Sales office experience great- build out only so so…watch your back. The community is wonderful, quality of workman ship needs watching as you build.

Our builder was excellent. He got things done as we requested. The things of concern were not the builder it was with the quality that’s put in your homes which is NOT the builders fault. Paint is poor quality, flooring poor quality. Fixtures poor quality and guest bath looks cheap. Looks like bath fitters grade. When you pay 400,000, 00 for a home it should look that way. Garage comes unfinished, which is ridiculous! Insulation over the garage wasn’t included, the garage door when opens sounds like a bomb went off. We had the installers come and the reason we were told was the painters painted where they weren’t suppose to and the door is sticking that’s why the sound is awful. He gave us some spray to help but so far it does the same. This has all been very disappointing to me. I’m sure I could go on and on but that’s the way the working world is now. Up prices for poor quality and someone makes lots of money off seniors. We have to hire private people to come in and fix these issues. It’s sad how seniors are taken advantage of , all for greed. The staff here have been wonderful and again our builder was great. They are only doing their job the best they can and they can’t help the quality situation. That comes from the top executives… My comments aren’t meant to hurt, only to help. Other home owners think the same way but some choose to stay silent. There are some good people working for Del Webb and there are some that are really not very good. It takes a long time for them to make needed personnel changes. In general, the sales team is not very good and makes promises that cannot be fulfilled. The onsite building managers are very uneven. Some try hard, others are awful and just saying it is a supply chain issue doesn't cut it because when a new, competent on site manager comes in, things start to happen.

Lack of communication in process.

The workmanship is not quality

You have to keep bothering them to repair fixtures. Electrical problems etc.

Paint used in all areas including kitchen and bathrooms is FLAT.

I wouldn’t do it again!

Would not go to settlement without items being completed, very poor, actually no follow on open items. Would not recommend Putle Homes to anyone based on our experience- would hope items be address before having to seek outside help.

Our initial purchase of home was based upon Facetime photos. We were looking at 2 different models that had modifications and it was confusing. Our daughter lives in the area and we based selection upon her viewing the actual models. The sales team sent regular updates of the building progress of our home. 1 day prior to the time of the initial walk through we were notified there was a flood in our home which set the process back. Apparently there was a back up from a toilet that was left running, and the entire home was turned over to SERVEPRO. The agent and the salesperson worked to help us understand the situation and sent videos of the damage. Carpets and flooring had to be replaced and the home had to be re-inspected prior to our signing escrow. On the morning of our walk through, after all of this, the field manager informed our realtor that the house would not be ready for the final walk through, At the advice of our realtor, we did the walk through later that evening rather than wait. We wish we would not have done that. When we closed escrow there were still items to be completed and we were unable to move in for 4 more days. The team of builders, who gave us their phone numbers seemed to disappear and were unavailable to answer questions regarding shoddy workmanship. Suddenly, we were redirected to customer service which was not that great. Our home is under warranty for 1 year and we are noting all areas of concern, the caulking in the bathroom area that was obviously rushed to complete, the poor workmanship on the front door handle mechanism, kitchen drawers that do not close completely or the areas that need better quality of painting. We are currently working with the team regarding the garage door operating incorrectly. Surprisingly we got a quick response to our request on this but it will be 5 days before they can come out to check it out. I think the community is a wonderful place and the homes in general are nice, the customer service at this time is questionable. We are trying to be flexible and patient, there are many homes in the area still under construction and it appears that the follow through on the customer service end is still in process also. It is our hope that as these next weeks and months arrive our service requests and experiences will get better. Way too many poorly done items that I am still trying to get fixed or replaced. The paint job was messy. Trim was painted without cleaning it off first so imbedded dirt in the trim. Many light areas where coverage was thin. Several damaged items including granite and the shower stall which have not been resolved to date. I'm very disappointed with the finishing work.

There are so many homes being built at the same time and not enough support to handle buyers needs. There also needs to be oversight of what is being done by subcontractors and employees and to keep building sites clean. The main focus is on a good review. Sales support was weak.

