The builder put up the home pretty fast. There were definitely more workmanship issues then I could keep up with during the process. Yet, our field manager was pretty easy to deal with and very responsive. Now that we are in our warranty, the response time for problems has slowed greatly. Also, some of the fixes that were performed during the construction process we’re still not done to my expectation. They keep talking about the 11 month review to fix things. I feel like there’s a push to delay things and then if they don’t get fixed right you will be without recourse. Given the price of the home, almost 500 K, I would’ve expected more options for customization even though this is a production builder. For example, some of the fluorescent lights in the closets were too small as all of them are 2 feet long. And you can’t choose any of your light fixtures in the rest of the house. So I find myself spending a good deal of time customizing the house after we purchased it! The only reason we bought the house was because it was a Del Webb community and we look forward to participating in a lot of the community activities. A lot of people say you don’t buy here for the house. The common facilities in the neighborhood are very nice, and you subsidize the cost through the purchase of your house. ... More

Garage width is too small for 2 cars. Driveway to road has curb to drive over at each entrance and exit. Warrantee process is difficult to complete.

During the purchase process, we had one sales person. We were promised certain things. In the middle of the purchase, sales persons were changed and in the end. Pulte did not honor what was promised to us. We went ahead with the purchase. Pulte gives you one year and a portal to request repairs on the home. We have had several issues with the home build. I have put in twice now for the issues to be fixed. They say that someone will be in contact with you with in 48 hours. I have not heard back from them in over two weeks now. Several people have told me that we need to be on Pulte, call them daily to get someone out to repair the home. Insulation was improperly placed in the ceiling, making the prewired surround sound system not useable and unable to be installed. Caps were left off of our back yard fence and the fences seems unstable. I will say, the current sale representative has been very helpful with smaller things. She has called me back in a timely manor, investigated issues for us and given us contacts for additional projects, like interior painting and changing flooring. ... More

We love the area and the amenities, however the building quality left us frustrated. We faced several fairly unfortunate issues related to quality. When brought to the attention of our CM, we were, at times, left with dismissive answers and the feeling that they expect us to just “live with it”. Other times, minor issues were addressed. Poor workmanship is evident throughout the home. Some examples are framing and drywall issues, broken tiles, areas left unpainted (only primed), bowing/slanting of walls and ceilings, plumbing issues. Further issues were uncovered when bringing in an electrician to hang lighting - crude workmanship was covered up with a large amount of caulk that needed to be removed. My homebuying experience with Del Webb has been deeply disappointing. I feel misled on key aspects of the build—especially regarding material quality, fabrication issues and changes, and misleading statements that cost me thousands when opting to select the higher-end options offered by Pulte. Despite repeated assurances, major issues were downplayed or ignored. What should have been an exciting milestone became a frustrating and deceptive process. While I had a positive experience with the sales agent, construction manager, and design center staff, the real issue seems to be with Pulte’s vendor contracts, which I found out deliver far less than what’s promised. Disappointed. iamenities offered under false pretenses. would not recommend a del Webb home to anyone.

The finish workmanship is very average at best. The issues I've found are cosmetic and could have been corrected on installation with a very minimum of effort.

Don't believe everything they tell you. Know that warranty issue are a nightmare to get things done. No one ever returns phone calls.

Pulte is proud of what is behind the walls. Unfortunately, their ability to deliver quality finishes simply isn’t there. Their subcontractors are sub-par, and with the number of houses they are throwing up… think of a little bit less than minimum, and that’s what you get.

I unfortunately feel that my new Del Webb home is not worth what I paid for it. I have found that all of the materials used, including the very expensive upgrades have not been worth the price. I only recently moved in so I am hoping that the community that was promised will make it worth it. But I am very disappointed in the quality of the materials and workmanship of my home. My advice to new buyers if you want to be in a Del Webb home is to not buy ANY of the offered upgrades. But the base home and out the upgrades in yourself after the fact.

I am having quiet few issues with the home that has been recently being moved into. Garage door is making a very loud noise, going up and down.( someone came and lubricated it still same loud noise) The garbage disposal is not working.( someone will not come and fix it till another 3/4 days) The laminate floor has white dots on the floor, it looks like someone painted the ceiling with no drop cloth, and the paint is on my laminate floors. Soft close drawers are definitely not soft close ( paid for it) Told the construction manager but did not hear back from him) Response is very slow. I have just lived in this home for about less than 15 days. Wish it could be better. Why are The Whirlpool appliances in the homes all not the same when it is a standard chosen. Just a FYI a simple Griddle for the stove top is missing, and whirlpool refuses to send it me. I want to talk to someone . Please call me you should have my number. ... More

Starting with Pulte mortgage it was an aggravating, frustrating and wish we had done it different experience. The contractors hired to do the work have no pride in their work and there is no accountability or follow through when they don’t do good job. We feel like any old way is good enough. The house is out of square, walls are not plumb, one garage wall is longer than the other…..Along the same contractor issues we have had to constantly clean up trash from the new build next door. Trash includes water bottles, beer bottles, food wrappers, styrofoam, plastic bags from insulation, nails, Sheetrock, assorted wood pieces and energy drink cans. We have complained more than once about trash. The Pulte employees who are in this area every day allow this to continue happening. Some of the larger items of trash sat on the ground for almost 2 weeks and was ignored until we had to complain before it was cleaned up. We like our house but don’t feel it is the quality crafted home Pulte would like you to believe. ... More

