In general, Pulte builds a good product. The finish work and warranty is horrible. I have purchased 2 properties from Pulte (primary (2020)& investment(2022). I am having issues with my one year warranty on my primary residence. February 2023 will be two years since I closed. I purchased a second investment home in November 2022. It was not finished at closing in November. I was assured things would be finished by mid December 2022. I left a 53 item punch list on December 1, 2022 and the repairs are not finished. (it’s Jan 11, 2023)

The workmanship was the most shoddy I have ever seen. I also have received every excuse under the sun with regard to repairing items on punch list. I’m three months post close and still have the majority of items unresolved. The project manager blames the sub-contractor and sub says it’s not his problem. Appointments are made and no one shows to repair. I will be reaching out to an attorney going forward.

One of the most disappointing aspects of the finished product was the painting, inside and out. A lot of places were missed and the drip spots were not cleaned up.

Brent intentionally mispresented when punch items would be finish in order to get a sign off on closing. He refuses or neglects to get items done. Its been 45 days since closing still not finished.

Pulte's Build Quality Process sounds good if it were followed. Their top priority is getting the home closed and not the quality. Even with paying for top tier upgrade options, the materials and workmanship are substandard. We closed the last week of September, here it first week in November... and we are dealing with 1800 sq feet of tile re-grout, walls and baseboards repairs/ painting, cabinets issues, and a shower floor re-do. We are living in the home in the middle of all this ... and haven't fully unpacked and we delayed furniture deliveries until these are completed. ...

Leeah is ok Sebastian is useless we moved in Aug 8. It’s been 3 months and issues have not been fixed. The window in the third bedroom will not lock and is loose there was a break in and we can’t secure our home. The island was placed in the wrong place good thing we are small so we can open the refrigerator. The window in the 3rd bedroom is wider at the bottom than the top so I can’t put a shade in. I would not recommend del Webb there are more issues and most have been addressed at the first walkthrough and only a few have been fixed. It is very disappointing this is my first new house ...

We were promised a quality home "the Del Webb difference" and we did not get it. The bones of the house are hopefully quality but the finished product was crap. We had to touch up every wall, many cabinet faces need replacement, no screens on our windows for many months and still waiting. Every appliance has needed repair or replace and some not done yet. there has not been a single area where we didn't need some kind of repair. We bought a new build home from Pulte.. All went well until we received the call telling us the date for our walk through. We live in another country and could not drop everything and fly to see the home. After much back and forth, a date was agreed upon. Then came the calls saying “can we push it back a week?”. After booking flights, hotel, kennel for the dogs, I said it is either finished, or you hold it for when we come down in November. They promised to get it ready. The building experience was ok. Communication has always been an issue. I closed on my home nearly 2 months ago and STILL don’t have the things completed that were on my list from the pre closing walk through. Now, my site manager is gone and I am not getting any response from Dan or Steve. I am very frustrated and disappointed.

Pulte cannot be trusted to construct a solid home at DelWebb grand dunes. We have had nothing but problems since moving in. Although there was a tension given in the first 30 days it has fallen off significantly after that. The quality of workmanship is terrible. Not one door was painted properly; neither the top nor bottoms of the doors were sanded and painted and there were many doors in need of a complete re-painting. Pulte was adamant about there 10 point process never happened. There walk through inspection we’re not followed through. It took 4. Days to get hot water and We couldn’t cook no gas? Took a month to get shower door in master bedroom. The outside slider it took a month for some one to come out now we have to wait for new door. I asked repair people if the tile floors were sealed and was told because we are old people they don’t seal them because we might slip and fall?

The gas pipe is out to far to put my stove into place needed to find a handyman to fix that and our outdoor hose spicket at our cost very shady. We have already closed and no one can help us from Pulte

We bought this home because we were told they use high quality materials and oversee the craftsmanship and the quality in your home would be superior! Our home is not even close we were so disappointed with all the flaws the materials that they used items they did not finish a build out at this cost should be high quality. We feel that we got half of what expected in a quality home this house will probably go up for sale soon we are that disappointed.

For the price of our Del Webb home I expected a much better outcome. Our sales person & final construction manager we’re TERRIFIC, but the workmanship was HORRIBLE! I will be filling MANY imperfections, sanding, painting & fixing many outstanding issues myself.

The purchasing and planning was very good, Lisa, our sales person was very helpful and responded to any questions we had in a very timely manner. Our design team was also great and helpful with our decision making and putting our home together. The building on the other hand was very frustrating. Our home sat very long periods of time with nothing being done only to have many issues upon completion that we have addressed ourselves. We have been in our home now for a little more than a month and are still waiting on cabinet doors and drawers that were talked about at the final walk thru. ...

Quality control seemed to be non-existent. Numerous issues discovered before closing, still not addresses. Still finding quality issues on a daily basis. This is mediocre track home quality at a price point that approaches a semi-custom home. 48 days past close, no resolution on 15k pro range installation issues. Two other repairs resulted in further damage. (Countertop damaged by tooling, floor grout stained after bogus attempt to “paint” island cabinet skins that don’t match. Countertop repaired, but grout stains remain and cabinets still don’t match) Seeing these stains drives me nuts ...

Very poor workmanship, large chips in baseboards just painted over, missing trim on bathroom vanity, still have carpenters paper under stove, grout and paint splatter not cleaned up. Just no pride in their work and absolutely NO attention to detail by field managers and inspectors. Not what you would expect for a new home.

Be prepared. Keep up with everything as you go. Hire external inspector. There is no checking by builder. Remember they are not a custom builder and the workmanship reflects that fact.

The workmanship should have been much higher quality than what we received. Paint splatters on the floors were everywhere throughout the house. Tile work was poorly executed. Doors are not hung properly. Moulding around door frames and cabinets are cut short leaving big gaps. The sliding glass doors were not installed properly and leaked during the first rain storm. Bugs were constantly entering the house due to the glass doors not having insect barriers installed. I could go on but I will run out of room.
