After waiting for many months we moved into our new condo nearly two months ago. Since moving in we have had to have a number of minor repairs (door jam, carpet edge, shower door repair) and issues with our heating system. We had no heat over night on a cold evening. Despite contacting the Pulte during business hours and on the emergency number it took over twenty hours to get the repair to our heating system done. It wqs very disappointing that it took so long. Pulte is also addressing the finish on our kitchen and bathroom cabinets. Paint and finish are uneven and a solution is being worked on. We also had a new refrigerator delivered recently which contained a broken drawer in it. This should not have happened. As a new home owner I realize not everything will be perfect. Pulte has addressed a number of the repairs but problems with the heat pump were known and only were dealt with when the heat stopped working properly. This was a real miss on the part of Pulte. ... There is nothing I do not like about the model\style and layout of our home. There was lack of communication and personal connection from the sales office rep and lack of making sure we were getting what we really wanted. We were lucky we didn't have any major issues, but every issue wether big or small should be treated the same and taken care of. I feel like the project manager was trying to classify us with certain answers to my concerns,but yet kept on coaching us to give him a good review. I feel a good look should be given by someone from Del Web on the overall look at the work being done and accepted by project managers. As the builder moved our expected move-in date up 2 months, it appears in doing so the attention to detail and quality of materials/workmanship suffered significantly in their haste to complete our home. There were so many issues to be dealt with that I will not delineate them in this review. Fortunately, Darryl with the warranty division was able to meet with us and has had some of the items remedied and has scheduled the rest to be done. We have been very happy with him. I really don’t think I would recommend anyone to buy a Pulte home.

Our home kept being delayed from the date promised, then it was hurry up and get it finished, so that Pulte could close before year end. Therefore there were many mistakes which are still to be fixed, such as the front door was painted/stained wrong twice, numerous drywall and paint errors, paint on the floor, puddles in the yard, missing gutters, wavy siding, etc. The overall design is beautiful, but the execution and quality control is poor,

I was very unhappy that I could distinctly hear the person above me after I was promised repeatedly that they were built in a way not to hear noise from anywhere.

Mortar and debris in pipes caused flooding in house 2nd night. Consistently finding problems in the contractor poor workmanship. Response to correct problems is often slow to none at all, often requiring me to constantly follow up. Workers still in neighborhood play music so loud it interferes with inside comfort.

It seems like Pulte says one thing but practices another. Their inattentive attitude towards issues was a factor to us not closing earlier than we did. Project manager, while attentive to some issues , was / seemed lacking in experience. He had a lot of issues for the multiple homes he was assigned and as a result could not give the proper attention to all customers in a timely manner. Another words, too much to effectively manage for one person. It felt like Pulte just wanted to get to closing at any cost….not a good practice if you’re looking for referrals for future business.

Builder was great, however, trying to get someone to take care of issues after I moved in has been terrible. They changed project managers 2 months after I moved in and new contacts have been unresponsive and issues with home have not been rectified.

