From contract to closing process was smooth and easy. Sales Rep was fantastic! He knows the business well. A lil more attention to detail by the different trades during construction could have eliminated a lot of warranty work that is now being completed. The cleaning crew before closing was disappointing.

We've only been in our house for now 45 days. We love the overall set up for the house but there have been issues. To Del Webb's credit it seems they are trying to resolve the remaining items we have as respects construction errors. However, we seem to find more errors or stuff not working each week. These are not major items (a faulty electrical plug and an obstruction in the wall for flat screen) but they are annoying and makes you wonder what else is hiding behind a wall. I'm sure they will ultimately get corrected but your fast track process and quality control could be better. ...

Our home is very nice - but leaving a dirt square by our front door is very disappointing. It wouldn’t have taken very much to cement our front patio since there is a cement walkway RIGHT NEXT TO IT that leads to our front door. The pony wall that surrounds the dirt area is attached to the house, therefore it is “part” of the house. We feel the house is not finished.

In hind sight we would've gotten a realtor to help oversee construction and negotiate. Pulte sales and other staff friendly on the plus side. Location and neighborhood, amenities are great but finishing workmanship not so much The project manager was great and in constant contact but it is more an issue with the sub contractors lacking quality workmanship. For the price you pay we would expect more attention to the finishes, We feel Del Webb has gotten greedy in what they offer for the price. The community here is wonderful. The environment is beautiful, and amenities unsurpassed. Be aware that there are multiple quality of work issues that can be remedied, but you will need to be persistent and patient. I am seeing intentional effort to resolve these issues; however, there are more than one project that will be extensive and have still not been initiated. Also, I would advise potential buyers to check the reviews and references of their Pulte real estate agent. Choose only from those with excellent ratings. It will greatly influence your buying experience.

I understand they have changed the 10 year warranty to now homeowners have to pay labor on the products. Del Webb has been a disappointment in several ways unfortunately. I don’t see how these surveys matter I don’t believe Pulte really cares!

Bellwether in Corcoran MN is a nice development, however pricing reflects it big time. The upgrade pricing on most things were double of other developments.

Be prepared to pay 35-40% higher than the advertised base price. Everything adds up. A lot of consumers thinks it closer to 10% and are really shocked when they see their bottom line.

Issues with fixes has been frustrating. Response in some cases slow or ignored. Some issues were addressed in a timely manner. Not happy with the bumpy lawn and the fact that it is on all sides slanted and very difficult for me to walk on. Otherwise I love my house.

The wood work in this home is horrible. Flooring company was sloppy when laying the grout. Been in the home for 2 months and none of it has been fix. Not scheduled for another month.

We had a leak in the roof after 2 months. And as I said in previous reviews the quality of the doors, windows, bathroom fixtures and other items that are given with no choice of upgrades are low quality. If we had paid for a $200 k house they may have been acceptable. But this house was $800k and Pulte saved money at every turn resulting in an inferior product.

Do your research. We were told the wooden fence behind the house would be upgraded to stone and hardy plank and it isn’t. We were told no building would take place behind our upgraded lot and 2 story homes are being built which means no privacy at all. Check and double check. Overall the wonderful neighbors have made up for the disappointment. We have a few punch out items that are not too bad. Quick response

The home building process was not well coordinated. Seems the workers were not supervised and poor workmanship was not corrected as they worked, but towards the end, which created other problems. Upon closing, the Customer Care department has been on top of everything and making corrections, but it has been frustrating to move in and have issues. Suggest the buyer is involved in the home building process and ensures corrections are made before moving to the next stage. We are however very happy with the community. We had three different building managers during construction. The first 2 were great but the last one seemed to lack the detailed approach of the others. We were Late e in getting into our house due to the pandemic and when we finally got here we found several things wrong and the house was not clean. The process leading up to the build was excellent. Lack of pride in workmanship in interior finishing. Strong QA not done as work is completed and waits for buyer to point out problems as closing closes in. Need QA, QA and QA as each element is finished and have the contractor redo until it is done correctly. Soon the contractor will get the idea it needs to be done right the first time.
