Had to dig up foundation to determine why water flow not good from bathroom...foreman ws on top of it and explained everything in detail

The service in every way possible, has been so good, great, attentive, responsive, it is SURREAL! we've been blow away.

The initial contact with the Sales office and the purchase agreement went very smoothly with transparent information. However, once the build started there were problems with materials and subcontractors work. Some of these were addressed by the project manager at the time. But our pre-closing walk through was scheduled the same day we closed allowing us about 1 hour to do, during this walk through we noted a list of items that needed to be fixed or repair which the project manager said would be completed that day. We closed on 11/30/2020 and as of today 1/11/21 only one of these items have been address the installation of the water filtration system. We have not heard from the builder to take care of these matters. Some issues were pointed out during the build to the project manager and his supervisor, we were assured that this would be taken care of and not a problem. (Drainage issues) It is still a problem. It has been 45 days since closing and we have not had any contact from the builder regarding these issues. Warranty claims - we have filed numerous warranty claims and so far only one item has been addressed. The process seems to be very slow. Quality of workmanship of the contractors is very poor. This home is definitely not the standard of home that was presented. I would suggest if you build a home, with this builder that you do not sign any closing documents until everything is completed to your satisfaction. This will most likely mean pushing back closing dates, which they do not want you to do, and once they schedule it in a certain month, they want you to close in that month. Homes are basically built very well, but at the same time they go up fast. Home buyers are given ample opportunity to stay abreast of plans, changes, and overall progress. COVID-19 has affected some aspects, and we wish we could have somehow "gotten the jump" on things like landscaping and window coverings so they could get started near closing. But no regrets here!

Everyone from the sales consultant to the field manager were very knowledgeable, professional, and kind.

Our sales professional, Bruce Muhlberg, was a superb representative of Pulte and his patience and knowledge of the Pulte homes was invaluable as we considered our home options at Hill Country Retreat. Kenny Jiral and James Donahoo were outstanding in providing follow-up to the few minor issues we experienced. Overall, Pulte was a pleasure to work with!

Sales really did a good job BUT Sign says new homes starting in the low 200s,mm Always ask what is the lot premium, will pay more for a nice lot Always ask what is the average price increase by % of base buyer spend on upgrades, to get a really nice house you will need to spend 20-30% on upgrades for nice stuff. Not much bending on the PULTE way of building, schedule changes etc.

I'll first say that I bought during Covid and I was not close by, so everything was done by phone and online, which was challenging in itself with so many options. Be prepared to spend a LOT on upgrades, or you'll be driving a Kia with roll-up windows! Since this is my 2nd new home build, I do have a frame of reference and I spent twice as much on upgrades at Del Webb, with the quality seemingly less than what I had previously. The number of places where I've found sloppy work, like paint drips, roughly finished edges, cracks in window sills and caulking, etc. have been numerous. If you don't upgrade, the quality is seriously lacking. I didn't upgrade my dishwasher, but didn't expect they'd put in such a cheap one. Also, I was forced to pay for things that I didn't want, like shoe base (not necessary) and slab choice, when I couldn't even look at them in person, due to Covid. I did pay extra for my Whirlpool fridge, and the water/ice machine still doesn't work (6 weeks now). My heater didn't work for several weeks - luckily the weather was nice. Another issue was that I requested to have double barn doors installed in my Den, and that was not done. It didn't get on my order, so I didn't pay for it, but I will still have to get it done after the fact now. I let my sales person know that this was missed and I got Zero response about it. No apology or offer to help make it right. They haven't completely left me in the dark. The construction supervisors are helpful and doing the best they can, but the sales office has moved on and has no interest in the final outcome of my new home or my satisfaction and happiness. On the plus side, the overall quality of the home seems solid. I love the layout of the home and it has a nice sized yard, plus the common areas are beautiful and well kept. ... More

The process was very stress free

We have been in our home for about a month and like it very much. Had a few issues but they are being taken care of. The area is great and we are looking forward to getting out more once Covid is less of a problem.

The process -- from our first site of the models to the move into our new home -- has been efficient and professional. We have been very impressed with the people we met who made this happen.

The home purchase, construction, and closing process is all well planned and proven. The community is highly desirable, which does result in high market prices. We are pleased with our new home and would recommend Del Webb.

Pulte pushes for quick closing dates even though the house construction is far from done. There is no time resolve the open issues and things are slammed together make the closing date. The Pulte foreman was diligent and trustworthy but I believe the quality of the subcontractors that built the home were of a very low standard.

Our sales agent and builder regularly kept us updated on the progress of our home build, and were very responsive to questions and concerns that we had during that process. Kudos to the Del Webb sales and home building team!

We started with some bad experiences in sales. When that changed we seem to have missed a lot of info. There was alate start on our home and that has caused some problems, but overall we are well pleased.

We were very happy with our field engineer. He was very responsive to our questions and felt he was a real advocate for us.

I found the website provided a wealth of information. I was able to easily examine all of the floor plans, and the virtual tours were enlightening. The sales staff is very warm and helpful. Since I was not able to get back to the community I was interested in to select a lot, my sales person was kind enough to take photos of available properties which fit the profile of the type of property, I wanted in the community I had chosen. The process for buying a home here is very well organized and very intuitive, providing answers to questions I had not thought of. Also, photographs during the creation of my house, sent to me by my fabulous salesperson, helped me to feel included in the building process. There are many options and the prices are very tranparent

Sun city is great location but feel the house is overpriced, fit and finish (not so good) full brick- great, green space in back yard good but $$$
