Don't believe everything they tell you. Know that warranty issue are a nightmare to get things done. No one ever returns phone calls.

Poor quality ie. No insulation on hot water lines under concrete floor, specs for laundry room cabinets is 0.5” to low to accommodate a pedestal mounted washing machine underneath them, sink disposal switch is under the sink in a cabinet which is difficult for seniors over 55. Foundation insulation is poorly protected with a parge paint that is damaged easily and cracks easily, missing shelves in kitchen cabinets, door locks/deadbolt wouldn’t latch properly, many issues found by our independent inspector that were missed by the “Pulte Quality Build/inspection process”, ceiling led puck light ...

We never had contact with agent after sales contract was signed. Never received welcome packet till after finding out there was one. Never told that PO Box should not be included in mailing address. USPS was as confused as we were! Took weeks to receive mail. Building manager addressed our initial concerns but after two weeks will not answer our texts.

We have a new home in the Distictive series, not the Scenic. Our doors are hollow, the tile in the primary bathroom is crooked, the edges of the window sills, underneath are rough and unfinished as are the bottoms of all the doors. We do love our neighborhood and living here overall but feel the overall craftsmanship is substandard especially for the price

Since moving in, there have been a few things that have cropped up that are worrisome. The paint used to paint the whole house is awful. It marks easily and the quality is bad. I have always had flat paint so it is not that I don’t know the qualities of flat paint. I used painters tape to hang pictures. Put it on very lightly and when taking it off it pulls the paint off. It does not look like a primer was used as it pulls it all the way to the wall board. That should not happen! In addition three weeks after moving in the microwave oven door would not stay closed. Learning that we are not alone in our home buying experience, helps us face the absolute myriad of problems encountered after spending 3/4 of a million dollars on a 300k home. Faulty workmanship, major electrical issues, cheap materials, single pane vinyl storm windows are installed. Double paned storm windows were supposed to be installed. For the price of half a million dollars, they put in poor quality appliances. Oven hasn't worked for half of the time, ceiling lights have tripped breakers as well as the oven. Doorbell replaced. NO sound deadening between floors. Chrome fixtures mixed with nickel. Light bulbs flicker and die within one month. Lowest grade of master shower enclosure, no ledge for shaving legs, had to put a stool in there. Difficulty knowing who to contact when you have an issue. They suggest an email to use. Pulte is proud of what is behind the walls. Unfortunately, their ability to deliver quality finishes simply isn’t there. Their subcontractors are sub-par, and with the number of houses they are throwing up… think of a little bit less than minimum, and that’s what you get.

We were out of town buyers. They like to rush the past two weeks before closing. Good lesson learned. The paint application is not acceptable inside and out. Paint on outside of home under cover porch and trim will need to be repainted. Debris left by paint roller and brush on walls and trim throughout the house. Drywall still needs work and had sections repaired by my outside painters. Paint, caulk, and grout left of tile floor and fixtures . Laundry room plumbing not installed properly. Shower door crooked.

Nice neighborhood basically nice home, but don’t miss anything on your final walkthrough which is only about an hour. Everything you missed is a challenge. Most of the things we miss should have been corrected by the construction manager who’s job is to ensure quality control.

I unfortunately feel that my new Del Webb home is not worth what I paid for it. I have found that all of the materials used, including the very expensive upgrades have not been worth the price. I only recently moved in so I am hoping that the community that was promised will make it worth it. But I am very disappointed in the quality of the materials and workmanship of my home. My advice to new buyers if you want to be in a Del Webb home is to not buy ANY of the offered upgrades. But the base home and out the upgrades in yourself after the fact.

Sales was wonderful - Design Center was great, however they are unaware the products that get ordered do not work with the home. Work was being completed as we were closing and beyond closing. Title company was fair at best and the warranty department is unresponsive in the sense of getting things done. Still working on major issues from day 1 and now we are at day 60. Recommended someone to purchase within the same community at the beginning of the process, but not sure I would do it again. Very disappointed more with the unresponsiveness and messy workmanship than with the product.

I am having quiet few issues with the home that has been recently being moved into. Garage door is making a very loud noise, going up and down.( someone came and lubricated it still same loud noise) The garbage disposal is not working.( someone will not come and fix it till another 3/4 days) The laminate floor has white dots on the floor, it looks like someone painted the ceiling with no drop cloth, and the paint is on my laminate floors. I love the community and what they are setting up. I think they do a great job in picking the location and setting up a beautiful community. I think they have trouble delivering on the promise though. They are building homes so fast, they lose quality control and it falls to the homeowner to have to check for every little detail.
