When doing a review of Del Webb you must also include Pulte Builders as they build the homes in Bayview. My overall rating is 3 stars. My wife and I have moved 18 times and usually buy new homes. The duo of these two companies probably ranks below average of the homes we have had built. We have been in our home 2 months and are still waiting on a list of items to long to include here to be completed. I realize covid and reduced manpower have caused some of this problem but to be honest Bryan our construction manager probably was our main problem. He promised things to be done at a certain time and probably missed the timeline in over 50% of the time. We were never told we would have to pay for a reclaimed water on our utility bill for irrigation when we signed our contract or when we closed. The HOA fee went up $60 a month just as we closed but we still have to pay for this reclaimed water irrigation bill every month. This is the first HOA I have ever been charged for irrigation. Simply ridiculous ! To some it up I would recommend DelWebb and Pulte but suggest you ask a lot of questions and make sure your construction manager has a good resume. The people at Pulte have far too many homes to handle per each manager. Was not the enjoyable process we hoped for.

The home was very dirty upon moving in! And we were told it was a construction clean, your cleaning crews need a lot of help! Also not very good at getting back to handle issue.

It’s a nice house but several things unfinished. I think the development went up too quickly. For example my dishwasher has screws missing. Before I moved in we blue taped things needed to be fix. Blue tape still in my laundry room. Flooring doesn’t come to trim in corner. One of light bulb was missing in guest bathroom. Should have checklist to review before a person moves in.

We like our home very much even with the problems we encountered and the lacking attention to detail. We had numerous delays which pushed our closing back and caused many necessary changes to our timeline. When we did finally close, the home was less than clean and the painting, both exterior and interior, was terrible. I have been spending time repainting, cleaning paint off hinges, grout off tile floors,patching wall divots, and just general deep cleaning. Getting items fixed has been slow and sometimes fixed items need to be refixed. All in all, we love our community and are enjoying our home but the attention to detail was certainly lacking and not up to the standard of our previous Minto home. ... More

The only reason we used Pulte was they were the only builder for the 55+ active community. This is the second house we have built in 4 years and we were very disappointed in Pulte

Garden series home are poorly constructed. Get an independent inspector for every step. If you buy an inventory/spec home get an inspector. Have them send a camera down the sewer line. This is my second home in this area and both had broken or clogged sewer lines; many of my neighbors had the same problem. Landscape is not warrantied because the company doesn’t do it right so the yard is difficult to walk in which is dangerous for the older homeowners. They are planting two trees in tiny front yards that will be huge when they mature and that goes against the foundation paperwork you receive from Pulte. Expect the entry to your new home like the sidewalk, porches and driveway to be cracked, discolored, have globs on it and have holes. However, all this said there is no other age restricted community near or in San Antonio, so we all just live with it and have lots of repairs. ... More

The community is great. The final fit and finish quality of the homes leaves something to be desired. Many things will need to just be repaired or made right by the owner as Pulte is slow to respond.

My husband and I purchased a Pulte Del Webb lot in March 2022 and moved into the completed house in April 2023. Unfortunately no cable line had been installed. The project manager blamed AT&T and AT&T blamed Pulte. As of today ( six weeks after closing), THERE IS A CABLE LINE EXPOSED RUNNING ACROSS OUR DRIVEWAY THAT NEEDS TO BE BURIED. We have been in constant communication with AT&T to get this resolved. Seems like the project manager should have been the one to double-check this from the onset of the build. After one month from our purchase, the realtor associated with Pulte took another position within the company. She was replaced and, after a few more months, the second individual assigned to us moved on from Pulte. Our initial project manager was removed after two thirds of the house build. I will say the first project manager was very faithful with his email and photo progress updates. Enter the second project manager who was not great with progress communication. The first and final walkthroughs felt rushed and I felt quite pressured to give the project manager “10s”, as he made it seem his job would otherwise be in jeopardy. After the first walkthrough, there were 14 areas to be addressed. To his credit, the project manager had corrected 13 of the areas by closing date. My husband and I were introduced to the customer care rep. the day of closing. A binder was not left with the house, but the rep brought one by the next day. He also mentioned that he had registered all the appliances for us. After one week of living in the house, there were several “ issues”. - The bathtub does not drain - Towel holders were loose - column in back of house dinged up ( chipping) - no “ decking” installed in attic - sloppy grout work mostly in bathrooms - the house was basically dirty when we moved in with bits of grout ( like they were dripped ) stuck on tile pieces. There are certain areas with clean grout and other areas with dirty grout lines. Our customer care rep., to his credit, did come by and address the problems. Pulte lined up companies to come fix most of the issues. We are still waiting on a response to the clogged drain in the bathtub. In looking around this community, I see many trucks and workers. Houses seem to go up quickly, although ours took a little over a year. I expected a more professional job due to the duration of the build. It appears the workmanship was hurried, with not much attention to detail. I suppose the turnover with realtors and project managers could have played a part in this result? Still on the fence as to whether I would recommend Pulte to prospective buyers. ... More

