Sales Office lied when they told us work on the new building quit every day at three. They work seven days a week until dark sometimes even after dark. We were told appliances were checked and tested before we moved in. Mine, and at least 30 other people in my building have electric ranges where the ovens tripped the circuit breaker. Every time it is put on. It took whirlpool a month to come out and investigate the situation. Dog owners are ruining the new building. The quality for a 600+ home is horrible! The paint, which was upgraded is horrible! Paint on the floor, rugs. chips on my counter that if they could not fix it expected me to pay for it. The landscaping person is absolutely useless! I had dead plants that I acknowledged before I moved in an trying to get them replaced correctly did not happen! It was not a good experience that's for sure!

Blue tape items not fixed by closing or even 34 days later

I closed over a month ago. No evidence of commitment for them to finish remaining items. No follow through. They don't care, especially once it closes. They claim the various vendors tried to get a hold of me, but if so, no messages or emails were left. Bad trim was replaced over 2 weeks ago and still no painter to repair the wall and paint the trim, on top of not completing items that were on the blue tape list a week before closing. Several different vendors need to come back and no update on when that will happen. It has been a poor process.

Poor bathroom toilet selection and bath faucet height

Use cheapest rarely used toilet flash system. I will have to hire a plumber outside to replace them. Garage and driveway not even.The alarm system is impossible to set up and after reading the manual. The builder next foot useds my electricity to build their new house and use my outdoor faucet to water their lawn.

Don't close before seeing ALL items noted on walk through are completed. Then you will enjoy a high quality home.

We were able to select from a variety of homes, sites, and floor plans. However the completion/closing was delayed 3 weeks and the bldg, supervisor told us 1 hour before closing appt he would "personally" stay to complete the 6 minor items still outstanding on the walk through, It is now 45 days later, he has emailed 5 times that be would be over to finish up and has never shown up. This has been a big spoiler to our experience with Pulte, and having checked with many new neighbors this has been their experience as well.

You have to check on house on a regular basis to make sure it was correct.Some of the subs were poor no supervision put up houses to fast just worrying about getting there money on the closing

5 day walk through with construction mgr prior to closing was a joke. We pointed out several things to be corrected that were not by time we closed. This is a big waste of time let alone $ having to spend in hotel til we closed. 6 weeks later still waiting for some of the things to be done. Different tradesmen were no shows more than once, Frustrating . It was a challenge with some not speaking English when coming to make repairs. This is not my first new build . Amazing Neighborhood - Home Quality for Price Not So Much

Living in Sun City is amazing. Great people and neighbors. However, the quality of the workmanship and materials used in the home are sub par. We are 2 months past closing and move in date, and we still have open issues. Talking to our neighbors, our experience is common. You know how everyone has an airplane travel story, about delays or whatever. Everyone who has a new home in Sun City has an experience to share about problems with their home build.

While the home seems to be well built, its has many things that need to be finished. Once the house is closed on, any outstanding issues the builder will take months to fix if they do. Seems as if they are hoping you forget about the items. I would not do this again.

Pre-Closing inspections

We hired an independent home inspector who asked the builder when the house would be 100% complete so he could do the pre-closing inspection, When he arrived, multiple trades were working in the house so he couldn't complete his inspection, When we came for our closing day inspection, the house had not been cleaned, so we couldn't see everything. The builder was responsive to our findings afterward, but we shouldn't have closed before the inspection was complete,

Our home kept being delayed from the date promised, then it was hurry up and get it finished, so that Pulte could close before year end. Therefore there were many mistakes which are still to be fixed, such as the front door was painted/stained wrong twice, numerous drywall and paint errors, paint on the floor, puddles in the yard, missing gutters, wavy siding, etc. The overall design is beautiful, but the execution and quality control is poor,

The facility is great. The house for the price of close to $1M lacks quality. For example, windows are simply not sound proof. Once can hear traffic and road noise from the bedroom. Not good! Not only that, but in my house at least 3 windows were bent. Main entrance door not aligned well and allows draft to come in. The house thermostat is set at 70 F, but the guest room due to imbalance of the heat distribution reads 65 F! Floor plan is great. A very open house layout. Suffice to say, the post closing support has soured our experience. We had a significant list of punch items at our final walk, and only 4 of about 50 have been done in the 45 days since. Some of these are minor, but there are what I consider major items too. Below is a list of items sent to Pulte at the end of December, approximately 30 days after our November closing. We were excited to purchase the lot with the elevation, & color. But we couldn't because of symmetry and had to relocate to another lot. Purchasing a home should be fun and memorable. Unfortunately, not the case. Most of the key Pulte people are nice and actually attempt to make every effort to satisfy you, until you close. Once you close, then the smiles disappear and your left with unfinished work. Warranties that have no time limit on being fixed or repaired., since they already got you. If the sub contractors were supervised than they might not have so many problems afterwards, but they are left alone to do as they want, and no one cares. Great communication until closing. Pre-close walkthrough was rushed due to hurricane Ian and house wasn’t ready. 2 weeks after close we had rodents due to improper seal of garage door. Outstanding items are still not corrected. Very disappointed.

I am disappointed with the quality of construction. I was not here during construction because I was living in another state. After I moved into the house, I found so many examples of sloppy workmanship inside the house and there was a major sewer problem. The basic structure, framing seems fine. I learned from neighbors that everyone had problems with their homes and some were worse than mine.

I’m a bit put off by how the service person pressures you to give them a 10 star rating and tells you that it’s a failure if they get anything less. It’s all action at the start but once you’ve rated them, they are are nowhere to be found. They ‘ghost’ you. Still numerous deficiencies that have not been addressed. It’s all sell, sell, sell but no customer service after closing. Caveat emptor. As far as the community is concerned, we LOVE It. Our social director is fantastic! The HOA… not so much. The community, location and amenities are fantastic. Quality of workmanship and materials should be a separate category. The things in the home that take it from ok to great are missing. The build process interspersing location of builds and completions could be better. A new owner should not be put into a mindset of having to worry about what might go wrong hearing and seeing what your neighbors are experiencing.

John G. in sales is the one person that made this experience enjoyable. He returned or texted me back in a timely manner. When we had a concern, he would look into it and again in a timely manner respond back. The neighbors are wonderful and very helpful as well.
