The home is beautiful and the build time was acceptable considering the COVID delays in building materials and appliances. But I had trouble getting my field managers to respond to me with the issues I had with the house, before and after I moved in.

The purchase process is very smooth and efficient. The construction process moves along quickly but communications throughout the process is terrible. We knew very little throughout process and when we tried to communicate concerns or special needs we were ignored. Also care for property is not much of a concern during construction. Our hardwood floors were installed early on and not covered. We spent days cleaning them and now have 30 plus boards that must be replaced.

Paint drips, overpaint, crooked outlets, vents, drawer handle, light fixture, missing screw in door hinge, when water is on, tapping behind the walls, very annoying..….this is my second new home purchase. First home little to no issues…can’t say the same here..Pulte people are responsive.

I hate to be negative, but their some disappointing issues. Our toilet leaked after a couple of days, dishwasher hasn't worked for two months, takes hot water 3-5 minutes to get to the kitchen sink. Our front porch looks like it has been there for 20 years, there spots and stains everywhere and a footprint where someone stepped on the concrete before it was set. Everything was an upgrade in this house, which gets to be very expensive to have nice things, some of which we are still not happy with.

Most positive is the communities that they develop geared toward like minded people. Communication during the building process was the biggest let down. Work cleanliness and organization was an issue.

Builder got way behind initially ad then fired field manager. Hired new manager and everything seemed to be rushed to meet their timeline. They closed us without proper appliances (that we are still waiting o to be replaced.) Roof was not installed incorrectly and we had a roof leak the first night we spent in the home. They would not give us any official documentation of the repairs for our records. We have electrical issues (still), loose wiring in service panel and breakers popping. We would highly ask for Elaine if you're interested in this community. She is absolutely fantastic. Communication was great and she even sent us pictures of the build progress since we live out of state. Elaine is 5 stars!!! Everything about the community is top notch. The home designs are very good and there's plenty of options to get exactly what you want. So all that is 5 stars. Build a good home, but it is built too fast. I am having things fixed or repaired that I missed during my walk through. Crooked vent through ceiling, incomplete retaining walls, scratched window, damaged sink, cracked cement at entrance, damaged vinyl window frame, touchup outside and inside, loose faucet spout in master bedroom, kitchen cabinet slider stuck, finish on kitchen cabinets needed touchup paint and better finishing. My view that I paid for has been cut in half.

I should have taken pictures during my pre-drywall walkthrough. Would have been helpful to document how my home was wired. Throughout my life, (aside from Del Webb) I’ve experienced four new home builders—after each I’d promise myself ‘never again!’ But Del Webb was uniquely different, except for a lack of full disclosure on the part of sales/agent, this build process was an improvement!!

This is the 3rd Del Webb home we have purchased. We previously bought in Sun City Tx, and Frisco Lakes. The walk-through was the worst we have experienced. Building materials were left in the home, trash in the garage and lanai. We were promised power-washing before moving in in these areas but it never happened. We are still trying to figure various features of the home which were not explained to us.

We love the home and the neighborhood. However, we had multiple issues with the quality of the workmanship. We have paint splotches on the tile, a stain in the tub, and one outlet that has never been fixed. It was also the worst landscaping we have ever had. They didn't grade the lot or try to feather the sod.

Everything above base price is an option. One selling agent better than others. Once you move in, you transition to their work order program which doesnt work well and many delays. Make sure you list Everything possible on final walk thru and be very specific! Be prepared to clean your house before moving in. One Supt. much better than others also.

Minimum communication from the time we put down our deposit until the time we moved in. The finish work on the home was terrible. A door was installed backwards, paint specs all over, caulking incomplete on this floors. Most of the topsoil in our front yard was washed away and not replaced and then they installed the grass. The lawn is lumpy and I'm afraid someone's going to twist their ankle on it. We had to give up a small portion of our yard because they improperly graded it.
