The biggest issue is that we had four different field managers over the course of our build which led to a great deal of confusion, and the communication between us and the builder was non-existent until the very end. The last field manager towards the end of the process was better and at least attempted to care about the customer - but up till then it felt like we were not even part of the process. You do not get any help with picking out fixtures or design options. You need to pay close attention to the plans when signing off on them. Del Webb is not flexible and will not give you anything if mistakes are made or if is not an option. Additionally, the design center knows NOTHING about dimensions of cabinets, so if you want a wine cooler or you want to house your TV equipment somewhere, do not listen to the designer. They will charge you for the outlets but most times they don't fit. When you do your walk thru have someone come with you that knows something about contracting. My ...

Hard to get things fixed

It is sometimes difficult to get things fixed. Flooring has been a problem of over 6 weeks and it is still not fixed. First person that came by needed to order some material. 2 weeks later another crew came by with material and then said they sent the wrong crew to fix the problem. Left the material in house and left. Haven't heard from anyone since even though I let the Del Webb person know it still wasn't fixed.

Tried to build too many homes at the same time and quality, especially fit and finish, suffered, causing lots of post close issues that we are still dealing with. I would look for a development that is slow rolling their build process to help ensure a good product is produced.

My wife and I closed on our home on March 18, 2021. We did not readily identify many discrepancies during the pre-closing walk through. After closing on the home and moving in however, we identified multiple things that needed addressIng. Specifically, the finish on the quest tub was damaged and needed to repaired, the closet door in the guest bedroom was damaged and needed to be replaced. Materials and Trade quality is not as good as past Pulte homes I've had built...Poor drywall finishing, cabinets left scratched and damaged, carpet pad installed with standard pads and not the upgraded option I purchased, windows and glass shower doors scratched, and microwave not installed properly and is not useable after 6 weeks in my new home... After close, a list of items needing repair was submitted with long lead times to get done...I've had 3 items (including microwave) where scheduled dates of repair never showed up to fix the problem...Sent messages to Field Mgr and still waiting ...

They need to talk to buyers before they build to hear what they are looking for in a carriage home. More on-site viewing of models is needed. When I bought I had no model to look at. There was only a larger upstairs unit to see. Of course, it was bigger and you really do not get a 'true" picture of what your unit will be like. The garage is much too small, the flex room is also too small. More natural light is needed in the ground floor units,

Mostly ok. There are not enough project managers or support team staff to provide the courtesy of a response. Escalating matters to the sales team is a waste of time. Be aware of back ordered and out of stock items.

Project manager was awesome for about 3 weeks regarding concerns. He then dropped off the map entirely because he was "closing out the community." At first he wanted us not to contact the warranty people so he could fix the concerns we had. Now, that is our only way to solve the concerns we have.

Realizing that this is not a custom built home, the builder could have been a little more flexible. For example, I wanted to upgrade the paint( very low grade) both exterior and interior. The answer was NO. I wanted the builder to not assemble the master closet shelving, the answer was NO. Didn’t know that my garage was not going to be finished until a month before closing. The Sales rep was a nice guy, but he made several mistakes during the build and didn’t offer certain option that we could have purchased. There were other issues as well. I told salesman I would plant plants in my yard. He said no problem. He said for outside house construction issues I would have to submit request to HOA. I did not know planting a single plant would require an HOA approval at the cost of $25!! had I known, I would NEVER have bought here!!

My new house is beautiful but I needed to do quite a bit of upgrading to get the look I wanted. The general selections I found to be very limiting. My family and I were also extremely upset that used appliances were placed in my home during a global pandemic because mine were not in at the time of my closing. I never used any of them. House was built very rapidly. Limited number of options. Unwilling to make small changes during building process if not in the plans even though it could save the builder and purchaser money. Very important that the purchaser remain involved during the building process. The order of the building process is not always the most economical. For example not putting in outlets in some cases before the drywall was installed. Drywall was installed over switch boxes. We heard..."I am sorry, but you must have slipped through the cracks"...one too many times. Everyone we spoke with was nice but too many times things did not get done unless we pursued them. We were made to feel like we were the bad guys in just trying to get people to follow through on what the committed to doing. Several individuals were very good (ex. Construction Mgr) but it was a bumpy road getting there.

I am very disappointed in the lack of pride or workmanship in the house. We have many ongoing issues to be corrected. Some of which are out of square walls which they will not correct. Hardwood flooring that was damaged and has been repaired twice only to be damaged even more while repairs happened. Many blemishes in the texturing and pour drywall finishing including a huge gap above one door that appeared it was just hammered out. Some electrical issues that were not correctly wired.
