Dell Webb knows their business model. They provide a solid product (void of sufficient choices, but adequate), stick with their buyers longer than most volume builders, and keep their neighborhoods attractive and make them interesting places for seniors. The quality of workmanship in the initial phases is very poor. It requires multiple visits to fix, repair, and replace from quality control personnel who are more experienced and professional. What sold us on Sun City, Texas, was the community--the people, the amenity centers and the environment. The hope was that, for the price, the house would match the quality of the community. The house is nice, but not up to what one would expect for the price paid. 2x4 studs throughout. Wide spacing in the interior walls, which, at 10' of height creates a lot of flexing. Finishes, particularly painting, was poor and required repeated follow-up to make it right. No flexibility for any design changes other than with electrical features. My house appears to be fine but my backyard is a "swamp", Two days after I moved in my neighbor asked me about our backyards, He stated he had he contacted the builder to complain about the standing water in his yard. I then took a look at my property and realized I also had standing water. We obviously have a serious drainage issue. Now they have to tear up my yard to fix the issue. This is going to be a mess! This all should have been done prior to me moving in.

You have to be a warrior to have shoddy workmanship during the build corrected. You MUST hire the services of an independent inspector to protect yourself, no matter how Pulte tries to talk you out of it. That said, once you survive the building process, it’s a great neighborhood.

From purchase to closing, we hit a lot of bumps a long the way making this the most stressful home purchase by far. Super rush to close and now after living in the home for 30 days, we see so many workmanship and material flaws and scars. When we start a list, we put it down as some of it is overwhelming. We'll see if Pulte follows through when it is submitted. On another note, how can they not "landscape" around the electrical and cable boxes at the front side lawn - they are an eye sore. Small home with LOTS of pre- & post-closing issues. Substitutions made without my input. Almost no response from field manager during build. I've turned in 15 issues with home builder & 2 with field manager. As usual, no response from field manager. Builder is coming this week to look at the others. Sales consultant was AWESOME! My saving grace was having a realtor in my corner!

The sales team are terrific. When it comes to the building, the materials are nice quality but the workmanship is sadly sloppy. Trades came in and ruined materials already installed. The master shower head was completely clogged and the master drain was completely stuffed with chunks of debris and would not drain. The shower glass door was scratched. The bathtub in the 2nd bathroom was cracked and scratched. The sink in the second bath has a large amount of silicone dripping out. The finish on the home was not good. The garage door doesn’t latch, still waiting on repair. There was completion work done after closing and paint was scratched and took many emails to get repairs. Trying to get bath fan, bath light, data line repair. I have had five homes built and this one was by far the worst.

Overall going through the process with the the building manager assigned has been great. (Mateo) He was great in listening to me and responding accordingly. But now issues are surfacing. My driveway had to be completely removed due to someone driving on it before the concrete cured, But instead of putting pavers over the concrete, they completely demolished the concrete driveway severing the cable to my neighbors home and then had to reframe and repour new concrete. We love our home but found the local construction team not to be customer centered and did not supervise the work by the different tradesmen. We experienced a lot of quality issues. Thank goodness the Warranty team is experienced, responsive and willing to make things right that should have been corrected during construction. right.

My biggest complaint is that my home took 14 months to be built. I know the supply chain and manpower issues impacted the build, but I was told it would take 6-8 months. Then, the communication with the field managers was not what I had expected. Lastly, during our final walk though, we mentioned several items that needed to be fixed before closing. We were not able to move in for a few weeks after closing but when we did, we found that the items needing attention had not been touched. They still haven't been fixed. I’ll preface this by first saying we love our house, lot location and the community. As for home buying experience with Pulte, can’t say the same. Once purchase agreement was signed our salesperson Mike turned into a ghost. “Zero” communication from him and rarely returned calls or emails. Construction team not much better with lack of communication seeming to be a common thread within the Pulte organization. The process in building this house was not only more stressful than it should have been, the workmanship and quality of your trades was horrible. The damages that needed to be repaired from your own trades was ridiculous. It took longer than needed to build the house. Pulte needs to keep in mind when building in your Del Webb communities, you are dealing with senior citizens. Also, problems with Pulte Mortgage so much so I walked away from the 10k incentive and went with my own lender. That is a whole other story in itself.
