Unfortunately, just not the best experience.

This was a very stressful experience that we will not repeat again. This was our second home built with Delweb in Stone Creek, and this experience was not as smooth as the first home.

Don't believe everything they tell you. Know that warranty issue are a nightmare to get things done. No one ever returns phone calls.

Poor quality ie. No insulation on hot water lines under concrete floor, specs for laundry room cabinets is 0.5” to low to accommodate a pedestal mounted washing machine underneath them, sink disposal switch is under the sink in a cabinet which is difficult for seniors over 55. Foundation insulation is poorly protected with a parge paint that is damaged easily and cracks easily, missing shelves in kitchen cabinets, door locks/deadbolt wouldn’t latch properly, many issues found by our independent inspector that were missed by the “Pulte Quality Build/inspection process”, ceiling led puck light look very cheap, concrete flat work was very poor with cracking and large ridges which are a trip hazard, smoke detectors false alarm regularly, poor/low water pressure, LVP flooring has gaps/hollow spots to the concrete floor, sod is layed very poorly with gaps, holes, ruts all over the lawn, build sites are not kept clean with debris, trash and plastic blowing all around and in neighbors lawns and green space. ... The home is average quality, nothing like you think you would get for the price. The warranty process after you move in is slow and antiquated for such a large company.

We never had contact with agent after sales contract was signed. Never received welcome packet till after finding out there was one. Never told that PO Box should not be included in mailing address. USPS was as confused as we were! Took weeks to receive mail. Building manager addressed our initial concerns but after two weeks will not answer our texts.

We have a new home in the Distictive series, not the Scenic. Our doors are hollow, the tile in the primary bathroom is crooked, the edges of the window sills, underneath are rough and unfinished as are the bottoms of all the doors. We do love our neighborhood and living here overall but feel the overall craftsmanship is substandard especially for the price

Since moving in, there have been a few things that have cropped up that are worrisome. The paint used to paint the whole house is awful. It marks easily and the quality is bad. I have always had flat paint so it is not that I don’t know the qualities of flat paint. I used painters tape to hang pictures. Put it on very lightly and when taking it off it pulls the paint off. It does not look like a primer was used as it pulls it all the way to the wall board. That should not happen! In addition three weeks after moving in the microwave oven door would not stay closed. I reported it through the cumbersome system in place to do so. It is now a month later and I don’t have a working microwave. It certainly seems crazy that one, after only three weeks it breaks. And two, after just moving in it seems like some other process should be in place to replace it. I am sure you think your system is fabulous and it probably works great from a corporate aspect. You forgot it should be about the customer, not the ease of managing through the corporation. So far I am not impressed and very worried about what the future in this home brings. To address the value for the price paid I think the homes are very over priced. Still can’t believe the only actual light fixtures are over the island. That means in order to have actual light fixtures I have to buy six of them. That to me is crazy and very cheap on Pulte’s part. Ditto for the paint job. ... More

Construction Manager has been very dependable and seems to always find a solution to whatever problem is presented.

Deal with Jeremy. He was the best experience we have had so far.

Learning that we are not alone in our home buying experience, helps us face the absolute myriad of problems encountered after spending 3/4 of a million dollars on a 300k home. Faulty workmanship, major electrical issues, cheap materials, single pane vinyl storm windows are installed. Double paned storm windows were supposed to be installed. This is an issue with many of the homeowners here.Incomplete insulation installation, as well as no insulation in many of the homes. The issues mentioned, are common with lower end construction, 200-300k. We have realized that with more than double the expenditures with Pulte at Viera, we have acquired a house with lower end construction issues. Del Webb, who designed my hometown in Arizona, would roll over in his grave to see what is going on here with Pulte. It is an absolute blemish on his name. ... More

For the price of half a million dollars, they put in poor quality appliances. Oven hasn't worked for half of the time, ceiling lights have tripped breakers as well as the oven. Doorbell replaced. NO sound deadening between floors. Chrome fixtures mixed with nickel. Light bulbs flicker and die within one month. Lowest grade of master shower enclosure, no ledge for shaving legs, had to put a stool in there. Difficulty knowing who to contact when you have an issue. They suggest an email to use. No help in guiding us through all the registration procedures for appliances and HVAC units. Nails have popped out of sheetrock. No clear guidance on who to contact about each problem: Pulte or Dartmouth. We are disappointed. ... More

Although we are very happy with the home, we’ve lowered our ratings as a small issue (identified in the pre closing inspection) remains unresolved - despite repeated promises to address it.

