I have several items that are not working in the home at time of purchase. At closing day our Construction point person was quick to get signatures vs. letting us have a few days to move in and really review. I have submitted tickets and response to this point is slow at best.

A NIGHTMARE EXPERIENCE - I was stranded with my friends and folks waiting outside my new home, NO KEYS and most frustrating and dismay that nobody from the builders/management was seen on the site. And when I had called for the repairs - sadly none would take the responsibility. I had to do the phone calls to wHIRLPOOL, Fridge company. Pulte management insisted that the brand new house had been purchased "as is" a JOKE of Highest Order

It has been approximately one month since I moved into the new home. I currently have 10 open requests in for repairs. So far. I have had 7 contractor appointments to repair the refrigerator, cabinets, caulking, painting, etc. I anticipate over 10 more contractor appointments to address open issues. Due to serious insect issues, I was required to scrub, power wash (entire house) and paint areas of the house to clean and cover up insect residue. Buying the paint and paying for power wash was over $500.

Misrepresentation of quality build

Unnecessary stress throughout experience

I have experience building homes. During construction, I reported obvious errors. They were corrected. But, I noticed poor workmanship throughout construction and this situation was confirmed after we moved in, eg, sloppy painting and caulking, doors not properly hung, cheap materials, etc. I am slowly correcting these issues. We are glad we moved but house not worth what we paid-not yet anyway.

Salespeople at Pulte Lies

I purchased the homesite specifically because the salesman with Pulte told me that I would have a high berm in back of the site. When we went to look at the lot, prior to foundations being poured, there was a high berm in the back. When I took the final walkthrough, however, there was a low berm whose height was only above my waist and scraggly planting planted on it. It will take 5-10 years for these plants to mature. When I complained to the sales manager, she said that all salespeople have access to the final plans for the subdivision including the height of the berms in back of each ...

Builder placed the HVAC compressor serving the adjacent house directly opposite my rear porch. It is so loud that it has made the porch unusable. My wife and I cannot have a conversation on our rear porch because we cannot hear each other .

Big corporation with poor processes

It’s a take it or leave it company. When you sign a contract here you get zero rights and Del Webb has all the rights. Not only do you have to close when they want, inconsiderate of your need and regardless of the home’s condition, you can loose your deposit if you falter in any way. They can even cancel the contract at wlll if they desire at any time. Take it or leave it regardless of the incentives Del Webb may offer.

The person handling our closing walk thru was very responsive and ask for 5 stars. A few weeks later we asked for a follow up several times and he never responded. A month later and no follow up to our call. Seems like once he got our 5 star rating, he wasn’t interested in helping us anymore.

Materials and some trades are second rate at best. The people I sold my old home to git a much better home than I did. Del Webb Nocatee is a second rate community.

The rough work, footings, slab, framing, trusses and roof went pretty well. It was downhill from there. I don't know where pulte found there subs but there work was sub-par, with the exception of the HVAC contractor. Little supervision by the construction managers and it was a battle to the finish. We are now discovering new defects after we closed. Beware.

Don't get what you pay for, but have to pay the price to live in Sun City, TX

Save your money. I bought a $150,000 KB Home in 2005 that had zero upgrades and was more focused on craftsmanship than this $650,000 Pulte home. Baseboards and door trim cut short and filled in with caulking. Wavy baseboards down the wall. Trash drawer bearing falling out. GFCI breaker keeps tripping. That's little stuff. I'm waiting on the big issues to show up. I doubt this house will last over 10 years without a serious remodel. As a second time Pulte home buyer, I had hoped quality and responsiveness to issues would be improved in seven years, but my experience was quite the contrary. The simplest concerns and/or requests were met with negativity. As the buyer of this $1 million plus home, I am now left with a plethora of disappointments. These include horrible interior paint “finishes” on ALL walls, baseboards, and doors, and sloppy construction overall. I am really surprised after watching a Pulte video saying how much quality goes into building these homes. The reality is that a lot of real shotty work goes on. A home that costs this much should not have so many issues. I realize that they do try to fix things that are addressed but it is a real shame that the work is not done right the first time!

Disappointing workmanship & quality

They promise a lot but that’s not cutting it. Prior new home build with a different builder was a superior build in workmanship. They do respond to issues but what a disappointment the problems happen in the first place. Thats my take away. Viera however is a great place to live.

I was so excited to purchase a Dell Webb home because your organization has a reputation for quality and expertise. I have been in my new build and have had a number of issues from day one. I have been so underwhelmed. This is not my first new build and I expected so much more from a Dell Webb/Pulte build. I am so frustrated by the number of things that have had to be "patched" or dismissed in my brand-new home instead of replaced or resolved. Not the greatest experience

The contractors used by Pulte are below average. The roof shingles were defective when installed and until our personal home inspector went on the roof, Pulte had no clue there was a problem. They did no quality control to inspect the integrity of the roof. The towel rods in the baths are cheap even though we bought an upgraded model of Moen. The sodding of the yard was awful and Hittle landscaping skipped a 4 foot section in the back and after 6 weeks it has not been installed. The sales experience was Matt was very good. Would have liked to know the prices up front for structural extras. Would have opted for the larger back deck. Garrett is a very good construction manager, much better than most, in my experience. Nany was excellent working with Kathy in the design studio. I cannot yet rate Jim on customer care. Am very concerned that our problem with heat in the master bedroom suite is not being handled. The Pulte HVAC installer said not enough air is getting to the master suite. We had some cold days in March. I question the builer's claim about quality.
