Unfortunately we have had a lemon experience. We closed 2.5 months ago and are still waiting of fixes to multiple issues including windows, cabinets, doors, tile. Our construction manager said that everything would be corrected prior to close, so items were from original instillation during the build. Our home was not cleaned when we moved in. We have had over 25 people in our home already and we are still waiting.....

Followed Del Webb/Pulti Homes for many years. Was impressed with finished product until now. Materials and products (kitchen cabinets, trim work) are not good quality anymore. Quality of some of the subcontracted work (painting, drywall, landscaping) is very poor. Subs have very little pride in workmanship. Project Mangers have a rough job trying to provide a quality product with these conditions

Plan on the home build taking longer than you think. Communication with your personal contractor is key( we had issues with ours) I would t go through the process again.

Even though this builder seems to have a good reputation, they sub-contract the work out to a workforce that have substandard quality of work. Many examples from poorly installed tile work, cracked tile, damaged appliances, missing lighting fixtures, mission bathroom fixtures, damage to drywall, etc. etc. The landscape company is unresponsive. They have the sprinklers turned on so much that the back and side yards are unusable due to the saturated ground. All defects left to be addressed after settlement under the warranty process. The warranty process is slow and broke. The builder seems to have way too few employees (only 2 I believe in Del Webb Bayview) that handle the warranty work for the new homeowners. There are just way too many workmanship quality defects in the building process for two people to effectively manage. As a result, homeowners do not get responsive attention to addressing the many flaws. The upfront sales representative was great. The construction manager during the construction process was great. Pulte (Del Webb) did not meet our expectations related to home building. First the positive: the sales function is handled very professionally. The sales person was very knowledgeable, very helpful and applied no pressure. Likewise, the person responsible for helping us select options was very knowledgeable and well organized. Then came the one year build process during which there were a number of delays. The delays in part were understandable given material and labor shortages these days. What wasn’t understandable or acceptable was the poor status communication and the lack of meaningful quality control. All labor is provided by Pulte subcontractors. I felt that the Pulte construction manager was responsible for scheduling subcontractors and that I was providing the quality control process - and boy is it needed. I lived only 15 minutes from the new house and so was able to review the house on a regular basis and point out things that needed to be addressed. Someone living further away that would not be able to regularly visit the home would be at the mercy of Pulte to monitor the build. As it relates to items that needed to be addressed, no one other than me seemed to be keeping a list so I needed to remind our Construction Manager about addressing items. I communicated with Pulte management about their tracking process and was told that there is a standard company process for this. If so, it wasn’t evident to me. We were fortunate that the planned closing date was at the end of the quarter when Pulte had to report financial results so they had incentive to address some of the items which they felt were OK. In spite of this our closing was delayed twice by me because items were not addressed. There were still a number of items which I missed during my many reviews of the house that I’m trying to get addressed through the warranty process but this is slow. I fully understand that Pulte is not a custom builder but this shouldn’t translate into a lack of build quality. Would I do this again? Yes, because the house (with the exception of the remaining items to be addressed via warranty) is very nice, the location is good and the people in the neighborhood are just wonderful. We have been in the home since the middle of August and have a punch list of items that need work. We cannot get anyone to fix these.

I enjoyed working with the Pulte team to purchase our new home. Once we were in and looked around closely, I was disappointed to find things like the paint quality and some of the fixtures were not very good at all. I wish the builder would have used much less water in the paint and upgraded things like the water connects for the sinks and toilets, as well as the towel racks and toilet paper holders.

Been here 2 months and had to have the HVAC technician, the plumber and the cabinet company back to fix items that were not caught in the pulte final walkthrough. Such as one of the pullout cabinet shelves broken, all the faucets/showerheads had to be blown out as there was sediment in each and a water line was blocking access to the humidifier. Very disappointing.

