A challenging time with extreme turnover and supply issues. So it is unknown if Pulte would be different than we experienced from Nov 2020 to Nov 2021. The Pulte process assumes the work by their subs will be poor quality requiring three and four do-overs. Oversight while work is being done the first time by Pulte is almost nonexistent. Be prepared for working with a production builder that has no competition. The only checks and balances in play are the existing building codes. And remember, those are minimums. Granted, our project was hampered by the Covid pandemic and a harsh winter, but the resulting delay in material access is the only thing applicable to those causes. Because corporate headquarters puts ridiculous deadlines in completing homes, homes are closed prior to having the houses fully completed (e.g. gutters are installed after closing, appliances may not be in house)

The brand new condo is beautiful at first glance. However, my first week I had to hire a plumber (at cost to me, builder would not cover), ask builder to put in electrician work order (which they will cover under 1 year warranty, presumably) and a washing machine repairman. I worry now about the quality of materials and workmanship given these issues on a brand new build. Otherwise, the place is lovely and other residents nice. But waiting for the next shoe to drop re: my home isn’t a great feeling.

Our builder was excellent. He got things done as we requested. The things of concern were not the builder it was with the quality that’s put in your homes which is NOT the builders fault. Paint is poor quality, flooring poor quality. Fixtures poor quality and guest bath looks cheap. Looks like bath fitters grade. When you pay 400,000, 00 for a home it should look that way. Garage comes unfinished, which is ridiculous! Insulation over the garage wasn’t included, the garage door when opens sounds like a bomb went off. I am very disappointed in the overall quality of the workmanship as well as the lack of sufficient energy saving materials. The lack of sufficient insulation in the walls and ceiling is very noticeable to a person moving from California where energy saving materials such as thick insulation are required and have been for years. The builder seemed to focus on building houses that save them money while charging customers a premium for the Del Webb name and lifestyle. We had no appliances or air conditioner on our final walk thru before closing. We were asked to come back to meet our Field Supervisor the next day at 3:30 to go over the appliances with him. When we returned it appeared nothing was done. Our Field Supervisor didn’t show for over 2 hours. Then he said he didn’t say appliances would be there. The air conditioner wasn’t installed until after we signed for closing. It felt uncomfortable to say our home was complete when it wasn’t, but based on our contract, we had to sign. Ensure ALL issues are resolved BEFORE CLOSING.. walk thru weekly if possible near the end of the build and insist that all is resolved. Look at EVERYTHING meaning open cabinets, drawers, look at finishes, etc

There are some good people working for Del Webb and there are some that are really not very good. It takes a long time for them to make needed personnel changes. In general, the sales team is not very good and makes promises that cannot be fulfilled. The onsite building managers are very uneven. Some try hard, others are awful and just saying it is a supply chain issue doesn't cut it because when a new, competent on site manager comes in, things start to happen.

The reason for two stars under quality is the lack of a quality control program, which caused several unresolved issues that still exist 30 days after moving in. The reason for one star in responsiveness is poor responses to inquiries and failure to act on unresolved issues.

While we are really enjoying and loving the Del Webb community unfortunately the home building experience was less than desirable. Structurally we have a well built home but the quality of finishing materials and workmanship was so subpar that it made the entire experience stressful and unpleasant. When you are paying top dollar pricing you expect to receive top quality and unfortunately that was not the case. All in all it’s a satisfactory transition I moved here from Northern California to Mesquite the area is nice the people of been wonderful my only issue is is that with the Del Webb folks it takes a while for them to respond back to any issues that you have one that I experienced was my hot water heater I never heard back from anybody still working on it

It took a year for this house to be built. The price of the home is outrageous because the quality of some products is poor. Example. The paint is cheap latex and you can see thru areas where the paint was applied so thin. I said I would pay for them to apply paint like semi gloss but they refused. Now I’m left with walls that the paint looks bad. The deck was nailed in instead of screwed in because it’s faster and cheaper to do that work. We would never purchase Pulte again. The finish work is Terrible. Lots of damage. The house was treated like garbage. We are living with permanent damage to floors and sinks, windows that are not straight, imoroperly mounted doors,, etc.

Took almost two months to fix broken tile on fireplace, our whirlpool refrigerator had no ice and water and seal leaks on right hand door , still not fixed with Pulte the builder and bottom line , took 10 months to build the home , four months late from original closing promised
