Mostly ok. There are not enough project managers or support team staff to provide the courtesy of a response. Escalating matters to the sales team is a waste of time. Be aware of back ordered and out of stock items.

Lisa in the Sales office at the development site was very helpful - supportive and quick to respond to questions. Courtney in the Design center was great - attentive, knowledgeable, and helpful. Pulte Loan process was laborious, and information requested was far beyond anything any other builder has requested. Construction Manager (CM) was forced by corporate schedule to build too fast and close too quickly - no real chance to address all of the issues discovered at the walk-through conducted before closing. Multiple workmanship and material issues, including carpet, tile, and paint, and ALL trim work throughout the entire house was poorly installed and has defects. Very poor site cleaning maintenance, including beer cans inside of cabinets. These items aren't necessarily the CM's fault - no proper time allowed by corporate schedule to conduct quality checks by other CMs prior to closing, leading to a lot of problems. Even worse, no mention was ever made of quality checks during the build, which was unheard of to us - all previous builders conducted multiple checks during the build process to find and correct mistakes in material or craftsmanship even prior to closing. Warranty Dept. has been slow to respond, and pushed back on many matters instead of taking the proper philosophy of "If I paid so much for a new home, would I be satisfied with the quality?". Understaffed, and overwhelmed by many items that never should have been "warranty" items to begin with - they are having to correct basic initial build issues in many cases. Overall, if we were to be honest with anyone about whether to buy a home here or anywhere else through Pulte, we would discourage them unless they absolutely had to buy in a specific location. Pulte standards are far below any other builder we have dealt with in the past 20 years (4 others) in regards to quality. They claim to have 60 years of experience, but I have not seen any reason to believe they have learned "best practices" and incorporated them into their build process to assist what they claim are so many "new and/or inexperienced" managers and craftsmen. ... Project manager was awesome for about 3 weeks regarding concerns. He then dropped off the map entirely because he was "closing out the community." At first he wanted us not to contact the warranty people so he could fix the concerns we had. Now, that is our only way to solve the concerns we have.

It's important to notify the homebuyer of any kind of delays that might impact their closing date since so many factors are based on the date presented when you buy the home. We had several delays with the help of our construction rep and sales rep we were able to over come. Although, a little stressful I'm glad we were able to move-in with only a 2 week delay.

Builders need to pat More attention to details.

This was a great experience working with all the different groups(sales, design, mortgage and building construction). All groups were very responsive to questions and concerns.

Susan is a terrific sales person. She encouraged me to continue when I was disappointed with the loan application. I contacted a local loan company that approved me and she quickly suggested a home finish ready to move

Very professional sales people. We were well looked after.

Everything was great, I just think that they should probably offer a little nicer homes for money. I understand the community is great just feel like the quality of the products put in the home are substandard. I think they sacrifice quality for quality.

We recently purchased a new Del Webb home in Sun City Griffin. Like any hone build, there were certain parts of the build that did not go smoothly. The Del Webb team was very responsive to addressing the problems and we ended up closing on time.

They did a good job on my house. The only thing I really didn't like was the landscaping. I wish they'd had a way to upgrade the landscaping from the get go, but instead you have to go after market and make due with plants you probably don't want. There are a few other little things that were inconvenient, but they are not a custom home builder, so you gotta go with the flow. The good part is, they don't charge like a custom home builder either so ...

Todd and Brendan were by far excellent!!! I appreciate them for making this experience an amazing one. We had a few hiccups in the beginning but with their commitment everything worked out. Cheers!

I recently purchased my house and I am very satisfied with the house. There are a few things that could be improved on....placing of the furnace in the attic isn't the best idea, (was used as a space saver idea but really having a 55+ person pulling the attic ladder down & climbing up the ladder to replace the filter in the furnace needs to be rethought out), also placing the attic ladder in the master bedroom closet was placed extremely close to the clothes rack so blouses,dresses, or pants can't be hung...you have to move them before pulling down the attic ladder, then there isn't any place to hang hand towels or wash cloths next to the sink in the master bathroom. Superb experience from sales to follow ups after closing! This is our third new home build in 8 years and this was by far the most enjoyable even during a pandemic!

The builder has no desire to build an energy efficient home even though they pretend they are. For example, they do not offer upgrades to energy star appliances. The engineering of the heating and cooling system is incorrect for the modern tight construction of the home. They install only inexpensive single stage systems which are not energy efficient in tight construction. In addition, they do not offer an upgraded filter system for customers with allergy issues. With the short runtimes of a single stage system, humidity levels will not be controlled contributing to mold and mildew issues. The heart of a new home is the HVAC system. The lack of an upgrade option for a more efficient two stage system with proper air quality management rates this builder an "F" grade. ... More

Having 3 different project managers during the build because 2 left the company didn’t help. The attention to detail was lacking in one main area... painting! We had spent extra to have the doors and trim painted black... well the moldings where put down were white , so the tried to paint them once installed... black paint on the carpet, tile and grout... still not resolved. The overall house turned out beautiful. The quality of the other finishes are awesome. I also don’t understand why carpet is installed before the house is painted. The paint job is truly the only thing I’m very disappointed in.... you can’t make the house your home, putting up art and pictures until the painting issues are corrected. ... More

From sales (Darren), construction Jacob, was very professional and willing to assist and facilitate the the stressful experience into a joyful one. Jacob for example would send weekly updated pictures of the progress of our house. Thank you so much! I most certainly would recommend Del Webb to my friends and families. Thanks again Del Webb!

Process was made very easy, although the selections at the Design Center are very limited and very expensive.

Realizing that this is not a custom built home, the builder could have been a little more flexible. For example, I wanted to upgrade the paint( very low grade) both exterior and interior. The answer was NO. I wanted the builder to not assemble the master closet shelving, the answer was NO. Didn’t know that my garage was not going to be finished until a month before closing. The Sales rep was a nice guy, but he made several mistakes during the build and didn’t offer certain option that we could have purchased. There were other issues as well. It wasn’t all bad and they did do certain things right, but there is definite room for improvement and the leadership needs to understand customers needs. ... More