Timely benchmarks, sales people friendly, informative. Due to covid lots of items backordered.

The quality of work by the finishing trades left much to be desired. They were careless damaging walls, sheet rocking over electrical boxes and water feeds. Insulation was missing and had to be redone. People didn’t show up when they were supposed to. Tile work in both bathrooms had to be ripped out and replaced delaying closing. Not at all what we expected. Our closing was delayed 2 months costing us thousands of dollars in rent and storage fees. We have built other homes and did not have the stressful experience we had here.

Not impressed withdamaged garage flooring, wood work quality, some doors and painting. Tile floors not cleaned. Waiting still for new range hood and correct refrigerator. Response slow for installing internet and for lawn repair. Would have preferred initial choices for landscaping shrubs and trees.

Once you get through the Del Webb/Pulte experience, it is a nice community with great neighbors and a very nice place to live.

First complete new home I've purchased. The process was poorly executed.Poor communication between field mgr. and myself,Just overall a very difficult and stressful process, Now that we are in home the house will be ok once we get all the little things done that pop up on a new build as I'm told.Its a shame to have to go thru all this when most of it could have been solved as it was constructed and not have to follow up several times

Lack communication from our first foreman on the job. He would give u lip service. We love the area and our new home, now that we have moved in.

Home not finished at the time of closing. Poor quality including some drawers missing hardware, paint splatters everywhere, shower drain clogged due to construction debris, dead shurbs in the backyard, scratched windows, and many other issues. The house was dirty at the time of closing. Very very disappointed with the lack of quality control by this company.

I was very disappointed that my house was not ready as promised at closing and issues are ongoing 2 months post closing.

Long process, limited selection of standard items such as flooring.

Pulte/Del Webb is a MASS production home builder. Their attention to detail, especially with finishing is not good. It would seem that many of the subs are hired for low cost, not the quality of their work, especially the painters. The houses have small garages, hardly suitable for 2 cars. The driveways are narrow and short, more like what you would see for a townhome, not a detached single family home. Many of us have to expand the width of the driveway at our own expense to have a driveway on which we can park 2 cars and access each without having to walk in soggy soil during a rain, or bag car doors due to the narrow width. I was also disappointed with the lack of options included for both the structure and the lights/faucets. Any upgrades done were paid for twice in my opinion. The main thing to remember is that you are buying here for the neighborhood. I think the house is structurally sound, but I may have spend more money to improve the finishing and driveway usability. The salesperson, Danielle, did a good job of selling and offering the available options and she talked the talk on quality but did not walk the walk. After you sign on the dotted line and home closed. Good luck getting anything repaired that is on your 30 day list. AWFUL!!! It has been a nightmare. My thermostat was wired wrong months to get fixed. Still not completely fixed as they need to go in and adjust vents as it does not evenly distribute air flow and little devices that are suppose to do that do not work. Patio door you have to lean in to close and they say that is normal NOT Still fighting to get that replaced The door is not square. They blame the concrete people. Tired of fighting I own a new home it should be one. Stucco has cracks and small holes in area. They came out once and fixed couple and left all the rest that were marked with blue tape. Stucco all over covers for electrical outside. Still waiting on new ones for that. Stucco appmnt still not complete Tile in shower needs to be replaced as defective. Still waiting on that. They blamed plumber. I can go on and on with repairs that have still not been completed You get the idea I am not going to list all things that need fixing. I moved in end of October we are not beginning of February and still waiting for repairs to be completed. Once you sign on the dotted line they are done with you and get frustrated when you call to get repairs done. I have been more than patient, been nice, but now loosing my patience. We've had several issues and it has been a month without any resolution.

Didn’t have many issues with the finished product, but when I did, I got resistance from the Foreman. Shouldn’t have had to threaten to get the granite around the fireplace fixed. Also granite backsplash in Kitchen is separating again. Overall finishes (selections) were not high grade (I.e. cabinets, carpets and trim). Expected more for the $620k we paid for the home. Think we will love the Community. I guess in the end that is what we paid for.