Our home was 3 months delayed from when the closing was initially scheduled. Overall, we are pleased with our home. There are several things that need repaired and completed. The process to get these things done is extremely slow. We’ve been trying for two months now and nothing has been done. Some of the finish work is questionable. You can tell that the sub-contractors are in a hurry and make lots of mistakes. I’ve counted over 50 drywall mistakes throughout our home. Many missed painting spots and paint on floors, cabinets, trim, etc. The baseboards have several installation issues as well.

My overall experience is good but I closed on my house March 10 and we still do not have window screens. The light switch in our hall closet was placed behind the door so when you open the door you cannot see or reach the light switch. You denied fixing this but when I appealed to said you would send someone to look at it. Thishasnot happened after weeks of waiting.

Issues are lingering. The build quality is not what was expected from a Pulte home. We feel that Pulte is only concerned with getting houses finished and not adequately addressing issues in houses that recently closed.

Not much room between houses.

At least 7 punch list items remain outstanding 2 and a half months after closing. Promised a small amount of paint for every color used (unfulfilled).

We have gone through the experience of building a new home multiple times in our lives and I would put Pulte in the lower half. Lennar with whom we have had build two of our homes was much more streamlined. Follow up from them was about the same. I would say workmanship, quality from Lennar was superior to Pulte. Granted, a lot of the build of the Pulte home occurred before, during, and after a significant hurricane, but quality was less than desirable and it appears Pulte cut a lot of corners to help their bottom line. The materials and included extras were also far less optimal than Lennar. If this home was not in the community that it is, and was here in Colorado where our Lennar home is, we probably would not have purchased it. ... More

The build process was okay with the exception of faults and disappointment as the close approached. From finishes, plumbing, accents, there are the expected issues but many that should have absolutely been captured through the quality process.

We have only been in our new home for a month, but here is our impression thus far. There was considerable turnover during the build with our construction manager, our sales rep, and our customer care person. That made the experience quite frustrating. We finally had a great construction manager at the end of the process (Tim) who made the closing come together. There are a number of punch list fixes that need to get resolved and they are scheduled. We will await those to be completed before we give a complete review. We are thrilled to be in our home, but we will wait until all gets fixed before providing a final review, ... More

Lived here for 3 months now and still getting repairs made. One big issue of the wall vibrating when the door to the garage is closed, will never be fixed. The house is the price you pay to live in Sun City, and I love the life style here. So I pay the price.

Bill was very good at keeping us informed during the building process. Dean did an excellent job during the home tour and was very responsive to any issues. Seeing things now where Workmanship could have been better.

My experience is that the build took longer (told 6 months...it was 11 mo), that materials were not the quality I was led to believe they would be, design choices were limited, and builder response to complete or fix problems has not been satisfactory.

Design is mediocre and usability of appliances is confusing, Response to questions ranges from excellent to no response at all.

I looked about a year and there were so many communities to choose from in this area but, in the end I thought Del Webb Pulte would be the best option. I really was disappointed in the overall quality of the materials used to build and the workmanship building the home. I am looking forward to making friends and enjoying the community so hopefully things will work out.

Take many notes and pay attention to all details.

Responsiveness to requests not good. We complained about an issue and no one ever responded.

Mortar and debris in pipes caused flooding in house 2nd night. Consistently finding problems in the contractor poor workmanship. Response to correct problems is often slow to none at all, often requiring me to constantly follow up. Workers still in neighborhood play music so loud it interferes with inside comfort.
