Quality. Well designed home. Punch list is minimal.

New Home Sales Consultant and Field Managers were amazing and provided outstanding customer service.

The builder’s team was very responsive to any problems or discrepancies and took care of the situation in a reasonable amount of time. The upgrades taken were worth the money.

Our project manager was very responsive. Any issues or questions were addressed very quickly. We were out of state during the construction phase - they did a great job keeping us informed through video walkthroughs & photos.

Overall I am satisfied with my new home in Del Webb Sun City Hilton Head. As far as a well built home it’s hit and miss, some of the work appears to be done by experienced craftsman while other work shows the results of inexperienced overworked migrant workers. These homes are built on a concrete slab which I am told should cure for a month before constructed upon. Del Webb/Pulte starts framing the next day or two after pouring the concrete. I home I don’t pay for that down the road with settling.

It is sometimes difficult to get things fixed. Flooring has been a problem of over 6 weeks and it is still not fixed. First person that came by needed to order some material. 2 weeks later another crew came by with material and then said they sent the wrong crew to fix the problem. Left the material in house and left. Haven't heard from anyone since even though I let the Del Webb person know it still wasn't fixed.

Good Builder who stands behind their product

Not impressed withdamaged garage flooring, wood work quality, some doors and painting. Tile floors not cleaned. Waiting still for new range hood and correct refrigerator. Response slow for installing internet and for lawn repair. Would have preferred initial choices for landscaping shrubs and trees.

We were given a good understanding of the building process by the builder from the beginning. There were several good reviews prior to the start of the build to ensure we agreed with the drawings and plans. Then, there was good communication throughout the entire build process.

While we had a wonderful experience with our sales person, our design person and our mortgage person. The houses are put up so fast that we found things that needed attention weekly. The field manager should be on top of things but wasn’t. The finishing work tile work, painting, very sloppy! Everything rushed yet still couldn’t get things together so we could close on time. Now we wait to have someone come and FIX what should have been done right the first time or done before we closed. Extremely inconvenient.

The condo is overall great. My one gripe is that the floors were dirty at the time of closing and hid construction debris stuck to the grout and tile floors which I could not get out afterwards. Their warranty department is responding but only after aggressive follow up (staying on them). It is unfair of the builders to expect the buyer to find every imperfection in the house during a couple of walk throughs. You need at least 2 weeks after moving in. After closing, the attitude of the builder has been "well, you signed the closing papers, now it's your problem". Judging by the degree of "customer service" we have received from the warranty department, it seems that they don't plan on doing anything, they are just waiting for us to give up on the repairs. Customer service has an excellent way of dodging phone calls and being "not available" when you call. Emails will be returned, but when? ... More

Very nice model homes, attention to detail a bit lacking when interior thrown together while rushing to complete on 3 week delayed closing date

Tried to build too many homes at the same time and quality, especially fit and finish, suffered, causing lots of post close issues that we are still dealing with. I would look for a development that is slow rolling their build process to help ensure a good product is produced.

From the Sales Office, to the Design Center and the Project Manager, all were knowledgeable and great to work with. Pleasurable experience with everyone we interacted with.

Seems like houses are being built too fast and corners are being cut. Builder is not responding to issues in a timely manner or at all. We are at about the 2 month point and we still don’t have the refrigerator that was supposed to come with the house, this is just ridiculous. I understand supply issues but if I went out on my own to get a refrigerator I would have had it by now, am I supposed to believe an individual consumer can get a refrigerator faster than a large builder such as Pulte. I have submitted my 30 day list of repairs needed and have heard nothing about when this is going to be scheduled. Builders in other states (like Arizona retirement communities) require buyers to provide quarterly payments to builder while home is being built which is not the case with Del Webb Communities in Florida. A big plus.

The home is valued at 510k, but looks more like a 200k home, due to poor workmanship and pride in doing a good job. Things are not centered, paint and caulk are all over the tiles, parts are missing from an appliance, and level 5 shelving is not properly hung, so the shelves are not level, and the huge quartz countertop is not aligned properly. Also, the tub has a chip because a trade person was observed using a step ladder in it. Not a good experience with a builder who has built many communities! The warranty department is supposed to work with us.

Our sales person seemed to lose interest once we signed the contract and was non-existent through the close. Sales person has yet to congratulate us on the new home. Low scores to sales. Pulte mortgage was impossible to deal with and dropped the ball several times to the point I used another lender and lost $8K from Pulte, but it was worth it. The bright shinning star was our construction project manager who was great to work with, communicative and very detail oriented.

Construction manager kept us informed at all times and handled all problems that came about

All was wonderful. Tim was our site manager and he was fantastic! Evie was our sales lady and she was wonderful and made the entire experience enjoyable!!

Completion of my house was within 1 month of original projection. Found no material defects in construction of home. Very pleases with my decision.

Great Customer Service, everyone very helpful, kept us informed, timely

Day of closing a toilet didn’t work (clogged in pipe) and there was a gas leak so no way this house should have passed any inspection.
