Quick to sell, follow up response is lacking in service

The home sale was quick and painless. The issue for me now is the after sale service. It appears now that my requests for service issues is going unanswered. During the sales process, we had an in person meeting with our Pulte/Del Webb. Who stated that they will be a contact if we would ever need an issue resolved again, that service is lacking and going unanswered

Everything doing the buying and building process was great, however as soon as we closed on the property we got radio silence, No response back from simple questions and the warranty dept does not exist (being ignored, no return email or call). Our stars would have so much higher, if the post close had been the same as doing the building process

The overall lack of attention to detail is staggering. It started with my arrival to my new home. There is a giant vertical crack that runs right up to my front door. The keys that I was given to the house did not work. I had to go back to the sales office and the construction manager had to let me in. Locksmith had to come back to re-key the locks. There are chips in the exterior stucco all over the house. Grout is missing in both bathrooms. There are chips in the fiberglass surround in one bathroom. The list goes on and on. Mediocre for these reasons. Here are some of many after move in. Floors, counters filthy on move in and was promised it would be cleaned during walkthrough. Leaking plumbing after day one. After a month they still have not cleaned all the paint splatter and epoxy globs they left on tile floor. Cracked tile, glass scratches, missing outlet covers, sink drain stoppers not working, obviously out of line can lights… Here is the low down. DelWebb/Pulte is a production builder. Make sure to stay on top of your construction manager throughout the build process. The quality off the work by the tradesmen is sloppy and the quality of some of the materials is less than would be expected for a home at this price level.

No highlights! Once we complained enough about all the problems & reached somebody that could get things done (Eric), he was appalled at all the issues & not very happy with Del Webb either!!

Issues that were supposedly doubled check to work were in fact NOT double checked, or even checked at all. Furnace did not work -somebody failed to turn on the gas. Dishwasher did not work - there was no electrical connection - no whip from unit to electrical source! First time we used the oven it blew up & Del Webb rep had us call warranty department which was going to be a 6 week wait to repair it! A street cleaning water trunk with a 20,000 gallon capacity was told to use our faucets outside as the source for their water supply - can you imagine our water bill of 20K gallons??!! VERY ...

Now I realize I bought an expensive track house. I worry about the future of the Sun City “neighborhood” concept that it was built on. Now the emphasis is on how many homes can be built and how fast. Infrastructure and amenities no longer come first but only after most of the homes have been built. Very disappointed in the Pulte model of Sun City.

After driving thousands of miles to get into our new home we discovered that our brand new washing machine (that we purchased from Pulte) was leaking water. It took three phone calls and a heated conversation with the Customer Care people to finally get someone from Pulte to respond. They refused to replace washing machine even though it never wash one load. Their warranty states it will be repaired not replaced. Three weeks later and it still has not been repaired. No parts in stock to repair.. Totally frustrated!!

A different kind of new home

First, you are buying a production home. Once you sign your structural contract with whatever options you have chosen there are no changes permitted at any price. Gee I want a porch. One day after signing you cannot have a porch. You can change and upgrade basic choices on selection day. However you are limited to what is determined for you. I want premium paint.NO! I want light dimmers NO. I want better appliances. YES up to the brands offered. The workmanship particularly trim work is sloppy. Look very closely at all aspects of the home--the little things. Check very carefully for insects. Paint issues, grout smears on tile, doors, drawers,and locks with keys. Don't assume everything works/is OK. The main gate is left open on the weekends. The other gate is never closed, and locked. So It's not really a gated comunity at this time like I assumed. Ergo, I had to purchase ADT--UGH!

We were very excited about purchasing a new Del Webb home in Summerville, SC, but needless to say our expectations fell a little short. Poor communications, a delayed closing and poor workmanship were just a few of the reasons we were very disappointed. We paid for upgrades in almost every area, only to be disappointed with finishes, choices available and finally the end product. We are post 2 months closing and still dealing with issues.

I was mislead on the market for selling me house to buy this one. I was told the down turn would not effect North Carolina. I took a 70k loss on selling my house and was forced to pay top dollar for this one because I had put a down payment. The price of this house is way too high for what you get and the fit & finish is subpar. I could right a book this.

Highly disappointed in the overall procees from start to finish. Once we signed papers with Pulte we NEVER heard from the sales agent. We missed out on getting a gas line run for gas grill (prior to foundation being poured). The quality of interior paint is bad ( i bet your average consumer would never buy this quality of paint in a paint store). It appears that the tankless hot water heater is a cheap commercial grade (the model that was installed does NOT have a dedicated return line which would allow for a recirculating pump to be added so hot water would be readily available. Our experience with Allen our salesman at Stone creek was excellent he is knowledgeable, personable and provided great service. Our construction manager was ok, we feel he should have been keeping a closer eye on what was going on in the home during the build, which would have avoided some of the problems. Workers from numerous trades are very careless, large gouges, dings and scapes were in the drywall throughout the house which needed repair and repainting. Finish work is very poor. Pre-hung doors installed wrong/crooked. Caulk slopped around. Door frames poorly finished. They do not sand any rough edges on doors or frames. Only a single coat of paint that does not always adequately cover. Water main broke in the first month and warranty service team said they could not reach the plumber and gave me the same plumber's phnoe number telling me "you're on your own"!

Very nice models with plenty of options but the quality of the actual build and the materials really is absolute crap. I'm sorry... and my Project Manager did an amazing job and responded to everything and went above and beyond. If you are asking me what I want others to know... know that Del Webb is a nice place with total crap quality construction... come see my house and I'll show you crap quality of trim, floor moulding, door installations, windows are not even remotely square, terrible caulking & sealing, and virtually no care at all when painting the exterior or interior. We knew post pandemic that building a new home in Arizona was going to be a challenge. It was worse than anticipated. We decided to take a chance and pay the inflated price for the house and the “upgrades”. A 9 month build turned into 15 months. The quality during the build was average, too many things to list. The finish quality is average at best, poor drywall, texture and very poor interior and exterior paint.