Our first impression when walking the model homes was great. During our build there were a lot of mistakes made. The construction manager we had at first did his best to help fix things. the second manager liked to talk a lot and did not get things fixed. We closed on our house with defects noted and currently no one has come to fix them. The tile layer needs to be taught haw to lay tile, uneven and poorly laid. The painters like to use your kitchen sink to clean their tools and scratch it to pieces as noted to both construction managers and still has not been replaced. There final clean is something called construction clean. You will have to clean your house yourself when they are done because it is filthy. I Truley would like to say something good about my experience, however I feel they are building 500,000-700,000 track homes instead of high-end homes for the money. ... More

The quality of the workmanship on my home is below average. The subcontractors have no respect for your home. They seem very less than skilled. We are to the point where I want to hire my own people to fix the problems that have not been addressed.

Simply put, glad this experience is over.

Had major issue with laundry room door wall not square and thus it was not parallel with the hall-way flooring then the laundry room itself had its own tile off another 5-10 degrees off parallel. Wall around shower was off perpendicular about 5 degrees and really showed with more space of wall at top than bottom by the tile. Many windows were not trimmed parallel or square. While these were all fixed within 2 weeks of finding them and right at closing, they would not have been fixed if we had not come down to check on the house 2 weeks before closing. Found an entire cereal bowl full of construction debris (masking tape ends, insulation, electrical wiring trimmings and a metal key) in the sink disposal after we closed. Still have not gotten a master bedroom towel bar re-installed, after it was removed to fix the shower wall not being plum issue. Many imperfections in the plastering on corners and trimming that did not show until we got the entire house interior painted. Many electrical outlet and switch cover plates are not square/parallel with the follow (they look crooked to the naked eye). Lawn is full of clumps of some wild grass that should be pulled by the landscapers since it is their responsibility to take care of the lawn. Some floor molding is separating from the wall and showing a large crack/space. Caulking would make it look better but nailing it properly would fix it correctly. ... More

Pulte (Del Web) is our 4th new builder in California, All 4 were “production” / “track” homes. Of the 4, Pulte falls short, with the buying experience, the construction and its customer service.

I was promised alot when I bought this home in the area of "White glove" service. I never got anything close to that. Although the positive is I confident I have a very well built home, I was treating more like I was lucky to have it rather than Del Webb was lucky to have me buy it. My construction manager only called me once, and I am 3 months in and have yet to have anyone get back to me for 30 day inspection.

It seems Pulti home was rushing to hand over the house and finished their work with many issues. It's really a nightmare now to get hold of them and resolved the issues.

Very anxious to sell property but have been over selling and unable to address issues in a timely manner. Feel they are using many unqualified people for labor. House was dirty at closing.

They are not flexible, and so far, do not follow through on making things right.

Not very responsive to providing information about operation of systems in the home. Did not provide all paperwork at closing, had to get some of it from neighbors

I think that the builder can do better.

Customer service is lacking in too many operational areas. Who is im charge, supervising operations??

I would like to start off by saying the sales team is Awesome! I watched my home build from day one to closing witched took almost 16 months. From the start I was disappointed with the quality if wood used to frame the home. Numerus twisted, cracked, and warped studs. The concreate driveway had to be redone and is now worse than the original. The most disappointing part of the construction is the finishing work of the home. There are too many detailed issues inside the home to list here. The subcontractors have hired less than competent/unskilled personnel to completed even the simplest work correctly the first time or second time. I feel Pulte field superintendents want the homes to be the best as possible but are stretched too thin with too many homes to complete along with the poor work of subcontractors are causing the lack of consistent quality. I have been in my home just over 2 months and have submitted multiple warranty tickets in the Pulte system and have yet to any of the repairs completed. Most of the tickets submitted are issues that should have been done prior to closing. If I had to do this again, I would not have purchased a new Pulte home. Kitchen cabinets, Kitchen quartz, floors, tile in bathrooms beautiful. Paint and trim finishes terrible. I'm sure we will need to repaint the entire house. Fingers crossed they repair our wood finishes, baseboards, crown, etc.

We have had issues with various items in home and we get no responses to emails and no action taken to correct issues. Terrible customer service

Kenny and Andrew are excellent and know what they are doing . Unfortunately their communication is below standards . Every step of the way the wrong materials were used and had to be done over . Wrong counters , sinks , backsplash , toilet .

Mediocre construction and responsiveness overall.