Pulte is proud of what is behind the walls. Unfortunately, their ability to deliver quality finishes simply isn’t there. Their subcontractors are sub-par, and with the number of houses they are throwing up… think of a little bit less than minimum, and that’s what you get.

We were out of town buyers. They like to rush the past two weeks before closing. Good lesson learned. The paint application is not acceptable inside and out. Paint on outside of home under cover porch and trim will need to be repainted. Debris left by paint roller and brush on walls and trim throughout the house. Drywall still needs work and had sections repaired by my outside painters. Paint, caulk, and grout left of tile floor and fixtures . Laundry room plumbing not installed properly. Shower door crooked.

The house was not built to quality standards. too many problems and mistake by the tradesmans that take a of convincing for a house that still under warranty.

Thank you for the opportunity to share. After 6 weeks in my house I detect small, but significant to me as I expected perfection, flaws I never could’ve seen in a 10 minute pre-close walk through - chunks of missing dry wall under the island too, missing paint in window seams, big bad gobs of glue around outside fixtures etc. I also had a stressful experience re: my master bath shower floor tile install. I chose a tile in the Design Ctr. in February 2024 and the tile I chose was not installed. After several weeks of back and forth communication in which I provided photos and documentation of my 2/2024 choice to Lauren, Al and Steve, I chose to accept the tile that was installed. Site manager should stay involved for at least 60 day after move in. Developer in too much of a hurry to pass you on the the warranty division adding communications issues along the way

The buying experience was mixed. There were definitely some great points, but unfortunately some not so great points as well. The salesperson, Aaron was great! However, the build quality left a little to be desired. This is our second home we built with this company within a year and half time. While the majority of the work is good, we were led to believe everything would be fixed before we moved in. That wasn't the case - we still have outstanding issues that haven't been resolved. I've been told they are working on them, but they are not fixed. We've had multiple issues addressed since we've moved in, that were not within the scope of things we identified before we moved in. I believe the builder to be a good one, but some of the subcontractors they hire, really don't do a good job. I would say, if you choose to have a home built by this builder, stay on top of them and use a home inspection company to help identify issues before you move in. ... More

Nice neighborhood basically nice home, but don’t miss anything on your final walkthrough which is only about an hour. Everything you missed is a challenge. Most of the things we miss should have been corrected by the construction manager who’s job is to ensure quality control.

nice house for the money they gave us a great deal,however there are some issues with the house and not getting a response from the service team.

I unfortunately feel that my new Del Webb home is not worth what I paid for it. I have found that all of the materials used, including the very expensive upgrades have not been worth the price. I only recently moved in so I am hoping that the community that was promised will make it worth it. But I am very disappointed in the quality of the materials and workmanship of my home. My advice to new buyers if you want to be in a Del Webb home is to not buy ANY of the offered upgrades. But the base home and out the upgrades in yourself after the fact.

Sales was wonderful - Design Center was great, however they are unaware the products that get ordered do not work with the home. Work was being completed as we were closing and beyond closing. Title company was fair at best and the warranty department is unresponsive in the sense of getting things done. Still working on major issues from day 1 and now we are at day 60. Recommended someone to purchase within the same community at the beginning of the process, but not sure I would do it again. Very disappointed more with the unresponsiveness and messy workmanship than with the product.

I am having quiet few issues with the home that has been recently being moved into. Garage door is making a very loud noise, going up and down.( someone came and lubricated it still same loud noise) The garbage disposal is not working.( someone will not come and fix it till another 3/4 days) The laminate floor has white dots on the floor, it looks like someone painted the ceiling with no drop cloth, and the paint is on my laminate floors. Soft close drawers are definitely not soft close ( paid for it) Told the construction manager but did not hear back from him) Response is very slow. I have just lived in this home for about less than 15 days. Wish it could be better. Why are The Whirlpool appliances in the homes all not the same when it is a standard chosen. Just a FYI a simple Griddle for the stove top is missing, and whirlpool refuses to send it me. I want to talk to someone . Please call me you should have my number. ... More

I love the community and what they are setting up. I think they do a great job in picking the location and setting up a beautiful community. I think they have trouble delivering on the promise though. They are building homes so fast, they lose quality control and it falls to the homeowner to have to check for every little detail.
