Honestly I haven't met one person in Del Webb that has had a positive experience with outstanding issues that need to be addressed in their home. The comments leave me to wonder how long it will be before our issues are addressed.

Problems dealing with Pulte mortgage representative through out the process.

Pulte mortgage procrastinated in locking in my rate for two months resulting in the interest rate jumping .625 percent, costing me over $400 a month.

The experience was not a pleasant one. In the beginning the only person I would give high marks to is the design center (Karen). The field manager (Thomas) was great to a point. His follow through was not. They promise to keep you informed, they did not. I know he had a lot of work, and we tried to be patient but we were worn down. Hopefully the outstanding issues will be resolved soon.

Really enjoyed our sales person. She was responsive and educated on the homes and neighborhood. Was extremely disappointed in the final product on so many levels - too many to write out here. Main issues - craftsmanship just so shoddy I would be embarrassed to present this to an owner as clean and new.

Way too many issues with the work that was done. I think the time it takes to get things fixed is apart of their overall plan. Put your life on hold waiting for things to get fixed hoping you will fix them yourself. There seems to be no priority to make things right. Their preferred pool provider is as bad a Pulte homes with excuses for everything. The pool was dug in October and we still just have hole in the ground with plumbing and electrical complete. This is our third Pulte home and has been the worst experience.

Poor attention to detail and finish work. Many items left unfinished and not yet corrected, a month after closing. Examples: baseboards not properly joined, front door trim not finished, thresholds and transitions not completed, cracked window trim not repaired, chips in quarter rounds, stovetop scratched, lots of caulking not done, scuttle door in closet not finished, and more relatively small items. I would advise to not close on your house until they address every issue you see. After you close, the construction manager forgets what they promised to take care of. We’ve had the house 2 months and still don’t have a doorknob to a linen closet. Once we did our 30 day walk through with the warranty person, a lot of issues are being taken care of including 6 doorknobs that the construction manager knew were in the house but didn’t send anyone to install.

Should not have closed on house til all things were done. Still waiting for glass in master shower. Two months, carpet installed improperly in master closet, kitchen hood still not finished. Woodwork and doors, door frames dings, dents, paint runs.

The buying part was fine. My sales agent was very attentive and kept in touch constantly. She also took pictures at various points and sent them to me, which I greatly appreciated since I didn't live close enough to check on progress frequently. Since closing, however, I have had endless issues with the quality and response time in getting problems fixed. Every separate item requires a separate repair order and pictures. Then you wait for someone to approve the repair, the vendor to contact you, and even then, sometimes the items are not all fixed and they have to come back. I feel that ...

Be aware that the labor used to build the home are less than skilled. Most likely they were picked up at Home Depot for the day. Rugs laid wrong, poor grouting, kitchen cabinets damaged, painting was sloppy, all over windows and driveway when we closed on the house. I have previously purchased 19 new homes. This was the worst.

Being an out of state purchaser, we had to contact them for any progress reports or schedule visits that were part of their promotional materials. We were never told our expected completion was moved from June/July to August/Sept until June. When an issue with the quality of a truss being used that was revealed in pictures and email to them, we had to contact home office before being addressed. Three other truss were installed broken and repair on site. Our shower started leaking which was the result of a staple being in the waterline. The lot was poorly graded and turf was poorly laid ...

This builder workmanship is poor. They throw up the homes. They build homes with crooked walls, uneven window seals. They throw your yard in leaving big gaps where you could twist your ankle while walking in your yard. They even out dead grass down and don’t level the yard so water won’t stand. They say they will return to replace dead grass but never do. If they do come back to fix something they then make another mess which needs to be fixed. Horrible home builder , no pride in their work.

This was our first-time building. As we raised our concerns, our field manager pretty much consistently dismissed us and didn't address the issues. The landscaping was unacceptable for many reasons-didn't matter that we weren't satisfied. To be fair the Warranty department is great, responsive in a timely manner, and motivated to correct the issues.

Sorry we ever settled

There were numerous items to be handled at settlement . We did not move in until 6 weeks after settlement. Numerous no shows from vendors. I assure you if you do not settle they will be handled immediately . We are finally getting some progress .

Be careful and get involved. Trust but verify. Not all supervisors are the same and some don’t supervise until after something happens. Some talk good, but when it comes to delivery well it is another story. Sales need to listen to the customer.
