I find this development to be average. I am concerned about the quality work of my home over the years ahead. My project manager has been excellent but I am not satisfied with the HOA management and it's concern for the homeowners. My home has had issues with potential new development and burning in adjacent land behind my home. New home disappointments!!!

I loved the model home with all the beautiful lighting, and upgrades, however, none of the upgrades shown are even remotely available to the buyer! The upgrades offered are not what you'd find in a home in this price range. I realize Pulte is a big company wanting to put up homes as fast as possible and buyers having to much input and changes would slow down their process. Lack of proper cleanup resulted in brown floor becoming gray. Spackling dust was not clean up. entire house needed a VERY needed cleaning. Very Disappointed

Pulte - Del Webb Hickory Greens

During construction, issues that needed to be addressed were put off until the last minute before the final walk through and some of the issues corrected were done poorly. The Pulte construction manager handling the final steps of the building procedure did not give adequate time to have issues corrected properly. Paid Pulte well over one million dollars for a brand new home in Del Webb Viera. They use day laborers to construct the homes that are plagued with issues. Lesson learned. Never close on a home until it’s right and Pulte is a big mass market “big box” builder of terrible build quality. Extremely disappointing

Except for the sales person, who was very good and responsive, the rest, for the most part, you are non existent, once closing was done… the only way, I come across information is through the residence Facebook. Filled out forms during Dell Webb orientation.. with the manager… we have no name tags, never been contacted by e-mail for events or anything, my e-mail to the manager was ignored, no newsletter, it has been over 6 weeks we still do not have an account number through the title company… we have been busy getting our previous house ready for sale etc…

Disappointing Post Closing

Home buying experience with sales rep was great.However,Post closing experience has been very disappointing. Two months after closing on a model home we are still waiting for issues to be addressed including a safety issue. Customer Care personnel when they do respond to service requests they indicate majority items are “wear and tear” and not “workmanship “ related. .To date no service calls have been scheduled .

My husband who had Alzheimer's disease was going to live with me in our Del Webb home. Because of his disability it was imperative that we have a flat lot because he was so prone to falling. Despite knowing this information the saleslady we worked with sold us a sloped lot. The GC, Gerardo leveled the property somewhat. However it still has a steep slope. After much research we found a lot away from the noise of busy roads and the freeway. We paid a premium for the lot. Then Del Webb built the home on the lot next to ours and installed the neighbors noisy pool equipment 10 feet from where we sit on our lanai, wrecking all our efforts for a quiet space. Pulte builds a minimal home that in my opinion is hastily and sloppily built. After purchasing the home and employing workmen to do renovations/upgrades, it is apparent Pulte's workmanship is sub-par--floors & walls uneven, trash stashed behind the walls, quality of cabinets are cheap, offerings to personalize are limited (why we can only have one choice in flooring that encompasses all the extra bathrooms and laundry room and why we cannot have better quality tubs and tiled shower floors in the extra bathrooms or the option to pay for soft close on all the cabinets is ridiculous!). The construction manager did no quality control/management on the home because from the start we had to call warranty service to get items repaired and had our walls ripped apart due to electrical shortage problems. Stripped out parts were put in and the list goes on. The front tree is dead but isn't covered because it's a landscaping issue and that's not part of warranty. There are so many major issues from beginning to end that will never be fixed I will not waste my time to list them here only to say "caveat emptor". It is obvious Pulte values expedience over quality and I can not in good conscience recommend Pulte as a builder and I rate my overall homebuying experience with Del Webb as poor.

Get everything in writing!!

I was told things that were inaccurate. Quality of materials is builder grade. The house they are building next door has a window that looks right into my window, 8 ft away, that floor plan should not have been allowed on that lot or set on lot differently. They respond to issues promptly but that doesn’t mean they get solved in a timely manner.

THE OUTSIDE VENDORS AND SUBCONTRACTORS ARE RUNNING THE SHOW. THE WORKSITES ARE A PIGSTY AND GARBAGE IS LEFT ALL OVER TO END UP ON PEOPLES LAWNS AND IN THE PONDS. While friendly and personable the salesperson (April) cost me a lot of money because she did not explain cabinet configurations when I was choosing double vs single oven, and range hood. Sad to report that we were very disappointed with our build experience with Pulte/Del Webb. There is a huge disconnect between what the sales team presents and what the construction team delivers. The quality of the home we purchased does not live up tp our expectation. We had major issues that were not resolved to our satisfaction. We were just given a bunch of excuses and nobody want to be accountable for anything. They had not even completed construction by our closing date. It was a terribly stressful situation and for what we paid the quality we expected was not delivered.

There were many things wrong with the house as they pushed to get an early closing. Bathroom window, cabinets needed replacing, floors fixed, went without electricity in 2 front bedrooms for 3 weeks. Only 1/2 of flashing done above garage, etc. As of today, still haven’t gotten a cabinet panel replaced or the rain gutters re-pitched. I’ve seen better quality in a motor home. It really left us with a bad taste for Pulte custom homes.

If we did not oversee the house building, and get things corrected the house would be a mess., shower was redone 3 times, added end stud in bathroom wall to stableized Sheetrock. Pulte needs to have better sub contractors that does not create so much rework and adds to cost of homes.. even sod needed replacement because of poor landscaping and infected sod. A lot of wasted materials and redone it labor. Do it right the first time !
