We have had electrical issues. Half the inside of the home the electric went out. The electricians diagnosed the problem. The roof is leaking and shorting out the electric. We have a call into the roofer and they will not come out till Thursday. We discovered the roof leak on Friday. I have a bucket in my kitchen catching the water. Called Pulte warranty and they do not answer their phone. You need to leave a message. When they finally called us back they hung up on us twice. We are not having a great a great experience. I find it unacceptable the roof is leaking and we have to waite at least 6 plus days for the roofer to come out. ... More

Many of the items in the home were not luxury items. Low end appliances. The model showed what you could get but during the sale it was stated everything was already bought. You could not change unless you paid more. After moving in there were many details that needed to be repaired/replaced. One month later still waiting for repairs.

Construction manager was pushy to close, then no follow up on items found during walk through inspection. He made promise that items would be corrected, now he won’t return calls, text messages or emails. It’s been over a month since closing and still not moved in because of issues. We were pleased with house and buying process till after we closed.

Lesser quality than expected also much less follow up.

Great salesperson up front. Overall quality of work and materials including appliances after that have been disappointing..

The buying process was very easy and the sale staff was excellent. However, now that I have moved in, and paid in full my new home, I have experienced a large number of construction flaws and the response to get the issues fixed is unacceptable. I have no return on my phone calls nor text messages, I feel very neglected by a builder whose contractors did not complete quality workmanship and the final inspection should have corrected the problems. I am not a happy customer as I am left hanging waiting for someone to not only acknowledged the problems but will send reputable workers to fix the issues in a timely manner and communicate with me on an ETA. Having the shelving of the master closet collapse and tearing the drywall to mention the latest is very dangerous, I am afraid that the shelving system in the entire house is weak and could become a danger, Having exposed wiring was also dangerous. Sending an electrician who does not follow the work order and does not complete the task is neither professional nor acceptable. At this point, I am very disillusioned with my purchase and will think twice about recommending Del Webb and Pulte ... More

Sloppy workmanship. Disappointed in the quality of work that has been done. And a lack of attention given to repairs.

It is questionable whether final power washing was done as there was mud on the garage floor Cleaners did a poor job of final cleaning. Painters were very careless, leaving permanent damage to flooring and concrete. Cracked windows have not been replaced. French door handles do not line up. Overall quality is not up to the claim of a high quality home.

Poor workmanship, bad communication, after closing they are non-existent. Would not recommend Pulte as a builder.

We cannot believe how bad the quality of the work is in our house. (Kitchen has 3 lights over our island, not centered over island and no electricity) tile floors has bubbles in them. Our customer service person ( Brittney) has all this information and when I reach out about when we can expect someone to fix these problems I get no answer to my email and when I call3 times) get voice mail and no returned call. I can’t believe Del Webb has their name connected to this kind of quality in our home. And all our neighbors have the same problem .

The house is built fairly well. However, the attention given to the finishing details is poor. Our punch list is very long and after 2 months our house is still littered with blue tape showing the defects yet to be corrected. Upgrades, although costly are about medium grade .

Not worth the money, horrible workmanship

My second and last Pulte Home, at least in Florida. Issues from the get go and still while residing in the home. Too many issues to list here. Major concern is level of construction knowledge, laying floor tile in the dark, major flooding due to loose plumbing fittings and on and on.

This is my third home in Sun City and this last home we had build was way below standard . I wish I could show the interior to a top executive from the Pulte Homes ! Believe me it would make him cry to spend $ 500.000.00 for this property .

Our salesperson Sarah was great. She has been very helpful. Wish I could say that about the construction process. We signed contract Feb. 1 and closed Dec. 16. The house was not ready to close. Lots of issues and the paint and texture job was terrible. Still trying to get everything taken care of two months later. Jesse in Warranty has been very helpful but lots to do.

Love the community, amenities are very nice the people within the community are awesome! People are friendly & very helpful. The quality of the houses are not so great! They put up so many at one time that they are sacrificing the quality as they build each house and cut corners. Very expensive for the quality.

After signing the contract and giving down payment to Del Webb there was very little communication from them. Now that we are closed and moved in it isn’t any better. We have been in the house for almost 6 weeks and haven’t been able to get anything done yet going through our warranty person for a leaking roof. We have some other warranty issues that have not been addressed yet either.