The facility is great. The house for the price of close to $1M lacks quality. For example, windows are simply not sound proof. Once can hear traffic and road noise from the bedroom. Not good! Not only that, but in my house at least 3 windows were bent. Main entrance door not aligned well and allows draft to come in. The house thermostat is set at 70 F, but the guest room due to imbalance of the heat distribution reads 65 F! Floor plan is great. A very open house layout. I believe attention to details and quality will make the home an excellent choice. This will help to lower the cost of reworking and increase overall efficiency. Suffice to say, the post closing support has soured our experience. We had a significant list of punch items at our final walk, and only 4 of about 50 have been done in the 45 days since. Some of these are minor, but there are what I consider major items too. Below is a list of items sent to Pulte at the end of December, approximately 30 days after our November closing. Front Door Whistles (leaks) when there is the slightest amount of wind. Needs alignment. Coat Closet Shelf needs replacing due to finish damage. Return vent needs squaring. Office Scratched glass on office doors transom window. Blind in needs trimming/leveling, as it binds towards the bottom. Entry doors bind, needs adjustment. Guest bedroom Window trim patched and painted. Corner wall needs squaring Blind adjusted Guest bathroom Drywall/paint repair when mirror was installed. Cabinet drawer alignment/sink mount bolt interference. Kitchen Cabinet above refrigerator needs replacing, damaged/split door hinge area Stainless hood chimney needs alignment. May also need exhaust tubing work to allow for proper fitment. Ignitors on stove quit working after 1 week in house, using lighter to cook. This may be a warranty issue. Hole in drywall over beverage center / refrigerator Microwave has dent, needs replacing. Missing trim on left side above beverage center Gathering Room Wall to the right of the nook, crooked Fireplace gas valve trim needs adjustment, mud, and paint. A tech came by last week to move it, so its ready for finishing. Sunroom Exterior door to lanai needs adjusting/trimming. Doesn't close/open smoothly. Window #3 needs alignment/adjustment. Binds when opening/closing. Hallway Bedroom Wall needs repairing, very crooked Closet ceiling needs painting, wrong color Shoe molding has high spot. Hallway Bathroom Vanity cabinet cracked at screw Master Bedroom Window trim patching and painting. Master Bathroom Right side mirror needs replacing due to incorrect assembly. Exposed frame holes are visible. Drywall/paint repair from when mirrors were installed. Missing paint between linen and closet doors Master closet Drywall/paint repair where fireplace gas valve was repaired. Stairwell to Loft Railing needs sanding and restaining. Stair trim needs sanding and painting. Loft Carpeting has paint on it at top of stairs needs cleaning or replacing. Long wall on backside very crooked Closet attic access panel needs painting 1/2 wall trim damaged Loft Bedroom Need the 5-panel door installed and finished. Warped wall trim needs repair/refinish Garage Leave 48' of 8" trim and 3 sheets plywood for finishing above. Outside Need paint on front concrete walkway removed. May require replacement. Front porch post needs painting/refinishing from tape removal. Front Door painting Grade common ground to left of house, holds water. Downspouts need redirecting onto driveway. Downspouts need checking, overflow on heavy rain at front right corner of garage. May be warranty issue. Irrigation line at front window has hole in it. Needs repair/replace Lanai post needs painting/refinishing from tape removal. Rear roof shingles/underlayment issue, rear of house. Hardy plank on side has hole in it. Brick flashing at garage needs replacing. Has hole in it. Vertical strips need replacing on front side of house. Visible, uneven gaps at bottom edges all over. General comment on trim/painting. Minimal attention to detail was applied throughout entire house. Overspray, very poor edging, spills, and lack of good cleanup are evident all around the home. We were excited to purchase the lot with the elevation, & color. But we couldn't because of symmetry and had to relocate to another lot. Moving forward, we picked out our choices for the entire house but had to make adjustments as supplies for certain materials were not available. That was understandable. Only three colors to choose from for interior paint. When the time came to do a pre-walk-through 2 weeks before closing, we were shocked. There was so much more that needed to be done - the molding, calking, and paint were done substandard. No bathroom mirrors, cracks in the tile, etc. We felt rushed into the closing, and should not have proceeded. But we did, trusting our building manager to make the necessary corrections. Guess what? That didn't happen. We arrived to move in after a 15-hour drive, and the entire home was coated in spackle dust. The floors were filthy, mud caked on the floor, mirrors never cleaned, and inside windows dirty. It was disgusting. Complained to the building manager and a cleaning crew arrived. They helped, but the condition of the home was still unacceptable. We were buying a home, like the model that was shown to us. This was not what we closed on, or what we moved into. Shoddy workmanship, too many jobs uncompleted, and the list goes on and on. This was not a home that was ready to be moved into. While the structure seems adequate, the finishing work could have a lot better. We're disappointed with the build. Advice: Do NOT go to closing until all issues are fixed. ... More

Unfortunately we have had a lemon experience. We closed 2.5 months ago and are still waiting of fixes to multiple issues including windows, cabinets, doors, tile. Our construction manager said that everything would be corrected prior to close, so items were from original instillation during the build. Our home was not cleaned when we moved in. We have had over 25 people in our home already and we are still waiting.....

Issues found with home and am receiving no response from anyone. Very disappointing.

We waited six months for the house to be finished and having built and owned 5 new homes and two custom builds this has been the worst product for the price. Caulking , molding , painting both inside and out very poor , several shades do not work and the dish washer was not hooked up at all. Your support teams are so so as of this point we have not receive a punch list ….

