The building process using critical path scheduling is too rigid and inflexible. Common answer when asking about idle days was "subs go by the schedule ".

Perhaps the number one thing to point out is that your home will cost more than the advertised 'starting' or 'base' price. That is to be expected - but be prepared - EVERYTHING is an upgrade. It goes without saying that most of the things you'd typically want are NOT in the base price. You'll want the nicer countertops, carpet, cabinets, etc. This wasn't necessarily a surprise, but there were times when you sit back and think, "Seriously?" Moreover, there are options that you wish you DID have, but couldn't. Like a different shower head configuration - which you'd like to do during the building process as opposed to after. Or some sound insulation in the walls of your office or having a door swing 'in' vs 'out'. The homes are custom based on THEIR ala carte options, and there is very little else you can do, even if you're willing to pay for it. Quality: Living in MN, and being my first 'slab' home, I wish we would've had an option for a hot water 'recirculater' unit. It takes forever and a day for the water to heat up at any given faucet. It would've likely been an expensive, but a 'worth it' option. Heated floors in the bathroom? Why not? I also think the 2-car garage option should be a bit larger - it was on the smaller side. The house is drafty, but probably within acceptable ranges. It's hard to measure the quality of build in such a short time (it's been about 3 months) - so I'll be anxious to see what happens over a year. Overall, I'd say the quality is above average. There are bound to be issues - 'some' is fine, but you can have too many. We didn't have too many, and the ones we did were promptly fixed. Fixed to our satisfaction? Not always, which is why I gave 4 stars instead of 5 on Responsiveness to issues. People: The people we dealt with associated with the build process were exceptional and great. The people we dealt with on the finance side (e.g. Pulte Mortgage) were....not exceptional. Bottom line, I would NOT finance with Pulte Mortgage ever again. (But this is about Del Webb and not Pulte??) Overall, it was a good time to build a house because prices were on the increase and in the end, we ended up with a house worth more than what we paid for it - who doesn't like that? Would we do it again? Absolutely! But knowing what I know now, I would've fought for more NSO (Non-standard options) to help tweak my home's design and features. ... More

Builder was outstanding. Kept us informed of the progress and was very responsive to questions/concerns.

The building process was easy, but we had to closely monitor the quality of workmanship, especially the finish work.

Workmanship is very poor no supervision of construction

Our buying experience started during the height of the COVID 19. We visited Southern Springs Tennessee for the 6th time in mid June and decided to start the purchase process for our favorite model the Abbyville.. After driving home to California we finalized the contract over the internet. We even completed the final design on the computer from home and this was handled beautifully by Del Webb because after we moved in on December 1st we love all the choices we made. Due to the situation on our move we requested a closing date about a week and half earlier and Pulte was able to do it despite difficulty in getting windows, cabinets and appliances due to COVID. The people associated with Pulte from the sales team to the field managers are all very helpful, personable and easy to work with. We purchased our house and lot during Covid19, sight unseen from 1000 miles away and it was the easiest home we have had built to date. We worked with a designer online using facetime to choose our cabinets, counter tops, flooring, etc... and our sales rep. gave us good advice on what features and options to go with. He also sent us photos of the construction process each week and answered any questions or concerns that we had. Our only complaint is it took longer to build then expected, 5 months from start of construction and 8 months from our order date. Overall however, a very favorable experience. ... More

On reflection we realize we needed to have spent even more time considering all the options being offered.

Unless there are major changes in Pulte processes, communication, follow up, and quality over quantity, we would not recommend them to family or friends.

We needed to move quickly but we also wanted a new home in a Del Webb community. Our home was one of three "Quick Move-In" homes and it was available in less than two months. The trade-off was that we were too late in the build process to make any personal selections on things like fixtures or paint color. But our home did come with some upgraded features, such as a fireplace and screened lanai, and we were saved the headaches of having to pick them out!

Ease of working with all the staff from sales to project manager to warranty personnel.

Great quality for price. Beautiful pool and clubhouse.

Made the process seamless and easy

Our build manager (Todd) was excellent! Keep us in the loop at all times and followed up on my wife’s concerns immediately. The build actually was complete sooner than anticipated which added additional value to our positive experience! Thanks Pulte!

I want to say how impressed I was with the whole process of buying our new Pulte home in Del Webb Sun City! Everything from start to finish was great! There were a couple holdups due to Covid-19, but not to bad! We really love our new home in Sun City!

Home is average - unfortunately it was a "spec" house and was already built so things could not be changed or upgraded - lots of "missing" upgrades - and a few design issues - how many doorways can be put into a area less than 10' square ? this has 5 - insane

The success of large scale home construction projects largely depends on "production housing"; ie a form of on-site manufacturing that employs speed. While this bolsters efficiency it can compromise quality.

The workmanship is less than desirable.

Good builder, however some of the subcontractors were not as good. Synergy has not been very responsive since we moved in. November 20th they did some set up with us but since then they have not been helpful. They want to charge us to come out to get the door key pad working? It never worked! We told them right away. Marios AC tried to sell us on and upgarde or something when we just wanted to get the thermostat programmed.
