A Very Frustrating Home Buying Experience

There were issues before closing that were not resolved and closing was delayed causing my belongings to be moved again into storage. The quality of workmanship was poor - paint on the floor and on the windows, exterior and interior doors out of line, sloppy paint job. The construction manager tried his best to resolve all the issues but with his other workload, it was overwhelming. It has been more than a month since closing and all issues are still not resolved.

Worst new home building experience I have ever had, glad it’s iver

From miss communication during the early buying process on the lot we chose to construction errors and attempts to hide issues. I’m glad it’s over and I don’t have a part time job anymore overseeing the process. We love the community but it was a hard fought fight to get here.

Air Conditioning does not adequately provide cooling to Master Bedroom, Master Bathroom and Walk-In Closet. Large Holes left in the Garage Floor. Front Door not sealed properly. Piece of Trim cut to short in Master Bathroom which has left home exposed to Ants and other insects entering the home through Large Opening. Landscaping and Sod are Very Poor Quality for thr Price Paid for this Home. Large amount of Weeds were left present in Landscaped Areas at Time of Closing. Dead Sod was installed in yard. Some Areas did not have Sod installed at all.

The Pulte name was supposed to be higher quality than most but they are no different than the rest. Many of the sub contractors hired do very poor work and the lack of quality clearly shows. They would rather clean up the mess after settlement than doing it right the first time. Our home has been a constant parade of contractors to fix many issues that has delayed full use and enjoyment of the property. Nice people...poor workmanship!

There is little or no attention to detail. Quality control is most definitely lacking. My saleslady was the highlight of my whole experience. In a couple of instances, I was lied to which affected my trust. My end result is good...but could be so much better. One buys for lifestyle in Sun City and no home quality!

Our experience was very disappointing. Workmanship was nonexistant. This is our 8th home and hopefully our last. The build from Del Webb has been the worst. For example, we had them install a fan in the back screened in porch. Fan wobbled and globe was cracked. Luckily we had an inspector hired to throughly go over the entire house. He found many problems. Construction sight was not cleaned on a regular basis. Found beer cans and beer bottle caps at the sight and in the home. There Was no Quality control. Mortgage Process was the worse that I have experienced in 20 years.

The entire Mortgage Process was deceitful and full of bait and switch scenarios. The values placed on the documents were consistently wrong and there was no oversight on the process. The Mortgage Agent was more interested in upselling features than he was in listening to the customer.

My new Pulte Home in a Del Webb community

We paid 895K for this home. One wall is crooked, the oven hood leaks grease between the hood and the backsplash, and it has caused staining on the grout. Now my special needs son's bathroom is backing up from the walk-in shower all the way to his room door. I'm so disappointed I have no words to express it in a respectful way. If I'm asked, I will tell all we've been through unless it can be made right. a brand-new home with grease leaking out of the stove hood and a shower backing up into the bedroom. What a mess and disappointment.

Frustrating

Closing was delayed because we didn’t have a certificate of occupancy. Our home builder and I had to follow up several times with the closing department to let them know the certificate of occupancy was finally granted. Our home builder went above and beyond to get us in the home and addressed all issues. This is our third Pulte home and we know they build a good product. Just very frustrated with the closing process.

Sub contractos were below expectations. Too many problems of carelessness and sloppiness. Some obviously just don't care. You need to pay more to get higher quality subs. I could cite a dozen examples but its obvious you just don't care.

Rushed and shoddy

So many problems. Closing set then postponed indefinitely without informing us. Appliances not hooked up. Final walkthrough never done. Promised cleanup never done. Garage door has been worked on but still awaiting part to complete repair. Sprinklers set incorrectly resulting in a $900+ water bill for a two week period. Driveway crumbling. At least the roof doesn’t leak. Yet.

The people I delt with were all professional and responsive. The sales incentives were clear as mud and could have been easily made simple if sales wanted it that way. The quality (finishes/features/craftmanship etc.) of my 500K house is NOT what I would espect for 500K. It looks more like a 200K house.

Poor craftsmanship and lack of attention to detail

Very disappointed in the quality of the work done in our new home. Chipped tiles, drywall sloppiness, floors have layer of drywall dust embedded due to not being covered, paint splotches everywhere. The cleaning crew did a terrible job of cleaning prior to us moving in. The entire experience was very disappointing. So much so I told a friend not to build with Pulte after our experience.

Beautiful neighborhood and clubhouse, but build quality of homes is sub par. I still have hopes that the more significant issues will be resolved (eventually), but responsiveness has been poor and follow-through even poorer. Everything from painting to flooring to electrical to carpentry looks like it was done by amateurs with little concern for the quality of their work. You might overlook that if this was an inexpensive home purchased as a fixer-upper, but for a new home at this price it is simply inexcusable. We felt that the builder, Pulte Homes, was less than truthful about what they were building for us. They substituted an elevation different from what was on our contract and did not inform us until we noticed the structural difference after the house had been framed and roofed and complained. They have no credibility with us anymore and, in talking with other new homeowners in the community, we are not alone.

Ok buying but poor followup to repair requests

Buying experience was fine, but getting items repaired after closing is way too difficult. Not very responsive in addressing concerns, so please do not be in a rush to close ... get every issue short of a drywall nail pop addressed prior to closing as this is when they're most responsive.

The Del Webb structure of the type of community and the process listed to ensure a quality build with the customer’s best interests in mind and top warranty sold us. The workmanship was sloppy and either minimal or incompetent oversight of the trades given to see that the quality committed to happens. Great community, but building process was the worst I have ever experienced. The quality of workmanship by the trades is poor in general. Pulte escalation was effective, but they are limited when quality is poor. Seems to be theme with all builders. During the sales presentation the multi step quality check process does not meet expectations. If your lucky to get a good field manager it will help. Need to check progress frequently and hire a home inspector for predrywall and final inspection.

The experience left us exhausted and extremely frustrated. 1. Pulte employees continually state that they are a “production builder,” yet they have the audacity to charge custom home prices. 2. The attention to detail was non-existent in most regards (walls in/out of square). We pointed out several things and time and again subcontractors had to be brought back as they couldn’t seem to correct the issues the first or second time. The availability to see progress on the home was extremely limited. Questions on minor detail items were difficult to get answered. Concerns on more important issues were difficult to get addressed and some remain open. “No” is Del Webb’s favorite word.
