After waiting for many months we moved into our new condo nearly two months ago. Since moving in we have had to have a number of minor repairs (door jam, carpet edge, shower door repair) and issues with our heating system. We had no heat over night on a cold evening. Despite contacting the Pulte during business hours and on the emergency number it took over twenty hours to get the repair to our heating system done. It wqs very disappointing that it took so long. There is nothing I do not like about the model\style and layout of our home. There was lack of communication and personal connection from the sales office rep and lack of making sure we were getting what we really wanted. We were lucky we didn't have any major issues, but every issue wether big or small should be treated the same and taken care of. I feel like the project manager was trying to classify us with certain answers to my concerns,but yet kept on coaching us to give him a good review. As the builder moved our expected move-in date up 2 months, it appears in doing so the attention to detail and quality of materials/workmanship suffered significantly in their haste to complete our home. There were so many issues to be dealt with that I will not delineate them in this review. Fortunately, Darryl with the warranty division was able to meet with us and has had some of the items remedied and has scheduled the rest to be done. We have been very happy with him. I feel like I got a lemon for a house! I have so many things wrong in the house. Cabinets are damaged the baseboards look like I lived here for years already. Stove is scratched! Spare bedroom closet the doors aren’t even on right! The caulking in the tub

Our home kept being delayed from the date promised, then it was hurry up and get it finished, so that Pulte could close before year end. Therefore there were many mistakes which are still to be fixed, such as the front door was painted/stained wrong twice, numerous drywall and paint errors, paint on the floor, puddles in the yard, missing gutters, wavy siding, etc. The overall design is beautiful, but the execution and quality control is poor,

Mortar in Plumbing Workmanship Questionable

Mortar and debris in pipes caused flooding in house 2nd night. Consistently finding problems in the contractor poor workmanship. Response to correct problems is often slow to none at all, often requiring me to constantly follow up. Workers still in neighborhood play music so loud it interferes with inside comfort.

It seems like Pulte says one thing but practices another. Their inattentive attitude towards issues was a factor to us not closing earlier than we did. Project manager, while attentive to some issues , was / seemed lacking in experience. He had a lot of issues for the multiple homes he was assigned and as a result could not give the proper attention to all customers in a timely manner. Another words, too much to effectively manage for one person. It felt like Pulte just wanted to get to closing at any cost….not a good practice if you’re looking for referrals for future business.

Builder was great, however, trying to get someone to take care of issues after I moved in has been terrible. They changed project managers 2 months after I moved in and new contacts have been unresponsive and issues with home have not been rectified.

The facility is great. The house for the price of close to $1M lacks quality. For example, windows are simply not sound proof. Once can hear traffic and road noise from the bedroom. Not good! Not only that, but in my house at least 3 windows were bent. Main entrance door not aligned well and allows draft to come in. The house thermostat is set at 70 F, but the guest room due to imbalance of the heat distribution reads 65 F! Floor plan is great. A very open house layout. Suffice to say, the post closing support has soured our experience. We had a significant list of punch items at our final walk, and only 4 of about 50 have been done in the 45 days since. Some of these are minor, but there are what I consider major items too. Below is a list of items sent to Pulte at the end of December, approximately 30 days after our November closing. We were excited to purchase the lot with the elevation, & color. But we couldn't because of symmetry and had to relocate to another lot. Moving forward, we picked out our choices for the entire house but had to make adjustments as supplies for certain materials were not available. That was understandable. Unfortunately we have had a lemon experience. We closed 2.5 months ago and are still waiting of fixes to multiple issues including windows, cabinets, doors, tile. Our construction manager said that everything would be corrected prior to close, so items were from original instillation during the build. Our home was not cleaned when we moved in. We have had over 25 people in our home already and we are still waiting.....

The overall sale and presentation was good the final work was shoddy to say the least , I had to spend quite a bit of money for caulking , painting and just finishing the house the way it should have been. The Qc in the finished product is poor !

We waited six months for the house to be finished and having built and owned 5 new homes and two custom builds this has been the worst product for the price. Caulking , molding , painting both inside and out very poor , several shades do not work and the dish washer was not hooked up at all. Your support teams are so so as of this point we have not receive a punch list ….

Followed Del Webb/Pulti Homes for many years. Was impressed with finished product until now. Materials and products (kitchen cabinets, trim work) are not good quality anymore. Quality of some of the subcontracted work (painting, drywall, landscaping) is very poor. Subs have very little pride in workmanship. Project Mangers have a rough job trying to provide a quality product with these conditions

Even though this builder seems to have a good reputation, they sub-contract the work out to a workforce that have substandard quality of work. Many examples from poorly installed tile work, cracked tile, damaged appliances, missing lighting fixtures, mission bathroom fixtures, damage to drywall, etc. etc. The landscape company is unresponsive. They have the sprinklers turned on so much that the back and side yards are unusable due to the saturated ground. All defects left to be addressed after settlement under the warranty process. Love our house, but... I'm totally convinced the only way to take possession of the new home is to not close until 100 percent of the punch list items are finished. Also the paint quality is terrible and we are forced to repaint everything. Broken window, garage door not finished, More positives than negative for sure though

We had moved in a week ago, and our superintendent had quit before we got here. Many items unfinished and no one to get assistance from. Contacted Customer service with several work orders and have had no response back after a week. Have had much better customer service with past builders in other over 55 communities.

Pulte (Del Webb) did not meet our expectations related to home building. First the positive: the sales function is handled very professionally. The sales person was very knowledgeable, very helpful and applied no pressure. Likewise, the person responsible for helping us select options was very knowledgeable and well organized. Purchasing a home should be fun and memorable. Unfortunately, not the case. Most of the key Pulte people are nice and actually attempt to make every effort to satisfy you, until you close. Once you close, then the smiles disappear and your left with unfinished work. Warranties that have no time limit on being fixed or repaired., since they already got you. If the sub contractors were supervised than they might not have so many problems afterwards, but they are left alone to do as they want, and no one cares.
