Easy Buy, But Not Quality Builder

I signed with lots of outstanding issues, but didn't want interest rates to increase. Issues include lack of electricity to appliances, holes in walls, doors not closing or locking, etc. The list is 20+ items long.

Poor interior paint and workmanship. Poor quality paint on walls and woodwork. It appears they were in an extreme hurry. Shoe molding unfinished and not nailed down.

My countertop in the kitchen is cracked. I was not told that if I did not discover these cracks during walkthrough that I was stuck with the damage. I’m very upset that no one will have a dialogue with me regarding these damages. I have written several emails and no one responds.

We were misguided about the future trail. When we selected a lot, we were told that the trail would be at least 30 feet away from our home. They have built it right next to our home and now we are deprived of our privacy. We feel like we are cheated. It is so close to our home that we feel like like we are sitting at roadside cafe. We presented our case to board of directors, but no response from them. Very very disappointing.

My sales person Jeff was Outstanding and the only Pulte representative who supported me fully after closing. I have detailed in other surveys this, the Construction manager and Pulte Mortgage. So far the Warranty team has been very disappointing.

Disappointed in Paradise

I’ve read many comments where residents are calling Dell Webb “Paradise”, and in many ways it is. But when it comes to the actual house, it is disappointing. My kitchen countertops do not reflect the color granite that I chose. The countertop in the third bathroom is not what I chose at all. The faucet installed in the kitchen is rusty. Finish work around the master bathtub is very sloppy. Some things they may get around to fixing, but the granite/quartz countertops are permanent, unfortunately. Seems it’s just my tough luck.

My closing on the house, I paid cash. The lawyer speed talked her way through all of the paperwork and when I asked for a copy, they could not give me one and I waited about 3 weeks before it finally showed up in my mail.

Going through the model was wonderful. It was beautiful but going through my house was a shock to say the least. I have stains on the cement walking up to the house and that is just the beginning. One of my French doors going into the office still needs work done on it and that's not happening. My counter top I sealed and yet found scratches and small divides. My windows would not lock, the dishwasher would not dry. The floors in the bathroom have paint drops that I need to scrub out. Outside I found that some of my siding was not nailed into place. I believe the builder (Pulte) builds a very structurally sound house. Very well insulated, etc. Our problem is that we got caught in the middle of supply chain disruption, COVID, the hottest market in the country (Austin). It took 14.5 months to build our house. We could not get ANY completion dates on the house until days before closing. A person cant plan a move without a closing date. The finish subs were horrible. The painter was doubly horrible. Pulte's CM was a really good and hard working guy but he was overwhelmed with a huge workload. the clear solution would be been better ...

The supervisors for Pulte homes did not handle the trades properly to insure the work was done properly. The home was barely ready for the closing date. We paid for an upgrade to the paint color anticipating it would be a better grade a paint, not true you can wipe it off the walls easily with a wet rag. Went to Sherwin Williams to get some touch up because of that and they would not sell us any because the painters use builders grade which is watered down paint (exact words from SW). Closing Disaster & Selling Lies

We were told before signing a contract that we could put a pool table on the second floor (lie). Our original closing was 30 March, but the house was far from complete and all the engineered hardwood floors were damaged from paint and spackle and needed replaced. There were numerous problems, but we closed on 12 May. Pulte has been good about fixing the numerous problems, such as the island cabinet damage, no blind on one window, leaking faucet, outer garage wall not sealed from outside, GFI not working. Poor quality and workmanship

Our salesman Allen, was very knowledgable and helpful and made the buying experience a pleasure. Once we moved to the construction phase, the problems began. Poor quality and workmanship was very evident from the beginning of the build. After closing, it's hard to get Del Webb to repair items. You should be excited and happy to move in to your new home but with Del Webb it's more of compromising and settling.

Not enough attention and explanation given to detai ls of home and property purchased.. an extra person is needed besides sales to go over fine details in the building and extras in that phase of picking out all the add on's. A great deal of money was wasted on your part , by installing goods before house was in final stage.

It was very hard to get timelines, status of close date, status of our home, why homes bought after ours were closing weeks before us, etc from project managers. Difficult when we had three project managers. Lack of response when work orders submitted for problems with the house. Final home will be beautiful, when problems resolved. Floor plan is perfect for us.

I'll never buy or recommend Pulte as a builder. Much of the work was substandard as were the materials used for cabinets, doors and landscaping.

Issues/deficiencies identified at closing are not addressed (and in some cases still not addressed 45 days later). The customer service team takes too long to correct serious issues (badly leaking faucet) if it is deemed to be a non-emergency. The builder is too quick to direct you to their Customer Service group once the keys are handed over. A little flexibility and maybe a short grace period after possession would go a long way and be beneficial. An example, window screens that are delivered (but not installed) should NOT be a customer service issue.

Prospective homebuyers need to know, up-front, these are production (tract) homes not custom. Upgraded “packaged” choices do not mean higher quality workmanship (save your money). Sadly, the Field Managers are tasked to follow MANY home builds and cannot possibly keep up with checking daily workmanship of all the trades. Poor finishes (woodwork, drywall, paint) seem to be the “norm”. There is a warranty process in place which, at this point, seems to work well.