Followed Del Webb/Pulti Homes for many years. Was impressed with finished product until now. Materials and products (kitchen cabinets, trim work) are not good quality anymore. Quality of some of the subcontracted work (painting, drywall, landscaping) is very poor. Subs have very little pride in workmanship. Project Mangers have a rough job trying to provide a quality product with these conditions

Plan on the home build taking longer than you think. Communication with your personal contractor is key( we had issues with ours) I would t go through the process again.

Even though this builder seems to have a good reputation, they sub-contract the work out to a workforce that have substandard quality of work. Many examples from poorly installed tile work, cracked tile, damaged appliances, missing lighting fixtures, mission bathroom fixtures, damage to drywall, etc. etc. The landscape company is unresponsive. They have the sprinklers turned on so much that the back and side yards are unusable due to the saturated ground. All defects left to be addressed after settlement under the warranty process. The warranty process is slow and broke. The builder seems to have way too few employees (only 2 I believe in Del Webb Bayview) that handle the warranty work for the new homeowners. There are just way too many workmanship quality defects in the building process for two people to effectively manage. As a result, homeowners do not get responsive attention to addressing the many flaws. The upfront sales representative was great. The construction manager during the construction process was great. It is getting the many defects address after selttlement that is not good. ... More

Love our house, but... I'm totally convinced the only way to take possession of the new home is to not close until 100 percent of the punch list items are finished. Also the paint quality is terrible and we are forced to repaint everything. Broken window, garage door not finished, More positives than negative for sure though

I do not have a pinnacle!!! I am in a villa!!!!! Responsiveness is terrible!!! Workmanship is careless, shoddy & poor quality. The “Pulte Promise” of “Quality Build” is lip service. You hire low paid, unqualified workers who have no craft or expertise!!!

We had moved in a week ago, and our superintendent had quit before we got here. Many items unfinished and no one to get assistance from. Contacted Customer service with several work orders and have had no response back after a week. Have had much better customer service with past builders in other over 55 communities.

Pulte (Del Webb) did not meet our expectations related to home building. First the positive: the sales function is handled very professionally. The sales person was very knowledgeable, very helpful and applied no pressure. Likewise, the person responsible for helping us select options was very knowledgeable and well organized. Then came the one year build process during which there were a number of delays. The delays in part were understandable given material and labor shortages these days. What wasn’t understandable or acceptable was the poor status communication and the lack of meaningful quality control. All labor is provided by Pulte subcontractors. I felt that the Pulte construction manager was responsible for scheduling subcontractors and that I was providing the quality control process - and boy is it needed. I lived only 15 minutes from the new house and so was able to review the house on a regular basis and point out things that needed to be addressed. Someone living further away that would not be able to regularly visit the home would be at the mercy of Pulte to monitor the build. As it relates to items that needed to be addressed, no one other than me seemed to be keeping a list so I needed to remind our Construction Manager about addressing items. I communicated with Pulte management about their tracking process and was told that there is a standard company process for this. If so, it wasn’t evident to me. We were fortunate that the planned closing date was at the end of the quarter when Pulte had to report financial results so they had incentive to address some of the items which they felt were OK. In spite of this our closing was delayed twice by me because items were not addressed. There were still a number of items which I missed during my many reviews of the house that I’m trying to get addressed through the warranty process but this is slow. I fully understand that Pulte is not a custom builder but this shouldn’t translate into a lack of build quality. Would I do this again? Yes, because the house (with the exception of the remaining items to be addressed via warranty) is very nice, the location is good and the people in the neighborhood are just wonderful. If you’re considering building here, I think you’ll be very happy once you get in. Just buckle up for the build process and keep the blood pressure meds handy. ... More

We have been in the home since the middle of August and have a punch list of items that need work. We cannot get anyone to fix these.

Purchasing a home should be fun and memorable. Unfortunately, not the case. Most of the key Pulte people are nice and actually attempt to make every effort to satisfy you, until you close. Once you close, then the smiles disappear and your left with unfinished work. Warranties that have no time limit on being fixed or repaired., since they already got you. If the sub contractors were supervised than they might not have so many problems afterwards, but they are left alone to do as they want, and no one cares. I have many issues that have to be repaired and I sound like a broken record inquiring about them, only to be emailed updates that exceed 5 month waits. This is ridiculous.
