The sales experience wasn’t the best. My original sales person was transferred to another community and I was assigned another person to oversee the details after I had signed my contract. There was a lot that slipped through the cracks. As a former design center consultant for another builder, I thought the Design Center prices were on the high side with little flexibility to change things on my spec home that I KNEW could be changed. Been there done that AND Pulte could have done better! And when the sales department rushed me to close way earlier than expected it became a fiasco. Too bad, ...

Overall I am really pleased with my house. However, there were many ups and downs during the buying and building process which I am sure are true with all homes. My lesson learned is to really stay engaged and on top of everything and be your own advocate throughout the building process.

The quality of the workmanship is satisfactory only! I had to initiate calls and was told by my initial builder that he was about to call me. This happened several times throughout the process. During the last month, we were assigned a new builder who worked well with us to complete our home.

I would rate my overall experience as GOOD. The builder was responsive. Workmanship is good, materials not all good. Some materials installed that do not work properly. There were items that were not completed on my home and promised to have completed which were and still not completed.

Some examples of poor workmanship: Fan switch installed but not working, Electrical plug installed but could not be used, stove scratched, shower door scratched, grout and chalking very sloppy. Quality of sod installation was very poor. Overall the quality of the products were good, it was how they were installed. How can anyone install an electrical switch or plug and not test to see if it works? Why install prodeucts that are scratched in a new home. I must say the contractors warranty program works great but the sub contractors are very slow to respond. The sales process was changed ...

Someone should have also mentioned that our front patio would not be finished. How do we know that if nobody tells us. We should have been kept up to date on the progress of our house instead of responses like ' We can't even make a guesstimate '. Poor communication or no communication.

We found the design and structure to be well executed, but the finish work leaves much to be desired. Even after upgrades, the remaining amenities are all builder grade that need to be upgraded after you move in. The warranty issues we did have, were responded to within a timely manner. But, the vendors used do not do a good job initially, and all seem to have a "fixer" that comes and corrects sloppy work after a warranty complaint is filed.

Even though it took a year we are moderately satisfied. The quality is ok but nothing to write home about. We lived in a new rental during the building process that had better quality then our new home. We have grout missing, scratches in our countertops and are still waiting for our drawer pulls, we are happy to live in our community but at a price of mediocre quality home.

Building a home during COVID and very difficult logistic/supply chain times is extremely challenging. Strong project management and communication are essential -- however, Pulte missed this opportunity. We understood the difficulties, however, it was very difficult to find out what Pulte's plans were to attack these challenges. Our 9-month project took 17 months and at least 3 (maybe more) Project Managers. This often unannounced change in PMs resulted in disjointed communications with often conflicting stories/plans. The presentations were cordial, the environment was relaxing and inviting and all the models were stunning. However the finished product was less than a close second or third with respect to the build quality and craftsmanship associated with the final product. Every opportunity was available to execute at a high level however the results are mediocre at best, tainted with indifference and apathy of the trades and builders. There needs to be a higher level of expectation and oversight from management.

Build quality has been an issue, especially in regards to the windows and sliders. A large amount of sand is entering our home during windstorms and we are awaiting a service call (scheduled for 5/20/2022). This issue is not limited to our home as nearly every homeowner in our community is having the same issue. Pulte should re-evaluate the use of this window vendor and the current product.

Let me preface this review by saying Pulte builds a good home, but the timing to build is of utmost importance. The real estate market was hot, building material prices soared, and the COVID pandemic delayed/shut down many manufacturers. Some say it was the perfect storm. Those of us in the building process found frustration at every turn. The ratings above reflect these times.

Supplies were hard to come by during the pandemic and when they did arrive the building was rushed and corners cut. I’m still getting warranty work done after being here a month. Nobody knows what anybody else is doing and it is hard to get answers. Huge need to be more organized and on top of helping residents. Del Webb is only interested in selling as fast as possible. Yes my home is lovely and I’m glad to be here. Expect more issues than you imagined you would have.

Overall we love our new home and neighborhood, however we are very disappointed with the quality of finish trim and paint. the painting is about as bad as I have seen, flat paint in bathrooms and kitchen?? white only?? baseboards un-sanded, un-calked and un-painted in the majority of the house? with the price escalations that have occurred over the past year, Pulte can afford to properly paint a small house. The paint is readily available, we have checked.

Disappointed! Things were not completed by my closing date of March 18,2022 and they knew I had to close by that date. And I signed the contract on May 8,2021 !! Still waiting for completion and backordered Whirlpool appliances!!

Pulte as the rest of us and the world have been put in an unprecedented situation with COVID, shortage of skilled labor and supply chain issues. We will not mask the fact that there are issues.. Lack of ownership from sales to customer service could be addressed. Pulte uses the current world circumstances as a crutch.

The sales person, Jen, was awesome as well as the design team. They were most helpful in helping me make decisions about various items. My main problem with the entire process was the quality control of various vendors who worked on my home. Clearly, there was limited overseer of the build. If you are going to build here, live close to monitor it. I lived out of state so was not able to do so.

Moving from one Del Webb to another does not come with any perks. It’s like starting all over. The sales dept had their hands tied in offering lots to sell. The release of lots was done in stages and pricing was not as advertised. We paid $37,000 more just for the bare minimum of the homes original stated price. Pulte Mortgage representative was a disaster. It was not about the consumer. It was how to make their job easier. Always had problems getting call backs and verifying interest rate hikes. The paint was terrible, I think they used 1/2 water as it's like chalk that rubs off. The baseboards did not get sanded, just slapped paint on them. They are coming back to sand and paint. I love the size. But you get the surprise of putting your trash in the garage and not outside and then having to install a trash enclosure.
