On the surface, the homes look great. But I never thought one could miss 6 pages of specifications in the contract and get the kitchen wrong. They built the wrong island and missed several electrical upgrades. In their haste to correct the misses, they butchered the pavers in the driveway tracking out joint compound and other stuff that we're still waiting to be cleaned up - promised to be done prior to closing. The warranty folks in Las Vegas say that Pulte laid off all but one manager, so that's why three months after closing, we're still waiting for punchlist items to be corrected. Forget ...

There are a lot of questions that were not brought forward by the sales office when I bought into Dell Webb. Some Condos are right handed and left handed. That was not explained to me. I thought I was going into a right hand Condo and went into a left hand one and when I told the sales office that they told me basically to suck it up it's not an issue, you will get use to it. The second thing is the parking spot, I am in a spot where I can barely park in and it is a safety issue. I tried to change it after closing and again they said they can't do anything. The seller was poorly trained and seemed inexperienced. We feel options available we not all explained adequately to us leading to disappointment about our Pulte experience right from the beginning. We moved from a smart home in an upscale neighborhood valued at less than what we paid for this one. Frankly this one is sub-standard compared to that one. Our second builder, Jason, came on late and has tried his best to rectify several critical issues. He is friendly and has worked admirably to try to help us be satisfied. In our opinion, he is a tremendous employee. Though the materials of our home are what we expected, the overall craftsmanship of our home has been pretty shoddy. That being said it is better than many of our neighbors. At our first walk thru we encountered a myriad of problems stemming from unfinished and faulty work. Poor cleanliness made it difficult to evaluate cabinets and flooring. There were just too many problems to keep track of. We closed over 6 weeks ago und we still have open issues from the final walk thru punch list.

After waiting for many months we moved into our new condo nearly two months ago. Since moving in we have had to have a number of minor repairs (door jam, carpet edge, shower door repair) and issues with our heating system. We had no heat over night on a cold evening. Despite contacting the Pulte during business hours and on the emergency number it took over twenty hours to get the repair to our heating system done. It wqs very disappointing that it took so long. There is nothing I do not like about the model\style and layout of our home. There was lack of communication and personal connection from the sales office rep and lack of making sure we were getting what we really wanted. We were lucky we didn't have any major issues, but every issue wether big or small should be treated the same and taken care of. As the builder moved our expected move-in date up 2 months, it appears in doing so the attention to detail and quality of materials/workmanship suffered significantly in their haste to complete our home. There were so many issues to be dealt with that I will not delineate them in this review. It seems like Pulte says one thing but practices another. Their inattentive attitude towards issues was a factor to us not closing earlier than we did. Project manager, while attentive to some issues , was / seemed lacking in experience. He had a lot of issues for the multiple homes he was assigned and as a result could not give the proper attention to all customers in a timely manner. Another words, too much to effectively manage for one person. It felt like Pulte just wanted to get to closing at any cost….not a good practice if you’re looking for referrals for future business.

Builder was great, however, trying to get someone to take care of issues after I moved in has been terrible. They changed project managers 2 months after I moved in and new contacts have been unresponsive and issues with home have not been rectified.

Love our house, but... I'm totally convinced the only way to take possession of the new home is to not close until 100 percent of the punch list items are finished. Also the paint quality is terrible and we are forced to repaint everything. Broken window, garage door not finished, More positives than negative for sure though

Although when I signed my contract I was supposed to close within 6-9 months on my Del Webb Wilmington Riverlights home, it took 13 months for my home to be built. There were several challenges during this 13 months, promises not kept and now after being in my house 30 days, there are still several things unfinished and there is no communication from the builder. We have a real issue with quality of products as well as workmanship. For a home over $500,000 doors should be wood, not hollow ones that delaminated even before close. Some of the molding was not wood. There were many other items that were upgrades that should be standard. And much of the detail work was poorly done. Our builder did his best but there were still many issues after closing.

Terrible warranty response! Plumbing back up several days after taking possession. It was a Friday afternoon. Pulte sent an incompetent plumber. Two days later sewage backup returned. I called a competent plumber who fixed it. They refused to reimburse.

Very sloppy attention to details. Cracked bath tub. Window that falls out of frame. Warped door. Cracked trim. Large, unsealed gaps in baseboards. GFCIs that constantly trip and won’t reset for days. Huge gap between ceiling and cooktop vent shroud. Cracking concrete. And on and on.

Workmanship lacks in many areas of the house. In some cases, the cosmetic quality is unacceptable to and standard house. The refrigerator is noisy, the drawer won't close completely, two shelves in the freezer are missing. The model home has a side-by-side refrigerator with a pull-out lower freezer that fills most of the provided space from the cabinets design, this one doesn't. Thats just some things to discuss, there other areas to that also could be discussed.

The contract required to buy the home places NO responsibility to deliver the home on time, and without defects that good quality control could avoid. The developer is focused on securing new buyers, using contractors who too often do slip-shod work and are not help accountable. Getting unacceptable defects fixed are 50/50 at best; for example, we have a shower floor that leaves a large puddle at the back of the shower because the tile floor was not sloped correctly. I wish the builders and contractors would take a little more time to do things right the first time. It’s very frustrating when the owners move in and they have to log several work issues because things were done in a rush. There also needs to be more communication with the buyers. Final inspections should be done before the new owners move in. My new home was left with dirty floors from the contractors.

I finally moved in on July 15 of this year. I am still working on getting issues resolved. I am very frustrated with how long this process is taking and response times. Even when tickets were scheduled some contractors just didn’t show up and did not bother to contact me. This whole experience has not been a positive one for me.
