Actually too early to rate some of these characteristics. My Field Manager was extremely responsive and trustworthy and that is the main element during the building process. Will have to wait to see how issues are resolved during the warranty period.

Love the Community, Love Our Lot, Love Our Floorplan But........

We are really disappointed that the quality and follow-up on issues has been so lacking. Our closing got delayed 3 times mainly due to quality issues (and very obvious stuff). We probably should have delayed it further for issues that were promised to be resolved after close (50% now resolved after 6 weeks) but they wore us down and had to vacate previous home. That being said, we do not regret our decision to come to our Del Webb community and will continue to be a thorn in the side until all is resolved.

Del Webb is great community but the construction subcontractors create a huge amount of problems.

Great floorplan, great materials, but poor execution

The quality and materials are above average and the value is well worth the price. The trust factor is not good. The sales and materials coordinator were very trustworthy. The building foreman were in too big a hurry and the subs made way to many mistakes. You would think they could build the same house over and over and not make the same mistakes, but they do. You can tell they get rewarded by the number houses built per month. Lot's of rushing to compete houses at EOM. Workmanship leaves something to be desired

The house floor plan is great. The community is better. But the workmanship was not nearly as good as I had expected. The dry wall is not even, the vanity lights are not level. The vanity in the master bath is not square. The good news is that that customer service has been responsive. Although the problems have not yet been fully resolved six weeks after move-in.

The Longest Most Aggravating Home Purchase in our 80+ Years

Naturally “Purchase” was EASY but with that said, from that point forward even after closing, things were a nightmare! Especially dealing with Pulte Mortgage! A VERY LONG Process submitting the SAME EXACT DOCUMENTS TO 3-4 people 4-4 different times! We were within (1) day of Movers Contract and were about to lose thousands of dollars because we had not cancelled when we told Pulte that IF we were not approved by that day, we would most likely cancel our Home Contract with Del Webb Mallory Creek! Closing week was a mess and not a good experience. No one was on the same sheet if music and several issues got thrown at us last minute. I would never buy another Pulte Home and the biggest reason is because of Pulte Mortgage and Pulte Titling. Lastly, the sales Manager was just very unprofessional.

DO NOT TAKE any Del Webb answer at face value. Constant vigilance of their actions is mandatory by the buyer. Blue tape items were not fully completed even though they were stated complete. Pre-closing inspections should be done by trained inspectors (my mistake) and should take at least a half day. Buying quality surveys should never take place 1 -2 days after closing. Earliest should be minimum of 30 days. Successes and faults can not be properly assessed after 1-2 days.

The builder seems to have a strategy to do the lease amount of quality building that they can get away with. If the buyer doesn’t find a problem neither will the builder. The buyer will finally get tired of trying to get things done right and just accept what they get and move on.

Overall we are very disappointed with the low quality of materials like cabinets, and baseboard and low quality workmanship on cabinet install/repair, texture, and painting. We also own a home in Sun City Mesquite that was completed in 2021 and were expecting the same level of workmanship and materrials and the new home we closed on Nov. 5th 2025 is significantly below the quality of the home finished in 2021. Lesson learned: Never sign closing documents assuming the builder will complete promised repairs afterward, even if you're acting in good faith. We were assured that all identified repairs had been finished, but several were not. Additionally, the project manager claimed that our oven's intermittent ignition (turning on and off every 5 minutes during baking) was normal operation. However, the manufacturer later confirmed this is not normal and may pose a safety risk. We really love the home design of our home and Alex is a great project manager. However, the quality of the workmanship is below average across the board. The electrical contractor, in particular, was horrible. We had many issues with their work during construction and continue to find electrical issues now that we live in tbe house. I have a window blind that has not worked, new construction, since the day I moved in. My construction manager, Steve, told me that he knew it was broken before I moved in. It's now almost 2 months later and still not fixed! He wanted me to give him a good review in the beginning so I did. But after that I have not heard from him once. The concept of KR is good, the execution is cookie cutter. Poorly designed spaces that defy logic. Cheap cost cutting measures leave a new home owner with a bad taste in their mouth. Sure hope the lifestyle is worth it.