Our sales person was good to work with, knowledgeable and detailed. Construction of the home was slow, it took just over 1 year to complete. Our construction Superintendent was attentive during the build, however, Anthony has become non existent post build. The same can be said for his manager Ron. Text and emails are not answered, very unprofessional! At the suggestion of other residents of our community, we had our home professionally inspected within 30 days of moving in. To my slight surprise there are numerous defects including roof, hvac and windows/patio door. Build quality is definitely not what I consider workmanlike across the trades who built our home. In defense of Pulte, this is a sign of the times we all live in since Covid arrived. Not enough workers which results in unskilled labor working in a “ hurry up” get the job done situation. This is just my opinion of course. In our case the home has too many repair needs and should have been inspected pre-closing, and defective issues corrected. My hope is that Pulte’s warranty division is better than the build division. I do not consider myself a “whiner”, I just call em like I see em. ... More

There were numerous things wrong with this home prior to closing. We brought it to the attention of the on site people in charge and they assured us that the item would be repaired BEFORE our closing date. This did not happen. We still signed with a list of things that needed to be done and were told 2 weeks - it would be all done. Over a month late and very little has been done. The warranty person is now involved and working for us BUT why would it be warranty when it was wrong prior to closing. Empty promises! Also - there are things that we were told that our home would have that after it is all said and done - did not come with the final product. We chalked it up to maybe we misunderstood however - too many things and other employees of the builder/seller telling us this has happened before with other sales expectations. Would not refer Pulte to anyone- Del Webb on the other hand has been wonderful. Neighbors and Employees of the Meridian are wonderful. #disappointmenttosaytheleast ... More

We had a great sales representative and that’s about it for the good. It only upsets us greatly to rehash how awful the construction of our home is. Most expensive house we have ever built and the worst from a construction standpoint! I don’t believe anything is square in our house. Our center island is crooked and it’s the focal point of the kitchen. Our own painters were here for 2 weeks straight fixing all the baseboards caulk and walls before they could paint! It was shameful. Our painter literally told one of the construction managers “ you guys are hacks.” because he was so appalled at the incredibly shoddy workmanship! Our house was constantly a nasty mess through the entire build process. We have built 3 other homes and we have never seen the kind of filth and debris that was in this house. Our other builders always kept a neat job site and cleaned up and swept up. They’re piles of debris everywhere in this house! I shudder to think what is underneath our carpet because they never swept anything up. We are not happy at all with the construction of our house. Your builders are machines and they could care less about quality! We have lived in really well built beautiful homes so we know what they should look like. Not worth the price at all!! Your selections and upgrades were absolutely outrageous!!! All of our entry doors have to be replaced due to all the dents. Your workers are super careless! Our Pulte experience can be summed up in a few words “profits before people.” ... More

Disappointed with the time it took from contract signing to closing.

Home is poorly built. Appears to have used particle board for door frames/molding. Paint job is sloppy and looks like one coat. Bought premium lot with pond and supposedly waterfall which has not worked in over 2 months and no one seems to know why it’s not working!! Have received high energy/gas and electric bills and have only slept in house one night, never used stove and leave temperature on 68 degrees at all times- where is the energy efficiency??

Every appliance had a problem except for the microwave! Windows leak air and condensation.

We felt rushed thru walk thru, we are having to completely redo baseboards as they did not wipe down before painting!! We invested in nicer taller baseboards with pulte, they were completely trashed!! The glass doors going into office are completely scratched on both doors, glass completely scratched!! Overall the finishing work is very poor! We mentioned to CM and the person who come in only made them worst! The outdoor light doesn’t work! After you do walk thru, they ignore you!! We’ve made several calls to number given and they don’t return your calls! Before we bought here we heard horror stories l, we just thought they were problem people, we now know not true! Very unhappy!!! ... More

First Dy in the hose th breaker box trips. I reset it and two seonds later it trips again/ Ridiclos! New hose and this happens. Took too long to receive a response from builder, I hired a building inspector because I cannot trust this builder. The inspector found several issues with construction of home. I have submitted report to builder. Let's see how long it takes for them to fix issues. Ii am not holding my breath. If I did I would be dead. Builder is more concerned over quantity of homes built in shortest time instead of quality and does not take pride in homes already constructed. in the quality of homes built ... More
