Floor was chipped unfortunately not covered. Plant in plant bed was dead before closing builders said he would replace it and requested it. They have to close and they said it’s not covered. A few things were promised before closing were not delivered had to wait.

Too many after build issues

Have been experiencing issues with tankless water heater not working. Found repaired holes in the garage the plumber had to fix because of shoddy previous work. Lawn maintenance not spectacular and it’s being blamed on the weather. Construction sites are trashed with plastic bottles, scrap wood, broken concrete, empty caulking tubes, cardboard, plastic sheeting and other discarded items. I’ve even found trash buried under the sod. The construction supervisor has and continues to be responsive, diligent, understanding and helpful when issues arise. If not for him we would be at a loss.

Not the quality I thought should be for a Del Webb property

Buying process through Pulte was clunky. They must of called or emailed over 10 times needing extra items for closing. Workmanship in house house isn’t great, cabinets are cheap and not sturdy, the floor are not level and square so I can see lots of caulk between trim and floors and some light switch plates also aren’t flush to the wall or tile. Landscaping is terrible, grass is always overgrown and weeds throughout the yard. It’s confusing because the grounds near the sales center look great, hmmm… it sure what my HOA fees cover. The process of choosing our lot, decorating, building, and financing our new build home was very exciting and a great experience, so during that time I would have gladly recommended (and did) DelWebb/Pulte to others. However, now that we have moved into our property it has not been a very good experience. Construction crews building other houses around us start at a very early 6:00am almost every day (sometimes even a little earlier), including Labor Day. Review on craftmanship

I love my Pulte house. However, the workmanship from some of the subcontractors are horrible. Zero pride in their work. Painters did the worse job I have ever seen. Concrete patios not level. But I must say Brian and Tommy with Pulte have worked so hard for me trying to correct this. Pulte needs to up the quality standards with the subcontractors.

Not the best experience/ First month living here

1. master toilet was running, had to be fixed 2. spot on wood floor that had to be removed 3. breakers keep flipping, electrician coming 4. master bath mirror has unremovable spots on it, being fixed 5. vent in bathroom was incorrectly installed, has been fixed 6. Per my realtor my house would not sell for the amount that I paid for it and the land I have been getting a quick response, on items getting repaired.

Our construction manager was a pleasure to work with and communicated well with us. However the subcontractors for the drywall, trim, and tile finish work was substandard. We are now having to deal with warranty to correct all the issues that should never have happened. The following is a partial list of issues. We have a new home in the Distictive series, not the Scenic. Our doors are hollow, the tile in the primary bathroom is crooked, the edges of the window sills, underneath are rough and unfinished as are the bottoms of all the doors. We do love our neighborhood and living here overall but feel the overall craftsmanship is substandard especially for the price

Since moving in, there have been a few things that have cropped up that are worrisome. The paint used to paint the whole house is awful. It marks easily and the quality is bad. I have always had flat paint so it is not that I don’t know the qualities of flat paint. I used painters tape to hang pictures. Put it on very lightly and when taking it off it pulls the paint off. The buying experience was mixed. There were definitely some great points, but unfortunately some not so great points as well. The salesperson, Aaron was great! However, the build quality left a little to be desired. This is our second home we built with this company within a year and half time. Nice neighborhood basically nice home, but don’t miss anything on your final walkthrough which is only about an hour. Everything you missed is a challenge. Most of the things we miss should have been corrected by the construction manager who’s job is to ensure quality control.

Sales was wonderful - Design Center was great, however they are unaware the products that get ordered do not work with the home. Work was being completed as we were closing and beyond closing. Title company was fair at best and the warranty department is unresponsive in the sense of getting things done. Still working on major issues from day 1 and now we are at day 60. Recommended someone to purchase within the same community at the beginning of the process, but not sure I would do it again. Very disappointed more with the unresponsiveness and messy workmanship than with the product.

I love the community and what they are setting up. I think they do a great job in picking the location and setting up a beautiful community. I think they have trouble delivering on the promise though. They are building homes so fast, they lose quality control and it falls to the homeowner to have to check for every little detail.

Pulte is a large builder and part of a conglomerate. Things will be done according to their schedule, not yours with no apologies. My home was completed within their predicted time frame. However at several points in time, it sat for a week with no progress in the building process. I could have been completed more quickly without sacrificing "quality". So far, with the exception of one request, my experience with the warranty department has been very disappointing.