Walk trough horrible both ways the didn’t fixed everything

25 years ago Pulte was a quality builder. They offered a beautifully crafted home without the need for many upgrades because they were included. Current homes require around $100,00 in upgrades and still are not top quality. .. For example the cabinets they install are cheap .. no longer 1/2 inch solid wood but thin panels that crush easily. How do I know? One of our side panels had to be replaced so we could see first hand what they are made of. No fans or light fixtures are included in the main living area… no allowance so you have to pay an electrician to install after closing. No outlets in the master closet or pantry. Only wire shelving is offered. Some of ours had nail bolts that popped out of the wall when 8 oz of weight was set on the shelf. The shelves were not all level. Entry level appliances - dishwasher, range and microwave. Not what you would expect in a quality home that is priced over half a million dollars. Sadly from my experience- Lennar is now offering a better quality home than Pulte and it hurts me to say that. Pulte is making money. Just check their recent stock prices.. but sadly their reputation is going to suffer. The amenities, street lighting and sidewalks are great. There is plenty of open space and most of the homes to back up to ponds and or green space. The community seems to be laid out well. ... More

We recently built a home in Bexley and moved in March 2024. We love the neighborhood, HOWEVER... since moving in, we have had numerous problems. The problems started during the build phase. Our builder manager, Rafael, said the right things, but did not fulfill the promise. The worksite was filthy throughout the process, and as a result, the HVAC motor was damaged and needed to be replaced shortly after closing (it whistled loudly for 6 weeks). Also, we are still cleaning up grout and paint from the floors. Additionally, we have had 5 gas leaks (inside and outside) due to poor installation. We discovered 4 prior to closing, and 1 after closing. The building manager was irritated every time we pointed out concerns. The worst problem was a plumbing leak under the floor and concrete. We had to stay in a hotel overnight due to water shut off. The repair of pipes, flooring, walls, and repainting has taken 6 1/2 weeks to complete. We still have not been reimbursed for the hotel stay. There are numerous other quality concerns (doors bowed, door hardware incorrectly installed, etc.). While we love the location and look of our new home, the Pulte building process and quality have been extremely disappointing. We chose to build a new home with Pulte because of their pledge to Quality and customer satisfaction. We certainly did not expect to have so many major system repair needs shortly after moving into our brand new home. ... More

Sadly, Del Webbs promise of a quality home was spoiled by the builder Pulte. Had I not hired an independent inspector the quality would have been far worse. Issues included the lot being impropriate graded so that water was channeled to the house instead of away. A crappy foundation poor. Frames that were not attacked to the footer. Broken trusses. Posts that did not go high enough to support the roof but ended in mid-air. A quality build would have included none of those. My only regret is that I was not present every day to reject the shoddy materials and workmanship before it was incorporated in my house. They did their best to fix them after the fact, but I cannot say that is Quality, since they would have gone unfixed if I hadn't insisted. ... More

Pulte customer service needs lots of improvements .

Our home closing date was almost a month late. In discussing with our construction manager we were told closings were being moved around by his manager. Smaller homes were being moved to the earlier closing dates. We also had the closing coordinator try to move out our closing date due to their capacity, we pushed back on this and the held to the date. BUT this is really not ok, all teams should be aware of delays and address so the same house does not keep getting pushed out. We had to pay an additional month of storage on our house hold items. Our home was a mess on closing date, the cleaning was unacceptable. We have a lot of tile floors, when I raised concerns about the poor cleaning of the floors as they were filthy, our construction manager told us the cleaning crew used up 5 mop heads and was unwilling to clean any better. Why would anyone think this response was ok? We had to spend over 8 hours scrubbing our floors before we could even move in. We have built 6 homes, I have never been disappointed with my prior homes on closing date. We built a home with Pulte in 2014 and it was very good quality, the home is clearly not. The quality of trim / finish carpentry is very poor, and they way they are trying to correct this is consistently making it worse with every attempt as the person they are sending clearly has received no training on how to fix these issues. Some things can not be fixed with with sanding, corners should be crisp not rounded, split and cracked molding can not be caulked to repair, and rather than trying to fix items should be replaced. First and foremost, the sub-contractors are/were sloppy with their work ethics with NO pride in their work skills. The upper management never had a pulse on what actually was going on with the project. We are very hesitant to pursue another venture with this developer. Now we will see if their follow-up will rise to the occasion, as they promised, to fix what the contractors did not complete the first time.

Best option is to not take any indoor upgrades and have house redone after close. The inside walls with the orange peel finish are horrible. Everyone hates them yet they will not let you change.

Two months late on closing. Nothing for that inconvenience. At time of walk through a lot of little things to be completed and after 6 weeks we are still waiting on trim and paint. Workers are scheduled and don’t show up. I have complained about a pot-a-pottie in front of my home multiple times and it’s still there. Positive side community is nice.

The Granit Kitchen Counter Tops which I paid 5K extra for are a disaster Corners broken off, chips, gauges, scratches, etc.. More than 30 in all, on all counters. These where noted prior to closing and after closing. Was promised all will be taken care of prior to closing. STILL WAITING 4 WEEKS LATER. Found out yesterday that our sales person quit. Also that the "Customer service dept has no people and building supervisors are filling in. Had meetings with at least 8 repair people and the contractor . Ironically all the work men told us to replace it as the damage is to great. Different story from theirs boss. Was told we don't listen to the work men just the bosses. ( If you want to know how a war is going ask the troops, not the officers.) From my view the current game is WHO'S GOING TO EAT THE BILL TO REPLACE MY COUNTERS. Which by the way I had no choice in selecting. Beyond all that I think given the rate at which this developer is building homes the mess by the subs is a given. All though if appearance means anything, I would recommend based on my building homes myself that the builder create a cleanup crew to manage the mess at the building sites. also that the supervisors take greater care in there inspections and police the subs to do good work. ...
