Water quality poor. Small dripping noise in outer wall not addressed.

Jason and Kevin have been great and very responsive. We expect issues but construction was rushed with very little quality controls. I would have expected more quality for the price we paid for the house.

We found fit and finish to be very poor. Especially paint and plumbing. They gave the impression they were protecting the wood flooring during construction, but it had a multitude of finish removing physical scars when we closed.

The sales people were hard to contact a lot of the time. I don't have a comfort height toilet in my bathroom because a change order was never done and I was docu signing so many forms because I lived in another state. The salesperson said not to worry. She would do the change order. She did not do it. I was involved with so many things that it never got done. It was del webb responsibility to see that this change order was done. I should not have to now pay for a modification which is what I have been told I will have to do if I want a comfort toilet. There are other issues that should be addressed and they have not been. I am told the tile person is backlogged. I don't even hear from the tile person to be given an appt. regarding the threshold to my bathroom being too high and dangerous. ... More

Workmanship is not what expected, could be much better

My realitor was great and worked with me the entire process. I love my neighbors and the community. The workmanship, however, needs major improvement. January was the month to have all repairs addressed...still waiting. We flooded within a week after move in. The plumber didn't tighten the pipes and the dishwasher knocked it loose. Upgraded cabinets, cheaply made, cracked tiles, crooked counter, and more. Our Pulte Rep is trying. But actually having someone show up to fo the repairs, is another story. We are happy to have moved here, but disappointed in the builder.

Pool construction was a disaster. Crushed underground pipes found. Sub had not properly tested. Multiple delays in addressing punch list and warranty issues. How long does it take Pulte to change a light bulb (actually fix a light post) that has never worked in the two months since closing? Don't know, because still not fixed.

I like my new home and the community. The property management staff has been helpful. The design of the house attracted me to it. The open kitchen, the covered lanai, and the covered front porch are all desirable. I am very happy with the led lighting. I would suggest that a buyer add extra lighting over the location of the headboards of the beds and by the entry door in the garage. I am glad that I did this. I was disappointed by the many items that remained unfinished at the time of the closing. I am spending a lot of time assisting with the resolution of the items. If I am not here at the time of the repair, too many things get left undone. In general, the response has been good to resolving the issues and most of the open items have been taken care of. However, the carpet was installed with damaged fibers throughout and the installation was substandard. There are also many highly visible gaps showing at the baseboard. I am still waiting for a resolution to this issue over a month since the closing. The builder needs to hire more experienced installers, and if something goes wrong, the issue should be resolved quickly. Flooring is important. It is difficult and inconvenient to change it once the furniture is moved into the house. Experienced installers should inspect the products for defects and carefully install only quality materials that are free from defects. ... More

Lack of response to issues that have come up, especially after closing. Get no updates and no action despite several requests by us to the builder. Issues such as missing keys, missing blind, no updates on missing window screens, warranty info, dysfunctional outdoor lighting, and partially missing landscaping. It has been over a month since closing and we have had virtually no response.

The builder just rushes to finish the homes so they can get them closed and move on. As a result, quality is not what it should be. Once you close, it is up to you to stay after customer service to have the items on your punch list fixed/replaced. They don't seem to care about providing a good customer experience. They will use every excuse, Covid, supply chain, backorder, etc., to mask there inefficiencies

No flexibility in home design and choice of options. Rushes you and forces you to closing even though home is not completed to your satisfaction.

We love the design and layout of our new home. However there was a rush to complete it and close escrow, which left too much to be corrected. The builder has been slow in response to our concerns.

I love the design of these homes, my neighbors and sense of community. There was no attention to detail towards quality of workmanship during the final month and I am still waiting for about ten trades to finish. I am still missing screens, parts of walls and ceilings were not painted, front door still needs repair, while some work has been done much remains.

This builder pushes out houses before they are ready. The workmanship suffers and the homeowner is left with a house that is less than they expect or should get.

Not happy with overall environment but people are very nice

Many different policies during the build process due to covid and supply issues. However, the builder chose to change course on supplies in midstream leaving us to wait for delivery.

Very friendly, helpful people but the quality of the materials are poor and many problems with installations.

We were excited to purchase our home in Sun City we love it here, but all the problems we had with the quality of workmanship and having them having to come out and correct them takes a lot of time away from other things we could be doing here. I wish the quality control people would’ve spent more time inspecting the homes. Make sure you look very closely at everything.

There is a lack of quality workers including craftsmanship and accountability resulting in a negative experience and low quality construction.

Very impressed with the models and the sales people. Very disappointed in the quality of workmanship and the response time in trying to get repairs done due to closing being rushed. Shortcuts were taken. Issues with painters, plumbers and electricians

The Dartmouth group was extremely unresponsive. It took a full week of badgering begging and in the end being nasty to simply get the fob to the fitness center working. Also the person hired for the fitness center is quite unknowlegable . Also have been trying to get a ping pong table to use since that is our main activity very unresponsive to this as well even tho we actually said we wud spend personally the $450 to buy it. Plenty of room for it especially in the largely unused ballroom.

Home three month behind schedule . No one touched the home for three month. Excuse after Excuse

The "bones" -- slab, masonry & framing -- of our home are excellent. But the interior and (exterior) finish work were some of the worst I have seen in a new home. I know that skilled labor is hard to find right now, but the painting, woodwork and tile were downright sloppy -- I'm glad I can paint and do tile work. Right now, this builder using what is, in my opinion, some of the worst water cut-off valves I have ever seen under all the sinks and toilets. I won't mention the brand, but I know plumbing and these valves are pitiful, snap-on plastic garbage that when used on PEX tubing, ruins the tubing. For under $100 more, they could have used quality, brass & chrome fittings that are serviceable & removable for repairs, like SharkBite. The best inside work was from the granite & flooring installers. After a few months of doing some quality upgrades, our house is fine. But my family has been in the architectural, building & remodel sector for 70 years and I'm afraid the days of real craftsmen are all but over. ... More

The sales associates are very friendly and informative. However, the communication was rather harder after the sell, especially response to email and phone calls. The material used in the building is less than satisfactory, almost sub standard in a few instances. This is specially true for the unit that costs lot more per square foot in this area (and that without any land). For the money I expected more of the "state of the art" items like thermostat, faucet, shower heads, light fixtures, door handles, washer and dryer, heating and cooling system (vey noisy and uneven), placement of the thermostat, etc. The "model" unit was very attractive, but was significantly upgraded, at much higher cost. I see that the workmanship is rather poor in our unit wrt wall paint, floor installation, and placement of the thermostat. All in all, for $350-$375 per square foot in this market, we expected better from a builder who comes with high reputation! Had I known some of these earlier, I am not sure if I would have bought the unit. Well, I am here now and can not undo anything, hence my title "point f no return" ... More

Very poor workmanship and site over view. Quality is lacking. Very little communication.
