I am a retired home builder and the experience with Del Webb was excellent

We have experienced problem after problem and Pulte ignores us and is unresponsive.

Must realize builder putting up homes pretty fast.Some sub contractors not real experienced.Warranty however helps resolve issues. I was not happy with Pulte financing initially however it was resolved. Person i worked with not knowledgeable not explained all aspects of financing. I found out on my own. Field manager/warranty manager great.Had contact and able to see it being constructed.

Design choices are decent but limited (we replaced several lights already because they don't fit our decor and no other choices). Construction quality and materials are lower quality. I am very disappointed in the quality of the drywall and painting, fit of moulding, overall construction (we have several walls that are not square!), the tile and grout is poorly done. I think they use unskilled labor for a lot of the work. We were unfortunately unable to be at the house as it was constructed and did not find these problems until after we moved in. I think many of the issues will be corrected (they seem to be responsive to issues), but disappointed we have to deal with such things in the first place. If you can, rent an apartment and check on things as it is built. Foremen are very helpful, but overworked. ... More

I would never recommend Pulte as a builder. The quality for the price was not good. The follow through with construction issues was poor. I was asked to say that the home was complete at closing, even though it was not complete. The house is not complete as of 10/22 and we closed on 8/10.

A quality builder that produces beautifully built homes. The community is top notch too. Very happy I made the move here.

The experience of buying a new home in North Carolina has been positive the people that we were dealing with a very professional and are always there to answer our questions immediately a special shout out to Kirsten in the office who always answers my calls and emails immediately and to our building manager who oversaw the building of our home who is outstanding. Took care of every detail. We are so happy.

Del Webb offers a great variety of floor plans and excellent upgrade options. The options end up adding a significant amount to the purchase price but you end of with a beautiful home. Our building site manager was excellent and on top of any issue that arose. We couldn't have been more pleased.

We love the design of our Martin Ray home. It was finished on time and we love how the community is laid out and how nice all the neighbors are. We are very happy to be a part of the neighborhood.

Overall, the experience, once project began, was a good experience...Project manager, Jerry, was responsive, attentive, knowledgeable, and addressed any concern(s) quickly...If he didn't know the answer, he promptly found the answer... On the downside, responsiveness to items that need addressing after move-in, have been less attended to...The followup to first 30-day walk through still has many items with no applied remedy/remedies to items (appliance, landscaping, tile work, etc)...Still waiting...

Anthony made the experience during this unusual time very easy, he kept us up to date with the delays and worked hard to get house finished. My only complaint is the painting and calking are not up to the price paid for home.

Take more time with taking care of the details.

For the most part we were able to follow along with each step.

Overall, a positive experience. There was no pressure and a model was available to examine. Not being allowed to select room colors was a disappointment. They can keep flooring choices straight in various locations so why not paint colors? The light fixture in the dining room was not centered and there was no outlet in a needed location even though there was one in the model. The kitchen exhaust fan is very loud. There could have been more options. For example, being able to get (& pay for) a solar tube to light center of house. Being able to select ceiling fans rather than pay for builders fixtures and then immediately replace with fans would have been better. A couple of things could have been articulated more accurately - the million dollar termite warranty is actually 100K per year over 10 years and the last 9 only are valid if you hire the pest control company. There was supposedly a deal with an alarm company but that was a wild goose chase. What was done was done extremely well. Both my real estate agent and private building inspector said that the house had the fewest deficiencies they had encountered. There were weekly calls from the construction manager and any questions were promptly answered responsively. The quality of the work reflects on him primarily. Del Webb is fortunate to have Steve. Working with both builders and the design center eventually every thing came together

Mark is very knowledgeable about the homes and lots. He always went above his duties as an agent he makes you feel like you’re the only one he’s dealing with.

Nice home, attentive initially—— but then attention waned

In the beginning many things should have been thoroughly discussed and explained instead of assuming I knew everything about building a home. Things like what the different elevations meant. Telling everything that was extra vs what came with the house (standard). The quality of my home is good but only gave 4 stars as some items were not completely done. Example when we were changing out light fixtures a few we loosely hung. We corrected that when hanging up my fixtures. Time turn around on requests could be more timely. Your people need to know when I as the customer should make a call to get something fixed and I find out your person should have made the call to begin with. Once that person made the call it was corrected in a few days. Other instances happened but you have an idea of what I’m talking about. Response to all issues has been phenomenal. Would like to have seen some leeway in how the interior of the home is laid out. I.e. light switches, lack of lights in closets

This home is very nice. I guess I expected a fridge in the package. The only complaint is this is an over 65 community and in the master bathroom there is NO medicine cabinet. Most of us take medicine and it is really inconvenient to keep under the vanity in a box. That is really bad. Also the master closet could be bigger and the laundry room a little smaller. Other than that it has been a good experience.

Amenity center is great. Homes are well designed.

Anytime we needed some help before or after closing, we've gotten an immediate response. Everyone we've dealt with at Del Webb has been extremely helpful.

Alec has been great to work during the pandemic.

Quality builder and trustworthy company, excellent construction mamager.

All of the people that we worked with during the process of building our home - the sales staff, the design center staff, the field manager - were extremely helpful in assisting us to create the perfect house for us!
