails. I have had answers given to me that later it surfaced there was a whole different issue that caused the problem. Incorrect finishes being installed and the list goes on. Slowly but surely things are being taken care of. I will think long and hard before recommending Pulte or consider buying another one of your homes. ... More

They do not communicate well. And don’t respond quickly

It is a bit too early to rate the overall experience. I would want to make certain that the early request for warranty work is evaluated, prior to providing any extensive review.

Overall okay but quality is lacking in several areas

More than a month in a still plenty of unresolved issues.
