Electrical Switch and Outlet Boxes poorly installed causing finish plated to be uneven. Painters solution: caulk uneven plates to hide issue. Walls are uneven throughout the house. They only skim coat the drywall joints. Nothing more. High and low spots throughout the house. They use additional trim on flooring and cabinets to hide the unevenness in the walls and floors. Pulte tries to build homes too fast. Our tile floor was installed uneven, the grout was not done correctly and we had hazing all over our floors. The bottom of our cabinets were left unfinished and the outdoor cement work had footprints all throughout it.

This was the worst closing we have ever experienced (& we have owned many new construction homes)! Final walk thru was only scheduled the day before appointment with Attorney for closing. Therefore, many were not completed. Many work orders had to be submitted after move-in & some are still outstanding. When we moved in there was no Gas Meter on our house - therefore, no hot water! How did this ever pass a home inspection? Two ladies came to do a "final cleaning" on our house the day our furniture was in the process of being delivered! The Pulte/Del Webb team does an adequate job in building quality homes but seems to leave details to clean up later due to the rush to get you to the closing table. Communication between home builder and buyer also leaves a lot to be desired as phone calls and emails are often ignored or given a delayed response. With that said, we are not unhappy in our new home and the community is great.

Upon first glance the homes are lovely until you are actually living in them. That is when you notice all the little things that are not so little. Paint or glue where it should not be, paint, scratches or dents on wood floors, unfinished and damaged doors that were installed and more. It is very disappointing for the money spent and the supposedly good reputation of Pulte. I am not impressed.

Building a home while living out of state was not a good experience. We felt we weren’t kept apprised of things until we had to repeatedly ask about progress. Pulte was not responsive to any changes that could have been easily done during construction. Now that we’re in our home, we are having a difficult time getting some issues we’re having corrected.

Sun City is beautiful and I do believe there will eventually be many activities. Love, love, love my new house! However, beware if you are buying a lot in a brand new phase of the neighborhood. It has been a NIGHTMARE trying to get deliveries to my house...no one can find it on GPS....there is another street in Del Webb with the same name, but different suffix . My street name was changed after move-in, which has been frustrating to have to change it with utilities. AT&T internet was not available until after I moved in. Still waiting on street lights....

Lot initially was laid out incorrectly. Two managers/superintendents were fired/replaced during the building. Impossible to coordinate any problems between design and building. No one could correct a mistake in number of lights in one bedroom. Design center rep would not respond to phone calls or emails. Building site was a disgusting mess most days.

It’s very discouraging to keep hearing that DelWebb can’t do something when we know very well you can you just won’t. Why not try to explain why some of the things you aren’t willing to do are being done the way they are. Would make such a difference in the whole experience when a new buyer feels they are listened to and their Thoughts and questions are respected and answered correctly. When you go through the models and fall in love with THE one, you find out at the selection meeting how expensive it’s going to be. Everything is extra! During construction, the workers show a lack of respect for what you have dearly paid for. Very disappointing. It creates a lot of work to redo things that could clearly be avoided with a little more care and pride.

Several problems with quality of workmanship, such as garage door not installed properly and falling off. Doors put in wrong place and opening wrong direction. Need to watch closely to make sure the home is built properly and as you requested per the plans as approved. Our insurance company did not initially want to insure the home for the price paid. Excellent community which is reflected in the introduction of Del Webb during the sales process. Communication during the build process was not consistent with our initial experience.. You need to be very proactive during the build and afterwards as the delivery team’s priorities affect their responsiveness to issues.

Our home buying experience prior to closing was very professional and the sales and marketing personnel were very helpful in answering all of our questions. A week prior to our closing we completed a site walk that resulted in a lengthy "punch list" and we were lead to believe most of the items would be resolved prior to closing. The day before our closing, we conducted another site walk and were surprised that most the items were still outstanding. Main issues were never addressed. Disappointed that our sales rep was let go. No continuity in transition. Project manager did not take care of main issues i.e. unstable toilet and flooring.
